Crescent Village Apartments has honestly been the most disappointing and unsafe place I’ve ever lived. In just six months, I’ve had two pretty scary experiences, and management has done absolutely nothing to help. The first incident was back in March when my car was damaged in the resident parking lot—glass shattered. Another car nearby was hit too. Then, in July, a stranger verbally harassed me in the parking lot, and it felt threatening. Thankfully, another resident showed up and the person left, but it really shook me. Ever since, my mental health has suffered—I’ve been having nightmares every night and feel scared every time I approach the parking lot. I asked the office multiple times to move my parking spot for my safety, but they brushed it off, even saying, “You weren’t physically hurt… call the police next time.” This attitude is just shocking; by the time police arrive, it might be too late. Plus, there's no phone signal in the parking lot, so if something happens, there’s no way to call for help! After all this, I decided to move out early for my own peace of mind. But they still hit me with a two-month early termination fee and refused to waive it. Living here has been a total nightmare. I wouldn’t recommend it to anyone—ever.
Awful, scummy property. Resident services is incredibly rude and unprofessional, and absolutely never follow through on anything they say. I've been here almost a year, but within my first month I had already gotten two parking tickets because the resident services office never filed my parking spot. I had to go to the office two times to get it sorted out, the first time they said they updated it and still hadn't. Car break ins happen almost twice daily, in the "secure" gated parking lot. I've had many packages stolen, both outside my unit door and in the "secure" delivery room. Calling maintenance for any issue is an 80% chance they'll leave your unit much worse than it was before they touched it. The last time I needed a repair, I thought I had been robbed while I was at work because maintenance left my unit completely torn apart with trash and nails all over the floor. They also never have the correct replacement parts, leading to mismatched light colors and appliances. This is supposed to be a luxury apartment, and I certainly pay the rent of a luxury apartment, but it is so very far from it. It looks nice on the surface, but run as far from this place as you can.
Just moved in and already regretting it. They seem to have fire alarm testing very often in the nights without any notice/warning. Yesterday it went off at 2am! I understand its a safety requirement , but testing in the nights seems ridiculous. Cant count on having a decent nights sleep here!
NEVER rent an apartment here!!! You would suffer from extremely loud false fire alarms at random time at least 10 times a year, including very late at night! I have lived here for 3 years and I have been woken up by false alarms at 2am, 3am, 4am, and 6am respectively, not to mention how many times I have been annoyed by the alarms during the day, which is even more often. The landlord never actually fixes the problem no matter how many times I complained about it.
I've lived here for a few years now, and the biggest issues are: 1. The fire alarms that are DEAFENINGLY loud, and go off too often. This makes owning pets or having small children a major issue. 2. The thing that irks me the most are the silverfish (gross!) that have unfortunately taken root. They are quite common now. I've had my unit treated numerous times and they still keep returning. They don't live in the unit, they live in the walls and crawl in. I quite literally found one in my cabinet crawling on my dishes! Absolutely revolting (I had to throw away the dish it was on)! The management doesn't care. As another reviewer mentioned, there is stagnant water all over the parking garage. That moisture is what attracts these filthy creatures, and once they are around, they are extremely hard to remove. I highly recommend looking elsewhere.
Resident services is a disservice to the community. Any problems reported are not taken care of. Health hazards are common in the area. Stagnant water for weeks in the parking lots, make kayaks a much needed buy in this apartment complex. They don't do anything about it even after reporting it repeatedly for weeks and keep arguing with the residents.

Blaring sounds and flashing lights 11 times in 11 months. Pets and kids get terrified. If you don't have pets or kids, just buy a good noise cancelling headphone and ignore the alarm, which will sound for about 20 minutes. Administration says it's someone smoking and they can do nothing about it. Won't even put better no smoking signs up. If you need anything from Resident Services, you'll need to go there personally during the day and wait until someone can see you. Nobody answers emails or returns calls. Package delivery is schizophrenic. It can be in the mail room, in big boxes by the mailbox or at your door (why have the other two options, then?). Many times delivery people just give up finding you because the place is so confusing (there are 2 different buildings names Cadiz, for example) and just go away or leave it at somebody else's door. Many food deliveries didn't happen because of that, since there's no cell phone signal either. Walls are extremely thin and you can hear your neighbors showering, doing laundry, walking around their unit. Yes, appliances are nice, playground is nice and leasing office people are super nice. That's it. Not worth it and I can't wait to move out.

Two stars for nice property, but the fire alarms bring quality of living way down. Management doesn't respond to emails about this, and they don't pick up phones. When visiting in person they tell you it's because people are cooking or whatever. If the building was on fire, I'd never know it because I no longer take them seriously. Why can't they fix these things? Can't be that difficult. Guest parking scarce. Pools are nice, units are nice, park is nice. You'll get quality with any Irvine Company property, but my god, the fire alarms.

