Village O is a small residential neighborhood with Mediterranean-style houses and luxury apartments available for rent. Village O is about two miles from Downtown San Marcos and located directly south of California State University San Marcos, which adds a college-town feel to the area. The neighborhood is surrounded by trails and parks so outdoor hobbies are common here. Double Peak Park, a 200-acre park with a summit and ocean views, is a local favorite for hiking while several beaches like Moonlight State Beach are about a 30-minute drive away. Residents also appreciate easy access to other major cities in Southern California including Escondido, which is only seven miles east of Village O via Route 78.

Property Ratings at Crest 850
I think it would be great for a single professionals, with clean/new amenities the apartment is offering with close by shops, etc. But for me with 2 people and a dog living with 2 cars with lots of stuffs, it seemed too small for our needs.
I love the location, the attentive service, and appreciate the concern of the manager. JC...
nice community, safe and nice apartments
yes
Negatives are: First day already saw that window was stained from the inside due to poor weather sealing. Front door's paint is peeling off. No lights installed on the roof. Good things: location and modern look of apt.
I have been living at this community since July 2017 and I am pleased with my decision to lease and stay.
Based on the area and what I have been seeing. These apartments are priced fairly high. The parking situation is not guest friendly and the spaces are a bit small.
I liked living here, it was convenient. The rent changes each year were really frustrating despite no new amenities or changes, but on the whole, the apartments are lovely and I appreciate how accommodating you are with pets.
I live at Crest and I absolutely love the experience!
TOOOOOO EXPENSIVE!!!! And each year the rate goes up. I can't afford it
I would not recommend due to the lack of compassion for the tenants. My issue was not resolved and I fear it will not be.
The people that work at this apartment community are friendly and are always willing to help no matter the situation.
Great facility, well maintained living space and grounds, and outstanding customer service by General Manager Josie and team.
The leasing professional I met was so helpful and the apartment is closer to school and shopping centers.
My neighbor?s dogs bark all day while they?re gone, people run down the halls, I?ve had somebody door bell ditching, and people constantly slam doors.
I absolutely would. The gentleman who came to fix the light was very pleasant, professional, and courteous! It was fixed very quickly!
After being told on June 8th, 2017 an apartment would be ready to view - it was not ready the day my fiance and I came back (June 10th, 2017). We were then told it would be ready by June 14th, and would be informed if there were any changes. On June 14th, I attempted to call the office but the phone was never answered. The line simply went to a recorded voicemail prompt, which was not even a human but an operator stating the number I called. My fiance called the 844 number and was only invited to make an appointment, and not given any information regarding the actual status of an employee being at Crest 850. Hoping to view the apartment, I still left work early to find the gates closed. I drove in behind a resident to go to the leasing office to find a flyer on the door stating the office was closed for employee appreciation. Great! I'm all about showing employees they are appreciated; however, without future tenants and basic customer service there will be no employees. How does a company this size not alert their main call center a location will be closed for the day? How is there not a message on the answering service alerting prospective tenants the office is closed? Why would someone not have called me to inform me the office was closed, when I stated I would return on June 14th, to view the apartment? We were highly considering this complex along with another under the same company; however, we have chosen to go with a competitor due to the quality of customer service they provide.
I already did recommend the apartments to a co-worker. I felt like it meets a lit of things on a checklist. Easy parking, trash pickup and W/D
I love this community but it is expensive
Just if the the monthly prices gose down its honstly very very expensive
I would recommend the community to my friends because it locates in such a convenience place. With ASAP and thoughtful services, I would like to recommend the apartment community to my friends.
Very nice amenities and convenient location in San Marcos.
If the rent were commensurate to what one must tolerate in terms of neighbors it is OK. Rent is just too high for the "neighborhood."
this an awesome place to live.
The apartment is very nice, however, the common area hallways and stair walls and, especially, floors are very dirty and unkept. Entrance to the building has constant smell of urine (probably dogs who just urinate in the halls or near entrance. Also trash dumpsters always seem to be full resulting in residents just throwing their trash on the ground in the dumpster enclosure. With only 2 dumpsters probably need to be emptied more than twice per week. Overall other residents are not very courteous as they make noise, slam doors, allow pets to urinate and defecate without cleaning up after them, leave trash in hallways, spill liquids in hallways etc. I know the residents who do not respect the property or the neighbors is not the fault of management, so, as long as you rent to people who are less than desirable some costs need to be incurred to keep the common areas clean and livable. I respect the fact that management may not discriminate on who rents and you have no control over what transpires after the units are rented, so, the effort should go into keeping the common areas clean and respectable. Thank you.
I rented the first place I saw and I think there may be cheaper places. There has been a lot of problems/malfunction with the entry gate. Mostly it is open which defeats the purpose of a gated community
If I was to recommend someone I would say the apartments themselves are great but the property is not maintained. It will probably be the reason we move out.
The location of this complex is prime. With new management ,there has been quite a few wonderful changes. I feel that my neighbors are friendly and complex is well maintained. The staff is quick to respond to issues. There is no elevator, but having a valet trash service 5 days a week is wonderful. The modern design and features makes only add to the wonderful space.
The apartments are great looking, the staff is super friendly, awesome location...double peak mountain right there!!
This apartment building offers you a ton for the money you spend. The pool is awesome and just recently redone, there are weekly spin and fitness classes, movie showings on a theater style screen, tennis lessons, and cooking classes for residents at no extra cost. The apartments are great as well, and living here has been great for me, my girlfriend, and our dog for the past 2 years. We love all the trails, parks, and breweries in the area. I would have given this place a 5 start rating, but management just took quite a long time fixing a broken appliance.
