Located about midway between Orlando and Lakeland, Davenport is a tranquil yet growing city in Polk County. Being largely residential, Davenport exudes a peaceful atmosphere with plenty of apartments and houses available for rent along lush tree-lined avenues.
Davenport also touts a slew of commercial offerings along U.S. Route 92, including convenience stores, markets, and government offices. Property Ratings at Covey Homes Bella Citta
TLDR: The quality of the neighborhood has gone downhill in almost every aspect. 5 managerial changes in 3 years and rampant neglect have led to ever-worsening conditions and make it a haven for lousy neighbors. Top complaints: 1. Rules not enforced - cars park all over the street, sidewalk and grass, making roads hard to navigate and have even blocked emergency vehicles. 2. Management - practically non-existent. I couldn’t tell you what they do all day. Seem more concerned with signing new tenants than keeping current ones. 3. Neighborhood upkeep - non-existent. Landscaping in shambles, utilities stay broken for months/years. More details: 4. Rules & codes - are not enforced. Residents often use their garages for storage/living spaces instead of parking their cars, and instead park on the street and in overflow/guest spaces. There are open spots throughout the neighborhood, but residents would rather violate the lease and inconvenience/endanger their neighbors than park farther away. Also makes the neighborhood look shoddy. 5. Landscaping - The grass is gone, it’s all just weeds. Landscapers come weekly to cut nothing. Mulch has been gone for years, irrigation lines lie exposed and broken all over. Water is wasted and dead plants are everywhere. 6. Neighborhood utilities - two management teams have yet to fix a cross-walk sign that is hanging dangerously over a sidewalk. The path lights around the neighborhood that haven’t had electricity for a year. The gates break often and stay open for weeks at a time. 7. Security system - they replaced Vivint with Rently and called it an upgrade. It’s anything but. 8. Dog poop/park - dogs wander off leash and owners don’t pick up after them. Dog park used to have grass but now it’s just wood chips and no one uses it anymore. Not maintained, shreds of landscaping fabric everywhere. 9. Prices - like everywhere, they keep going up and up while taking more and more away. 10. Build quality - cheap and often outright dumb. The Internet connections are in the garage, so modems and routers stay out there in the hot, humid summers. The shower walls allow mold to collect like nobody’s business. The faux-wood floors warp and peel and are replaced immediately upon move out. The walls only came primed, not even painted white.

The new management company ZRS took over and their first day in office was a disaster. They locked their residences out in the cold and had about 15 of us standing in the cold for 20 minutes trying to pay rent and ask questions about our lease.

There is no street parking allowed and maybe only 20 total parking spaces. If you have more than one large vehicle, good luck to you because not only will they tow your car but charge you a fee for parking on the street. The units are infested with millipedes. And property management does not communicate well especially in regards to important matters such as rent/ maintenance issues. Insanely hard to get through to them whether through email or phone. And when you do get through you get really horrible, insincere service. My unit was still being cleaned and worked on move in day and wasn’t done very well. Never given any sort of direction on property rules and regulations. Other than that the units are rather large and the community of people seem very kind.

Aside from luxury amenities that we thought we would have and enjoy being removed our townhouse is a comfortable size. The grounds are kept nice. Most of the other people in the community are respectable and clean. The location is wonderful. Only one thing someone could be concerned with is lack of parking. We are fortunate and only have 2 vehicles and live near open parking, but I see the issues parking causes for others.
The community is beautifully designed and well thought out also with the exception of one experience, the neighbors have been friendly and always say hello.
Apartments are nice! Amenities consistently close without notice. This is suppose to be a gated community, but the gates seem to always be broken. I’ve made numerous request in the past and it has taken management 6 months to address the issue. If the complex had different management these would be a very nice apartment complex.
The amenities, features and layout of the property are amazing.
I would not recommend expecting to have everything they promise on the website on day one our smart features were not installed on day one which was not disclosed to me when I moved in it took 2 weeks for them to install them which I would have been fine with if that was disclosed and they were upfront about it was very unsettling after moving cross country to here and the first interaction is something being hidden from us.Also I understand that there may be shortages of some things but I was told when we moved in 10 days later the gate would be fixed and that hasn't once worked nor has it been addressed in a community email.
It' beautiful inside and outside the community it' amazing will definitely recommend this place to everyone that will ask me
