Situated in Northwest Raleigh next to William B. Umstead State Park, Crabtree Valley takes its name from the popular mall located on its central east side. Glenwood Avenue, which passes through the heart of the neighborhood, contains several other shopping destinations, as well as several restaurants. But in Crabtree Valley, it's all about the mall -- with more than 200 stores and dozens of restaurants to choose from, this popular store has been a Raleigh staple since 1972.
Crabtree Valley is about five miles northwest of Downtown Raleigh and three miles north of NC State University. It is convenient to PNC Arena, Raleigh-Durham International Airport, and the North Carolina Museum of Art. With a backyard like Umstead State Park, hiking, fishing, boating, and camping are always available. Covering 5,579 acres, this large park has 13 miles of multi-use trails, ideal for horseback riding and bicycling, and over 20 miles of hiking trails.

***Disclaimer I once had a 5 star review, I will leave that at the bottom for reference. Readers need to advise many 5 star reviews are due to the raffle the complex ran making all reviews eligible for a gift basket.*** Management has changed over a handful of times, each time becoming less and less knowledgeable of apartment management 101. This is a place where they want to continue to move out residents to make way for new higher paying lease residents. Renewing residents should anticipate a 5% increase annually. Moving out you receive 0 guidance as to how the process will go and you will need to ask the questions yourself to apartment management. Management will then misinform you and withhold important information which will cost you the resident financially in the long run. When confronting management in person be prepared for them to differ their negligence on to you the resident to correct their mismanagement. Here are some forewarnings: - Be accepting of not knowing anything when there is a shooting in the complex parking lot. I was fortune enough to wake up one morning to my car wrapped in police tap after a late evening shooting in the complex. - Be accepting of your dog finding illegal drugs in complex stairwells. - Be accepting of the aroma of marijuana and cigarettes within this "smoke-free" community Suggestion: stay away stay very far away from this mismanaged complex Original 5 star review March 2021: "Nice place truly. Dave from maintenance takes great pride in his work and truly stands out from other maintenance workers i have dealt with in prior complexes. Management does a good job brining in fun food trucks, organizing complex events, and is continually trying to improve. Also welcoming to friendly dogs!"

Great place to live. The community is clean, employees are friendly, and the location is great. The lake view apt’s also have a great view. Can’t wait for summer to enjoy the pool again.

I have been a resident at Crabtree Lakeside since October 2020 and it has been a great place to live! management is always incredibly friendly and very helpful as well. They have great events and food trucks as well as fast to respond to any maintenance requests. I would recommend living here to anyone looking for a place to live in Raleigh, NC

Since this is a new apartment complex, all of the amenities are great and work wonderfully. We have had not problems with them, and have not had to call maintenance once. The location is nice, walking distance from Crabtree Valley Mall, and a few minutes from North Hills. The pool and clubhouse are nice, and have a secure way to pick up packages. Sadly, the rooms do not come with overhead lights or fans, so be prepared to bring fans. The walls are somewhat thin, as it is for most apartments. My biggest complaint is that there is no recycling center or pickup at this location. My roommate and I drive to the recycling center every week instead, but the valet trash service is nice. Overall, great apartment for the price!

You can hear almost everything your upstairs and downstairs neighbor does. We lived under a couple that fought the whole time we were there both day and night. We see the police circle around or stop in the apartment complex almost every other week. We heard tons of stomping and shouting and it seems like every single step they took upstairs we also heard. The building is rather new but it seems like it was put together pretty quickly. The AC units are really loud and one thing to note when looking at the units is to see where the street lights are located because they caused a lot of light to flood into the apartments at night. We moved in and there were problems with the floors and we could feel staples in the edges of the carpet at the door frames for example. There was a management change while we lived here and it took a couple months and multiple times asking for them to have the amenities open after office hours, which means we were not able to use the clubhouse and gym facilities after 6 PM on most days which is frustrating as it was advertised as 24 hours. When the gym and clubhouse re-opened we noticed there’s tons of residents and even staff members walking around with no masks on within the clubhouse. We’ve also witnessed at least three or four car/truck accidents happen in the parking lot during our lease, one of them life threatening And a police car and ambulance showed up. Overall the location isn’t terrible and there are a lot of events run by the office. Maintenance is friendly and quick. The units look nice but everything is lower builder grade quality and probably won’t last more than a couple lease turnovers. We signed a lease for the A4 unit and enjoyed the floorplan and the large windows in the bedroom and nice kitchen. The apartment complex is a mix of families and couples and it seems a lot of owners have dogs which may be a problem for some considering the walls are pretty thin. Both me and my partner have lived in many different college apartments that were better than this in terms of living quality. This place is surface level nice but comes with many problems. We will not be renewing our lease here.

I love living here! The location is so close to downtown Raleigh and also target and any other grocery store needs. The clubhouse is very modern and offers Starbucks coffee. The staff accommodating and will help you find a unit that is the best for your price range :)

The location is awesome because it's close to the mall and not too far from North Hills and Downtown. I also enjoy the amenities and I'm glad that they recently opened them up 24 hours. The staff is great and easy to work with.

I moved to Raleigh last June and absolutely love this apartment complex! The staff is so nice and helpful, they respond to you and your needs in a timely manner, and the apartments are so nice! Love being able to relax by the pool and feeling like it’s a nice getaway, but also being so close to downtown and the mall!

They are currently under new manager so things may change. It was during my stay I had to constantly spray for bugs. I do believe this was mainly due to people leaving open busted trash, filled trash bags and filthy trash cans outside the apts, sometime days at a time. This issue was addressed with the management numerous times during my lease and nothing was done. At any given time the apt breeze way would be filled with ants, spiders, centipedes, and even roaches. I had all of the above enter my apt. I’m a very clean person where not even a dish is left in the sink so therefore this should have never happened. There are several people that have pets that don’t pick up after them, however this did get better but only after taking pictures and videos to send in. Verbally complaining did no good. These apts are not very insulated so unless you are on the top floor you will hear people above you from the time they start there day till the end. Also if people are walking past your windows,all times of night, you will hear them talking. It’s an apt, I get it. I didn’t complain about the noise because I chose to live in an apt. I could go on even longer but it won’t do any good. I chose to move out 2 months early and pay double rent just to have a piece of mind. I have brought all of the issues to the current managements attention. I don’t expect them to do anything, as they just took it over, but I will warn you DONT LET THE NEW APT, AND CHEAP RENT SPECIALS GET YOU! You get what you pay for is what I was always told and trust me I paid less and I got less! LESSON LEARNED.

My move was initially scheduled for Feb 2020. Thanks to Mena, Joe & Diane, who went above & beyond to accommodate our requests and helped answer all our questions. Unfortunately due to my work situation I am not able to move. I am going to miss this brand new apartment community, with beautiful apartments and amenities! I definitely recommend B1/B3 apartments for anyone looking to move here.
