Property Ratings at Crescent Hill
PROS OF 1216: -Beautifully remodeled units featuting 2014 appliances, granite countertops, lots of light, new tile in bathroom and kitchen, and hardwood floors throughout. Nicest place we saw in this price range. -Smaller, 20 unit building, fairly quiet -Gated underground parking garage (Note: somewhat dark and unkempt, but very safe and convenient) -Wall-mount AC in living room (works great! Note: cool air does not reach to bedrooms) -Water bill paid by owners -GREAT part of town CONS OF 1216: -Absentee building manager. She lives on site, but is nearly impossible to communicate with. Do not expect repairs or concerns to be attended to in a timely fashion. -Absentee landlords. Nice enough, but don't expect to reach them or hear from them unless rent is due (Note: rent must be paid with a paper check- no online or digital option- which is cashed at random anytime between the 4th and the 18th of the month). -Building has laundry on site which consists of three very old machines (two washers and a dryer) tucked away in the furnace room. (Note: there has been rumors of a new dryer coming soon). SUMMARY: We love our apartment- our specific unit. It's clean, well-lit, and beautifully remodeled. The great room is easy to keep cool, and I have seen next to no bugs, even during extreme weather. The only aspect of life at 1216 which is truly frustrating is communicating with the staff (landlords and building manager). The building was built by the landlord's father in the 60's, which may account for the claustrophobic garage, the unpleasant laundry room, and the antiquated rent system. However, it may also account for the charming layout and community feel of the property. BOTTOM LINE: If an attentive and efficient building manager was hired, the laundry and garage were remodeled, and digital direct deposit was introduced, we would happily live here indefinitely.
I really like my current apartment, but it is definitely on the older end of things. That being said, great landlord and neighbors. Very friendly with an intimate vibe. Also, it has a really great location in the center of West Hollywood. Can get to most LA locations in 20 minutes.
