Property Ratings at Crossroads Ranch
My rent recently went up $140! They switched to bulk internet service (we could only use Xfinity in the first place), and instead of me paying $50 on my individual account for internet, I now have to pay $75 as part of my rent. I am terrified to see how much my rent will increase if I choose to renew my lease next year.
I have lived here for a few months. I complained shortly after move in of roaches in my unit. It took months for staff to get an exterminator out. Since then, I have sent several unanswered emails, and continue to have issues with roaches. I have lived in several apartments, and have never had a roach issue before. It feels as if the staff does not care, and is ignoring my issues.
I lived here for two years and really liked it for a couple of reasons: great location, you're close to everything, nice pool, affordable, maintenance staff are nice and responsive to repairs. Things I didn't like and reason I decided to move: many residents do not follow the trash rules they are not enforced by management, dumpsters look terrible and overflow with garbage, the entire complex reeks of pot, you must have a reserved space or garage because parking after 9pm is nearly impossible, and the quality of people moving in simply don't care about keeping the place looking nice, management made some upgrades but I don't feel they effect me as a resident. I would have liked to see the following improved: upgrade trash service, get rid of the volleyball court and turn it into a playground, splashpad, or just plain grass, more paved pathways connecting the buildings, less furniture and garage laying around on the property and litter cleaned up more often.
This complex has had soooo many staff turnovers and now the sold to a new company. We are now called crossroads ranch. They are mean and horrible to their tenants. I’m now way too intimidated to go into the office for anything. They won’t submit maintenance request, and they yell at you about it. They have lost several packages of mine and literally yelled at me that the my “didn’t” have them until I went and got a maintenance guy to go in and get them. I’ve never ever been treated more poorly by someone that I was paying....oh also we pay our rent early every single month, yet after we paid they assessed a fee into our account for trash or water or something, but they didn’t assess it until the first, so since I paid early they threatened to charge me triple the fee...over a fee I had no idea about..., because I am a good tenant who pays rent early or on time every month... if you enjoy being treated like total crap and having clogged drains for days in end that smell like rotten meat then go ahead and rent here.
This is the absolute WORST WORST WORST PLACE. they sold to a new company recently and I have NEVER experienced such rudeness in my entire life. We have lived here 6 years and have never been late, never had any issues, never had a single complaint, and most importantly we’ve treated like the pond scum they treat us like. On top of the ride bahavior they leave you with maintenance issues in the weekend. Our sink clogged and had a foul smell and we had to live with that for 2 days till we just paid someone to fix it ourselves. Deserie is the leader of the pack when it comes to being treated like dirt. We can’t wait to leave now.
I HATE IT HERE, I HATE IT HERE. The lady name Michelle is very rude and I dont know why she works here especially when it comes to taking residents rent. She called the courtesy officer on me for trying to understand how could he assume that I paid my rent late when it was put in the night drop box and she failed to check it several days before. We had our share of words about 3 months ago and because she was still holding on to that situation she couldn't deal with the fact i told her that what happened months ago has absolutely nothing to do with why im in the office today and she got mad because i did not let her talk to me like i was her child, so she threaten to call the courtesy officer (which was nice), but nothing still was done to talk about this late fee that i originally went in there for the first place. Good thing i recorded i entire conversation for my records. I just need this horror story to be over. DO NOT MOVE TO THESE APARTMENTS IF YOU WANT A PIECE OF MIND, SAVE YOURSELF THE TROUBLE.
If you plan on never interacting with the leasing office, don't mind people having sex in the pool or loud neighbors, then this complex isn't that bad. Otherwise, I'd look elsewhere. After a month and 3 ignored emails requesting info on subleasing, I get "Unfortunately we don’t allow subleasing." Yep, that's it. No explanation or trying to work with me. Despite that the lease allows for subleasing. Yeah, it says they have to agree, but they can also choose to allow it and work with folks. Nevermind the family emergency that will take me away and leave me with no financial options. I also spent most of my lease with a broken AC. It was finally fixed (so far) in time for the end of summer. Yay.
I recently moved out of these apartments after living there for a year. And management was mostly helpful until I moved out.. I received my move out statement for carpet replacement (when there was only one or two small spots on the carpet) a week before it was due on the 30th. So I called and spoke with Jessica and she said to call back before the 30th to set up a payment date and they wouldn't send it to collections. So that's what I did and unfortunately Jessica was not there so I talked to Brittney, She claimed "she didn't know how to do that" and to call back again. So I did call back again and by this time it was obviously after the 30th. I spoke with Brittney again because I guess Jessica was not there again? And she told me that collections automatically picks it up after 30 days which isn't true if they were willing to work with me (like they said they would) which obviously they were not! Now I have to hope this doesn't get put on my credit and take this up with collections. Giving them 1 star because this is now going to effect my credit in a negative way and prevent me from getting a house when I want to! All for only $200 that they could have got by waiting a few extra days before sending it to collections!!
My partner and I have been living at this complex for almost 3 years. I've lived in 3 different complexes before, and this one is by far the best. It's well located, well kept, and the most important aspect for me, the staff is helpful. I've encountered several problems with the staff at previous locations. They've been unhelpful or purposely malicious in their actions. However, this location has gone out of their way to provide the best service. Over the years, the office staff has changed, but each time they are better and better people. Most recently, our apartment had an issue with a strange smell. We couldn't figure out where it was originating from, so we took our issue to the office. They first tried replacing our air filter. That wasn't enough, so they cleaned out our air ducts and rented a ozone machine to clean the air. Unfortunately, that left behind a new smell, so they cleaned our carpet and provided a scented air filter to spread a pleasant smell throughout the apartment. Finally, our apartment smells like home, and not this pungent odor. This is just one occasion where they did everything in their power to help us. We love this place!
Arium Crossroads is in a great location-right off 290 with access to multiple businesses. The best thing about this place is that it is smaller than most complexes. 12 buildings makes it easier for the management to handle things in a timely manner, and they get to know their residents. It's the only complex in the Crossroads area neighborhood which cuts down on random traffic in and out of the area. I have lived here for many years and love the environment and experience.
The staff are very helpful; from the manager to the maintenance personnel. The grounds of the complex are kept clean. There is a gym and a pool on the grounds as well as a place to wash your car. The complex isn't one of the larger ones, but it's homey. The location is great because it's close to shopping; grocery, merchandise and plenty of eateries.
