Property Ratings at Creek's Edge at Stony Point
After six years in this community, I cannot in good conscience recommend it to anyone. Senior management changed last year (or sometime thereabouts) and severely compromised the professionalism and integrity of the local office. I became little more than a rent payment. I watched as tenancy changed and the Richmond Police became more present. I witnessed noise violations and policy breaches become unnoticed by the team there while petty grievances in fee collecting elevated to primary focus. Vehicle break-ins became the norm. Students throwing parties—during COVID 19—is actually a concern today. Every year rent escalations occur and have to be negotiated. After six years and living in two buildings, very little consideration was offered and the apartment I inhabited became priced well above the declining market. Luckily, I found other housing after losing some part-time work during the pandemic, but not without a pained exit with the staff. A lease at Creek’s Edge is just a lease for an apartment. It is certainly not a home. As a business owner myself, I’ve never left a negative review for public consumption. This place warrants exception. I must, however, give highest praise to Pernell and the maintenance team. Always efficient, always delivering exceptional response time, and ALWAYS going the extra mile, I am so grateful for his daily presence on the property. I was greeted every single day in those years with a cheerful disposition from him. I wish he & his facilities team the very best, and wish the general management shared his common sense and integrity.
A good property is all about a great location, superior management and excellent amenities. Creeks Edge has it all. Two nearby parkways enable us to reach all points in Richmond easily. We can't say enough about the office and maintenance staff. They are eager to please and ready to help with any needs we may have. The grounds are well kept and pleasing to the eye. The owners keep on top of improvements and right now are adding a fire pit area for us to enjoy. When we moved in we were pleasantly surprised to find the apartment was immaculate and looked brand new. We proudly tell everyone we meet how much we love living at Creek's Edge! It truly is our home!

We decided to live in an apartment for a year while transitioning to a new home. We looked at quite a few apartment complexes but decided on Creeks Edge for a number of reasons. First and foremost the office staff was fantastic. They took the time to show us our options and gave us all of the information we needed to make an intelligent choice. That was not always the case elsewhere. Very professional and friendly! The apartment itself is all we need. Spacious, well appointed and are quiet. The maintenance staff is responsive and extremely friendly. If you need an apartment look no further. This place deserves the five stars.

After downsizing from a house/yard, been living here for a year and love it. Quiet community and friendly neighbors. High ceilings and lots of light. The grounds are nicely landscaped and well-kept with tree-lined sidewalks close by for walking/running. Close to trails and not far from James River outdoor spaces. Nice to have restaurants close by when you don’t feel like cooking! The leasing office managers and the maintenance team are friendly and open with an easy smile and hello, responding quickly to requests. Convenient location to get around town. Very glad I chose Creek’s Edge community.

The apartments have plenty of natural light, are up-to-date, and have a spacious kitchen. Management and maintenance teams are kind, very friendly, and respond within 24 hours to concerns. Best apartment complex I've lived in!

I’ve here for a number of years, and find this to be a hidden gem. The staff is friendly and responsive, and the owners have been excellent at being proactive with updates (washers and dryers, appliances, amenities) rather than waiting for stuff to get old and ragged before replacing it. The location is great and is really convenient to Stony Point Fashion Park (obviously), Chippenham, the West End, Powhite Parkway, and Carytown. Because it’s not on a main thoroughfare, traffic noise is minimal. Apartments are well appointed, light and open. Other residents are friendly and wild parties are non-existent. It’s a great place to live and I highly recommend it.

Being here the past year as we transitioned to our forever home was the best thing we could have every done. The staff is kind and compassionate..and always responsive. The property is beautifully kept and maintained. I would recommend this over and over again to anyone. It's a nice quiet place to sojourn as you travel thru. My hats off to them. They are 5 star!!

Went to see this property today, which is advertised on their website as open until 5pm on Saturdays. The leasing office (which was empty except for the leasing agent, Courtney), at 4:20 and asked to see a 3 bedroom apartment. First she told us she was booked with appointments and could not show us any apartments. Then she said she was too busy to show us an apartment. Next she said they don’t show apartments after 4:30(it was 4:20) so when I pointed out the time was only 4:20 and none of this (appointment required and no showings after 4:30) was in their website she said it’s just their policy and could I come back in a few days. To say the customer service is horrible is an understatement. I wouldn’t rent here if they paid me. Imagine what this place is like once you Singh a lease if they treat perspective renters in this horrible way??!!!
Our growing family has been living here since 2017 and we keep renewing our lease because we love living here! The soho floorplan is awesome if you have kids because it's open concept. The property is beautiful and well maintained, and the staff is friendly and helpful. Great place to live for dog lovers, and right across the street from Stony Point mall which is super convenient. It's tucked back off the beaten path so that it's super quiet, and just great for families. Highly recommended!
Very nice gated community with swimming pool and many amenities. The staff is very friendly and do a great job. The maintenance guys are great and always do a good job. The location is great for getting around Richmond. Pet friendly but I do think the pet deposit could be lower. The charge for each animal plus monthly fee is more than enough to take care of damages.

My family moved into an apartment at Creeks Edge almost 5 years ago and we have loved every minute of it. The office staff has been nothing but gracious with any questions or concerns we have ever had & the maintenance staff has been absolutely SENSATIONAL!! I would/have HIGHLY recommend this property to anyone that is looking for a friendly & happy community.

