Extending north from the Navy Yard between Capitol Street and Pennsylvania Avenue, Capitol Riverfront is one of DC's fastest-growing neighborhoods. I really don’t want to write a bad review because it means I’ve made a bad investment—and I still have 12 more months to live with it. This building is visually impressive. The amenities, lobbies, event spaces, gym, and apartments all seem fantastic—on the surface. Issues: • Steam room • Cleanliness of the wellness suite • Apartments sharing air • Improper ventilation • Frequent loss of hot water Someone is letting this building fall apart. Since we moved in less than three months ago, the building has been plagued with recurring hot water issues. Even today, there’s no hot water, despite the boiler company supposedly fixing it just two days ago. The apartments do share air. Before signing my lease, I specifically asked if the units shared air circulation and was told they did not. However, I’ve come home to find my living room smelling like someone just smoked a joint. Security is slow to respond, and the leasing team is very upfront about their inability to enforce the no-smoking policy. The amenities, like the wellness suite, look great during a tour. But once you actually use them, it becomes clear they aren’t cleaned nearly enough. People have even written messages in the grime on the pool tiles—like dirt on a car window—just to see if it would get cleaned. It hasn’t. The dry sauna is also filthy; sit inside, and you’ll quickly notice just how dirty the windows are. The steam room hasn’t worked in two months. When we first moved in, the apartment’s ventilation was very strong—almost too much. Now, the vents barely circulate air. Boiling a pot of water or preheating the oven is enough to set off the smoke alarms. I suspect this is also why we’re now experiencing more air-sharing issues; when the vents were stronger, the smell of other people’s weed was much less noticeable. Management has been “fixing” these issues for months now. It’s time for them to actually fix it.

It is good. The sink produces drinkable water. One feature I like is that the floors support my weight. The windows are see through, so you can look outside if you want.

Overall I have highly enjoyed my experience here, great amenities and a friendly staff. I appreciates that maintenance comes fairly quick to address any issues. I love that commute is so easy as you are right by the interstate entrance, G/Y Metro 3.5 blocks and O/B/S Metro is a short 9 minute walk, and bikes right out front of main entrance. As someone who lives alone, security was very important to me when I moved in. Crossings DC exceeds my expectations. I always see security walking around, stationed throughout the building. When I did have an issue, they were attentive, and preventative.

I like living here. The gym is really nice. My only negative is that the wifi is terrible. I like the pool a lot upstairs too. The spa is cool as well. Hot tub, sauna, cold plunge, steam room. These things have all broken, but they do fix them eventually.

A very large apartment with a lot of great amenities. This apartment has a music studio, 2 practice rooms, a pool, a lap pool, a movie theater, and a lot of quiet office space. The parking garage is a little weird because the garage doesn’t go straight from my floor to garage. I have to get on two separate elevators.

The security measures of this apartment are very good. There is no need to worry about bad people breaking into the floor where I live. In addition, the room is very clean. There are no scratches or stains on the walls. It is very comfortable to live in.

I like living at the crossing. My apartment is spacious and feels luxurious. The gym has almost every piece of equipment you could think of. The spa is wonderful and the rooftop pool is beautiful. All the staff is very friendly. I like the new package pickup system. However, I hate using latch, I wish they gave out fob keys. The parking is too expensive. And the wifi throughout the building is ridiculously bad. They say it’s a navy yard problem but I’ve been in almost all the surrounding apartment buildings and none of them are as bad with cell phone reception as the crossing.

Pretty nice. There are roaches in the public spaces, and the cold pool is broken, but other than that, I like it. There seems to be an effort to take resident concerns seriously, and the facilities personnel work quickly and efficiently.

Moving in was a difficult experience as limited information was given, no door codes were set up, no mailbox key ready, and concierge was helpful…to an extent. I am overlooking my first few days experience as I choose to live here for the amenities. Hopefully the rest of my stay will be better.

Multiple assaults surrounding the building, last week there was a murder in the property. Currently a bullet hole in the building. Company still refuses to have security on duty. Countless complaints from others about cockroaches. Can’t wait to leave.

I used to live in Crossing DC until June 6th 2023. When I moved out I was supposed to receive a check of my security deposit within 3 weeks maximum after moving out. I am still expecting the security deposit check after 5 months. It was issued and canceled 4 times! The management does not answer my e-mails and calls, even if they have reassured me the 4th time the check was issued that I would have that during November delivered to their premises for pick up. Before leasing at this place consider that the whole experience does not stop when you move out but also includes then psychological distress and time consuming process of waiting for and asking again and again for your money for 5+ months!!!

If all you want from your apartment is a picturesque pool, this place is for you. But if you want to live somewhere where you can actually receive packages, your delivery food isn’t stolen, you can fall asleep at night without the smell of marijuana seeping through your vents, and where the building staff are actually polite - avoid this place at all costs!!

I had seven apartment tours in Navy Yard and the tour guide Eliza was more than accommodating and efficient with his tour of The Crossing and extremely frank and forthcoming with any issues the apartment might be experiencing without any prompting from me which I appreciated. He was able to explain what steps were being taken to further improve the place which already boasts an impressive array of amenities. The front desk staff was also very welcoming as well.