Car was broken into twice, once around new years 2016-2017 and once in April 2017. I suspect internal maintenance staff or security guards are responsible - the parking garage is securely gated. Leasing staff is nice but unintelligent and belittling.
Seems like I'm in pretty good company here in that everything was going ok (other than high rent increases and decreased maintenance of the facilities) at Crescent Village until I gave my notice to leave. They will attempt to charge you for anything and everything they think they might be able to get you not to protest - whether allowed by the state of CA or not. Beware - know the law and keep records of everything when you are dealing with Crescent Village because they don't see residents, they see rubes to take advantage of at the end of the lease.
Biggest complaint is their security deposit process. Consider your security deposit as a pre-paid cleaning fee when you move out and don't expect your security deposit back. For more details, read on. This place has a lot of amenities so maybe you're willing to pay the high rent for the amenities. We lived in a 2 bedroom with the "upgraded" kitchen. The upgrade consists of granite counter top, stainless appliances and laminate flooring. Appliances are really cheap. Dishwasher and clothes washer are extremely noisy. You will hear your neighbors appliances especially when they decide to do laundry at 10 PM. Kitchen cabinets are also very cheap; the one under our sink looked like it was ready to do a split. Not much sound proofing in these units. Crescent Village is good at attended to issues. However, one service call took 3 trips to fix a leaky sink drain. We also had an issue with the stove that they were unable to resolve. The oven wouldn't consistently light but if you gave it a couple of minutes and retried then it worked. Before move-out they did a pre-inspection. They told us that by law they can charge for carpet cleaning, paint and general cleaning (Resident services said that we could not clean the place well enough for them to not charge for cleaning.) There was no damage listed during the pre-inspection move-out (2 weeks before we left). Our security deposit was $750. And we know they are going to charge us $325 for the cleaning and paint. We've been in this unit for 19 months. There are 2 adults living here. It seems to me that paint, carpet and general cleaning should be considered as normal wear and tear. We received the final report and they tacked on another $300 to repair 17 sq. ft of the laminate flooring. The report included 5 pictures with circles on the laminate flooring. I couldn't see what the damage was from these pictures. So from our $750 deposit they took $625 for what I consider normal wear and tear. Tried to get more information on the "damaged" floor, they would not respond. We've rented in Mass, New Hampshire and Texas; first time not getting a complete security deposit back in full. If you rent here, don't plan on getting a security deposit back. Instead of any legal remedy, I submit this review. We were there for 19 months, spent over $60,000 in rent and they want to keep $625 for what I consider normal wear and tear.
Crescent Village (Irvine Communities Property) is a great value. I rented online sight unseen and I am extremely pleased with the apartment and the community. Walking into the apartment (remember site unseen) I was blown away by the how nicely the apartment was set up. Everything is upgraded, HW floors, stainless steel appliances, beautiful counter tops, crown moldings, etc, etc, etc.. For a one bedroom apartment the there is plenty of square footage. The amenities are plentiful! I started looking to move when my first lease was nearing it's end and could not find anything, in the area I was looking, that compared. So, I extended my lease an additional year and will possibly extend it to a third year.
While no apartment could ever be perfect, this is generally a great place to live. The staff is always helpful and willing to make your experience as good as it can be. The rent is increasing at a very steady pace though, and each apartment only comes with one parking space, and I have had to live with an insane amount of construction noise (which should be over soon?) Overall I would recommend this place to you.
Crescent village apartment homes are impeccable. The grounds are always well kept and the pool areas are beautiful. I love the social events in our complex which include: paint and wine nights, comedy nights, and pool parties to name a few. Facility services are fast and responsive. Technology is very up to date and we get text messages informing us of pertinent village issues. Cons: Upstairs neighbors have been loud at times so I wouldn't be surprised if our downstairs neighbors cam hear us. Also, there have been one or two times when a water line had to be fixed and left us for a few of hours without water (although they kept us informed the entire time ). Rent is a little pricey but that is just me venting about bay area rent prices.
It's almost 9 months now...I should say, we enjoyed our stay with nice park, kids play area, pool, spa, grill...I would recommend to my friends...
Having stayed in Crescent Village for over 3 years, I can say it is the best apartment in the area. Spacious layout, good ventilation in most apartments, updated interiors and that's just inside the house. The maintenance team is amazing, always helpful when needed. The high price that you pay is not just for the apartment or service, a large portion of it is for the amenities - salt water pool, hot tub(this most places have), 3 gyms, spin room, 3 movement studios, great park with children's area, tennis court, you get the drift. I have rented the wine-room & theatre space for my personal parties and I assure you it has been less of a hassle and more satisfying than any hotel/movie theatre. The premise is always kept clean and landscaping maintained. there are cute little set ups done in random corners that just surprise you and egg you on to bring your book and sit down. BBQing here is sheer delight, you just bring your food and tableware without worrying about gas or cleaning after. This apartment is just like a luxury resort that it claims to be and I love where I live.
