Covina-Valley is a large area south of Arrow Highway, about 20 miles east of Downtown Los Angeles. The town is densely populated with modern amenities and several businesses scattered throughout. My daughter and I are very happy here. Management has been the best. I have only one issue and that is, I wish everyone would take pride in our community. Stop littering and letting dogs poop without cleaning it up. The property is well maintained, so if everyone does their part,we could keep it that way.

They work with you when you late on rent. Grounds are well maintained. A little slow responding to maintenance requests. Could be better but could also be worse.

Limited parking. Small parking for Trucks or SUV. No speed limits postings or mirrors for traffic flow. Balcony tidings not enforced. Exterior complex needs fresh paint.

There’s constant tagging on the walls, never see any security around, there’s no extra parking for visitors you can’t even let your visitors park in your paid parking or they’ll get towed.
Great location with all stores near, clean area, a theater and close to 210 freeway and 10 freeway and the 605. So happy to live in a quit neighborhood.
Has its ups and down like most apartment complexes but my overall experience her has been a decent one. Although the parking in front of the complex’s sucks

My apartment is nice and cozy thanks to my personal touches. I would appreciate it more if we had better security and our water wasn’t constantly getting shut down due to fixing issues. There’s also the gym bathroom being closed that’s pretty annoying and the grills don’t work so we can’t bbq. Covina grand has potential but it’s not their yet.

This place is disgusting common areas are usually dirty people don’t clean after their dogs is not uncommon to walk down the hallways and see dog poop on the carpet! elevator is filthy with dog urine. Management is big on rules only when it comes to the pool or parking otherwise they don’t care what goes on. Good luck getting anything fixed you can do work orders they’ll come check it out and forget about it. Two years ago we had an inspection we were missing 5 fire detectors we got them about a month ago only after an actual fire happened. There’s a roach infestation you see them all around the hallways is so hard to keep them out they come from the drain so I had to purchase covers for that we use different products to keep them out but is a building problem. The gym usually only has a few machines that work at a time. The pool is closed most of the time during summer months along with the grills. This place needs better management that actually care and take care of tenants needs.

Everything is good so far. Wish there was more security. Management team is helpful and nice. Moving in was very easy and I was recommended this place for first time renters.

Been here almost a year. Apartment itself isn't bad. But neighbor has a dog that barks constantly at times. Sometimes late at night. Will report to animal control if it keeps happening. Neighbors are friendly for the most part. But it is pricey to pay rent plus all utilities including water and trash. Most apartment buildings cover Water and Trash. But not this one. Will consider moving once the lease is up

STOP! NIGHTMARE APARTMENTS. We moved in right before the pandemic so we were stuck there for a while and the issues never eneded. Forget ever speaking to management, roach and termite infestation, constant long term plumbing issues. And they must have a deal with a towing company, you'll get towed in less then 5 minutes like when I was just putting heavy groceries away to the second floor. And if car is in the shop and you have a rental car parked in your parking space that you pay for every month, you'll still get towed. I bring this up because its around $400 to get car back. Elevators trap you inside at least once a week. Hallway carpets smell like urine. I gave notice and moved out and a now they are trying to say I never gave notice and are hitting me with a bill higher then monthly rent.