Be sure to check the fine print of the pet policy & get in writing the life expectancy of the carpet before you sign your lease. I verbally lodged my concern about the condition of the carpet before I moved in & was told there was 23 months left on the current carpet before they would replace it. I lived in my apartment for 24 months & unfortunately 3 months before the end of my lease my dog was diagnosed with bladder cancer & had several accidents on the carpet. I kept the front office informed throughout the entire emotionally draining ordeal & also told them about having the carpet professionally cleaned. I was thanked for doing so but informed it was not necessary due to carpet due to be replaced anyway. However after moving out I received a bill for $700 for carpet damages. I challenged this due to the information I received from two of their staff (at move in & move out) that it was now due to be replaced. I was now being told that the carpet STILL had 23 months remaining after I moved out & that no one at Creeks Edge ever provided me with information about my carpets life expectancy. Even though this was false, I asked why the $1,900 pet fees I have paid couldn't be used to replace the carpet. I was told this money could not be used for pet damages, it was only for the privilege of having pets at the complex. I wrote to the corporate office describing my concerns & verbatim was provided the same answer as the property manager, Christina, & was also informed that the pet policy stands & that the $1,900 could not be used to cover the damages (and no exception would be made for an unfortunate terminal medical issue). I was told that if I didn't pay the fee, I would be turned over to a collection agency. I stated my disappointment at how I was being treated & restated my severe concern about the entire situation but still requested a payment arrangement for January. I never received a response but instead began receiving letters & calls from a collection agency. I've been the Vice President of a non profit for the past 10 years & would never run a business in this manner. Ensuring consumers feel respected, that their concerns are taken seriously & that all options are explored has always been the utmost important in my work. Unfortunately this company does not operate in this way & greed became more important then respect & reputation. I wanted to alert all future renters of my concerns & I hope this prevents others from unnecessary hardship.

I am so very sorry to hear that you are displeased with how things were handled after your move-out. I would like to clarify that even though we use a life expectancy as a general gauge of how long a carpet should last in an apartment, by no means should it dictate the way a carpet is treated or taken care of during your stay in the apartment. There are plenty of apartments that have carpeting that last much longer than the life expectancy we use to base our replacements off of. Normal wear and tear is always expected in an apartment, but pet waste is something that must be properly repaired and resolved while preparing an apartment for a new resident. These repair costs are simply passed along to the resident to pay for. As mentioned in a lot of our discussion after receiving your move-out statement, the pet fees are set-up in the lease agreement up-front that are signed off on by every resident acknowledging these fees cannot be used to off-set any damages to the apartment as a result of the pet. Since we do not require a security deposit with an approved application, any damage charges are billed back to the resident with an ample time period to pay the balance or set-up a payment arrangement. During our conversations we mentioned multiple times that we would have been more than happy to work with you in setting up a payment agreement and we waited as long as possible prior to sending this account to a collection agency. After 60 plus days, we still did not have a definitive date on when any form of payment could be expected. Unfortunately, at that time we had to make the decision to send the balance to a collection agency to pursue the balance. We respect and appreciate every resident and always take their concerns or complaints into consideration while we constantly review our policies and procedures.
We lived here for one year. It is a great location without much traffic, but there is a lot of rush hour traffic from the business complex. The end of our year, the apartment complex seemed much louder and more crowded - including cars driving around with music blaring. The maintenance - specifically Pernell - made the entire year significantly more enjoyable. He is wonderful at his job and does everything as promised. The front office staff is unpleasant and unreliable. I thought the money we were paying each month was excessive for the services/amenities received. The front gates were broken almost half the time we were there which defeats the purpose of them. While the grounds and location is nice if you want to walk to the mall for restaurants, I was glad to be leaving at the end of the year because it's not worth the money or the hassle.

The worst news we can ever get from a current or previous resident is that they would not consider recommending our community. I wish there was some way we could change your opinion of us. We are a centrally located community, across the street from the Stony Point Fashion Park and just up the street from a growing office park. With new construction in the area, it has brought more traffic, but we are hopeful this will bring more business to the surrounding area and help Richmond continue to grow. We are very sorry that the community seemed louder and more crowded towards the end of your year with us and apologize that you were disturbed by music in the cars that would drive by the community. Our access control gates are there to control access into and out of the property and unfortunately sometimes they do malfunction and take time to repair. I can't express how sorry I am that our office staff did not meet your expectations. We lived here for four years and loved it. The leasing office staff and maintenance staff were always very helpful, courteous and prompt. The facilities were kept up and renovated on a regular basis. The pool and clubhouse are lovely and wonderful spaces to have access to use and enjoy. As with any apartment the walls/floors are not as thick as you might like, allowing one to hear neighbors very easily. The community is quiet and friendly. It is convenient to most of Richmond and easy to get wherever you'd like to go.
The lease here is insane regulating everything from air drying dishes to keeping your doors ajar. They have also made up a proviso about the gates of the gated community being only to protect residents from mall parking - even though the gates are closed to prevent such the same time the mall is closed. It's pricey here too and you can do better if you look a little longer. The upside the maintenance staff is AMAZING. They do a great job timely and are wonderful. Office staff is friendly.
