Property Ratings at Creekside South Apartments
The maintenance is nonexistent. Even if you do get a hold of them, they will tell you that they have too many maintenance requests and are not taking anymore. I had no heat or ac for a year and a half!! Do not be fooled! Do not move here for your own sanity!
Pros: convenient location, very close to everything (Lowe's, Giant, BJ's, Goodwill, DMV, you name it!). Quiet-ish and safe neighborhood, there are lots of kids so expect some noise but not too crazy. Nice neighbors. Pet friendly. Plenty of space and closet space in the apartment. Modern appliances. Bergers' staff is nice and reasonable. AC works beautifully in the summer. Super energy efficient (I only use about 60 kwh per month). When my oven broken they came in and replaced it the next business day. Cons: This is the reason why I'm moving out. The apartment is old with modern appliances but it doesn't hide the fact that it's old and not holding up well -- my floor is sloped at over 15 degrees and is took them over 3 months to come and fix it. Window screens are broken and does not prevent bugs from coming in, therefore I cannot open my windows until it is too cold to open them anyway. The carpet smells moldy. My bathroom door frame is missing a piece and won't close, it is not yet fixed after my 3 months of living here. When you call the office even during normal office hours it's hard to get a hold of them, you have to show up to the office in person or leave a voice mail and hope they will return the call within a week. You can hear the neighbors WALKING upstairs, there's no way to avoid this unless they tiptoe. I don't shop that much, so inconvenience of waiting to get everything fixed in the apartment triumphs the convenient location. I also understand that I'm just unlucky to have this many problems because there aren't many apartments in this neighborhood with sinking floor. I would give a 4 star if not for my floor, and the general complaint is about the maintenance turnaround time. I would neither recommend or discourage future residents from coming here based on my experience, therefore the 3 star.
The maintenance crew is horrible. Most of them are not trained in appliance care or A/C maintenance. During the last snow storm, it took them three days to shovel our walkway. By that time, it had turned to solid ice and was very difficult to get around. Our stove did not work properly for the first six months that we lived here... And only recently got resolved. The first guy to come out said that he doesn't work on stoves, that he'd have to order some parts or talk about replacement, then left. We found out two weeks later that he closed the service as "fixed." As the time went by and the stove got worse, we got another member to come out and service the unit. This time, he moved it 2 inches to the right so that it wouldn't burn the countertop... but the stovetop was still overheating. When I asked to speak with management about it, I was given the runaround. When the manager finally called, I missed it as I was at work. I called him back within an hour but he had already wrapped up for the day and went home. I made sure to call his callback number the next day during operating hours. No answer, left a message. Same result for the next three weekdays. Finally, on the fourth day, I called and left a message stating that if this was not resolved within two weeks, I would be contacting an attorney and would have that statement signed and sent to the office by the end of the next day. Within five minutes, the manager called back and said he would replace the stove. This place is awful. The crew that "cleaned up" the apartment before we moved in spray painted the vents without cleaning them, which means that we have dust and dirt stuck and painted into the vents. They also painted hairs onto the walls so that someone else's hair will forever be a part of our bathroom. Stay away from here until they get their services in check.
I really like this place. The new landlord is friendly and helps out as much as he can. Maintenance is excellent-they're always available when you need them. The location is perfect. the neighborhood is nice and the people are friendly. Definitely recommend this place.
Pros: - excellent square footage - nice layout in apartment - upgraded units have nice washer/dryer - location is close to everything including the city - pet policy is fair - the best deal you're going to get in this area of Lancaster IF you can put up with the issues below Cons: - maintenance is not a priority, and requests will likely not get done in a timely manner or correctly, if ever - buildings are old and cheaply constructed so you run into a lot of issues - the Solomon organization has really restricting lease contracts, and if you want to go month-to-month in your 2nd year it is a huge monthly cost. And they make you decide if you want to renew your lease 3 months before your lease is up, you're given 5 days' notice to get your decision in or pay a hefty fine. It's pretty tricky in my opinion. - nothing in the lease holds Solomon accountable for standard of living, so if you don't want your rent to go up because you still have maintenance issues not being addressed, there is nothing you can do about it - pretty sure drug dealers lived in a building beside mine. Overall I didn't enjoy living here, but I can see how it can be attractive for its price. It is a good deal for what you get in terms of square footage and amenities. Not for me, but it is for some. Good luck to anyone who is looking.