This building is absolutely terrible. My apartment was flooded due to a building issue. I had to fight them for days to get someone to come fix it. They ripped out all my floors and piled up my furniture and said they expect me to continue living there with literally no updates. When I addressed the building manager Sammie he said "Well I didn't flood your apartment". He also stated that I caused the flood and they found "coffee grounds" in the sink when I do not own a coffee machine and I am the first person to live in the unit. When I told him this, he responded that he did not actually know the cause so I am not sure why he even said that, to begin with. My neighbor and multiple other units were also flooded and treated the same. We were given a variety of reasons about why it happened with no actual solid explanation. He also stated that the engineer told him I was given a full explanation and walk but that was not the case and I have no clue what the "engineer" even looks like. They refused to offer any assistance with hotels or prorated rent. I asked to move units due to it still being unlivable and not having any flooring installed or access to my furniture and they told me I would need to pay thousands of dollars to move into a less nice/smaller unit. Insanity. It has been almost 3 weeks and I still have no answers about when my apartment will be repaired or what they can do to assist me. I have two dogs who I have had in boarding for this entire time due to the condition of the apartment. Every time I call for updates there is literally no one available to answer, and extremely unresponsive and dismissive management both in leasing and building management.

If you are looking for or need a non-smoking building for health reasons, this is absolutely NOT the place for you. Cigarette and marijuana smoke crosses floors and units with surprising force and strength. It is also present in elevators, outside the building, and in hallways. Management is continuously and shockingly unable to locate the source of any issues. If you have asthma, any underlying conditions, or require a non-smoking building or unit, it's simple: do not live here. I loved this building for several other reasons, but this has overshadowed everything.

Beautiful apartment with terrible staff and management. While the amenities are great in theory, they work only a fraction of the time and you get nothing in return for going months on end without what you’re paying for. This is a beautiful ‘luxury’ building , but it makes sense that it has remained scarcely filled in the two years since it opened. Do not be fooled by the lipstick on the pig and do yourself a favor and move somewhere else in Navy Yard.
This place is mired with problems. It looks great on the surface. Staff are unresponsive. There was a major security lapse which was all over the news recently. The much-touted wellness suite rarely works (sauna has been out for 2 months, steam room often does not work, lap pool is poorly maintained and filthy, hot tub is hit or miss). Maintenance requests are rarely addressed in a timely manner. In short, this place clearly does not justify the rent that it charges.
By far the worse service I’ve ever imagined receiving as a tenant. Repair orders take weeks to resolve! Imagine going without hot water, A/C functionality, refrigerator filter changes and no one assisting! That’s life at Crossing. Don’t be persuaded by the wellness center as the pool is never heated, the sauna has been down for weeks, and the jacuzzi is also always cold and broken. The leasing staff makes living here horrid. There is no direct line of contact. They keep there office door locked all hours so the only way you’ll speak to someone is if you catch them walking from the office. The trash chutes literally never function leaving the trash rooms just filled with piles of trash bags all night. This building is beautiful and has so much potential but the service is absolutely non existent. Then non of the staff takes accountability for anything. It sucked living at Crossing.
One of, it not the most expensive buildings in Navy Yard, but has the most issues out of any building I've lived in. A brief list of issues the building has: - The Latch app. Rather than using key fobs (like every other building) The Crossing uses an app called Latch which is a buggy mess. Often times the app does not work, which means restarting the app, accidentally triggering Apple Pay, and then finally getting the app to work after about 60 seconds have gone by and you have an angry line of people behind you. Other times, you don't even have access to the areas of the building you should have and half to walk a city block to get to your apartment. -Elevators. Want to get to your car? You'll have to take 2 elevators and a set of stairs. Moving in? Good luck with the loading dock elevator which takes you to the basement, traverse a long hallway and then take ANOTHER elevator to your hallway. Your movers will spend an extra hour in this place guaranteed, and that is not cheap. If someone is moving in, Lord help you because you'll be waiting 10-15 minutes for an elevator. -Other Residents. Dog poop in the hallways? Yep that's a regular occurrence. Hallways reeking of week and cigarettes? You betcha. Disrespectful of amenities? Oh definitely, we'll get to that below. -Amenities. While boasting the best in the neighborhood, the amenities will leave you disgusted and frustrated. An adult film was shot in the lovely spa in the basement. The sauna/hot tubs are broken more often than they're working. The 'dog run' is a small stretch of grass with no airlock doors and is constantly covered in dog poop. The gym might be one of the biggest and nicest in the area, but it's constantly crowded to the brim and rumor has it that trainers from outside the building bring their outside clients to work out there. The rooftop pool? If a Vegas dayclub pool isn't your vibe, I'd suggest an apartment elsewhere. -Maintenance. Most buildings in the neighborhood have a 24-hour policy. This building? More like 24-day policy. -Parking garage. I mentioned the elevator issue above, but it's worth bringing up again. This is one of the most expensive garages in the neighborhood (and they're raising prices) and it's a PUBLIC garage with NO assigned spots. Add on a string of car break-ins and it's just an awful situation. Management either doesn't care or isn't able to fix the issues. They've had ample time to do so. The units aren't half bad though.