Most washers and dryers don’t work. There’s only one maintenance man. You only get one parking spot and there’s hardly any street parking. Covina makes you buy an annual parking permit to park overnight (over $100). People steal doormats. A lot of people don’t pick up after their dogs although free dog waste bags are offered. The gate is always broken so no it’s not a gated community.
Roaches on the walls on the floors every where., leakage, entryways dirty. Outdoor carpet dirty. No security. Main door of the building Always OPEN. Stealing amazon packages from your door. Vandalism on the mailboxes. Loud and disrespectful neighbor’s. Pet owners are not responsible. Poor customer service, management and maintenance.
Honestly I wish I could say all the bad reviews aren’t true but unfortunately they are accurate. I have released my second time and I’m not looking to release a third time. Management is horrible, they always have excuses for why they can’t fix anything and the ladies in the leasing office are of no use. I have literally called the office while standing by the window and they do not bother picking up the phone and not to mention they watch your every move. They are constantly leaving notices about removing things from our balcony’s it’s like they know what you have. Also you can’t even have decor on your doors because they will leave you notices to remove them. We don’t love it here and don’t recommend it. Also it’s very expensive and rent goes up every time you release about 100$. The gym is always a mess and kids that don’t live in the property come inside and do drugs and spend the night in the gym, they have locked the restrooms and now we don’t even have access to them. Like I said, find something better. This ain’t it
These past months have been the worst months of my life living in these apartments. They are literally rotting. I have lived here for 6 months and have had major leaks and floods about 4 times. I had to leave my apartment for Christmas and had to spend Christmas in a hotel room because I had to evacuated because of a major leave. I was out for 10 days and they are still making me pay the complete rent after being told by the apartment manager that those days would be discounted from the rent. Please do yourselves a favor and STAY FAR AWAY from these apartments. The manager John, is horrible and rude and unless you want workers in your apartment every single day working on the pipes, then you should not move here.
TIP! When looking at photos, scroll all the way to the end to get the REAL story of this complex, the apartment supplied photos are all fake, nothing looks like that in real life! If you want to get robbed and all of your valuable belongings stolen, then move here!! If you want to live in an apartment building with zero security patrol and zero locks on outside doors, then move here!! If you want to call the emergency hotline on the weekends and never receive a call back or responses to any emails, then move here!! If you want to have the police call you because your neighbors called the police because they heard the break in happen at friday night at 10 pm when everyone is home, then move here!! If you want to pay $1200 out of pocket to have the door and locks fixed temporarily but not have it reimbursed by FPI management even though it is their responsibility, then move here!! If you want to be completely ignored by anyone from the front office and FPI management, then move here!! If you want to go through the hassle of filing with the BBB and going back and forth for months with no resolution, then move here!! If you want to live in a disgusting complex with cigarette butts, spitballs, and trash everywhere, then move here!!
Pet owners don't clean up after themselves not enough washers and dryers club house is useless should be transformed into a large laundry facility late night party's on weekends lots of young family's living in one bedrooms whit kids very ugly dark hallways not enough cleaning staff the upside no bugs like roaches spiders etc .
The staff here is friendly but when it comes to managing a property they are good at manipulating what it is that you see when you get a tour. It's highly suggested you try to sneak in to see the property yourself and make sure you look on all floors in both buildings. 1. The amount of trash that gets littered in the halls is staggering at times. The housekeepers are rarely seen and seem to have a bigger presence when they are showing the property. It's not uncommon for neighbors to leave bags of garbage in the hallway, which is causing roaches to make their way in. 2. The elevators break at least once a month. Residents have been trapped in these contraptions and quite often the floor will drop several inches AFTER the doors open. They get fixed but after running into someone who worked here prior, I was told they was surprised they work at all. Do not let the new interior walls and great smelling cleaners fool you as these things will soon turn into death traps before you know it. 3. Several residents have had their ceilings flood on the third floor because they only patch when they see a problem. I'd suggest you make them take you to see the 3rd floor after a good rain. The main hallways near the elevator get flooded with water and all they do is mop it up when the time is right. I think we've had two (2) pipes burst causing the water lines to shut down in the past year alone. 4. Several weeks ago I noticed that they had to replace the lock on the pool gate. Rather then just chain off the fence until it was fixed, they put a normal knob in its place WITHOUT a lock. We have children in this complex, so whoever made that decision is severely brain dead and looking for a lawsuit. 5. Residents allow their friends to park in fire lanes that often times end up blocking your ability to park in your assigned spot. If someone is ILLEGALLY parked in a fire lane you shouldn’t have to prove anything yet the office has a rule forcing you to show your tenant paperwork to the tow truck before he will do anything. In summation, the tenants here tear up the walls, bust up exit signs and litter the property. It wasn't too long ago that we discovered a guy passed out drunk sleeping in the stairwell so renters beware. They may still have a guard at night that roams the lots, but we rarely see him. On the positive note I don't feel like I'm going to get mugged here and they really like making sure the gardens are well kempt.
Cool thing about this place is that I haven't seen any bugs or nasty things in my apartment like some apartment horror stories I've heard, definitely feel confident going to sleep at night like that.
Not many places have a set up like this for 2 couples. The rooms were separated by the living room, so we didn't have any problem if any of us made noice at night. The staff was always kind and helpful, but unfortunately there was a transfer in ownership, and everyone down stairs we don't know. We leaving because of that and the 150 price hike after change of ownership. It was a good run for sure, nice place.
A nice large apartment, with great amenities for the price. It's a bit of a drive if commuting to LA, but located near the 10, 210, 605, and 57 freeways, so not terrible if you want to save some money on rent.
I am a disabled woman and I simply adore my building and management team! They have been extremely accomodating to all my special needs. They are so friendly, personable and they go the extra mile for their tenants. My building is also conveniently close to 2 major freeways and nearby a picturesque view of the San Gabriel mountains. Love it!!
