Property Ratings at Ivy at West Hills
Have been dealing with mold from multiple leaks I have dealt with since July of last year and constantly dealing with roaches and spiders. Maintenance is now saying that my dog is somehow peeing inside the maintenance closet and up the wall and basically refusing to deal with the issue. Extremely unprofessional and unorganized

If I could leave a 0 star rating, I would. On Friday, Oct 27, 2023, someone on the floor above us shot a gun through our ceiling while we slept. It’s been over a week since that happened and management has done absolutely NOTHING about it. We still have a bullet hole in our ceiling and they’ve done nothing to accommodate us in the situation. The office manager said she couldn’t do anything without the regional managers approval, but we’ve heard nothing for over a week and we just want out of our lease at this point. We do not feel safe here. We’ve also had a roach infestation since we moved in a year and a half ago and that was never resolved as well, despite requesting pest control every single month. I do not recommend this complex. In my 10 years of renting, I have never dealt with a management company that was so incompetent and negligent.

From move in day I have had mediocre experiences at this apartment AT BEST. We showed up in the morning with our packed Uhaul as we were told we could move in that morning. After multiple times showing up at the times they told us we could come back to move in, we were finally able to move in at 7 or 8 at night. When we were touring the place, we were told there was a hookup for a washer and dryer. Instead there was a washer-dryer combo that we were never told about, and were forced to move the washer and dryer we brought back to another location. Recently, management has been towing cars left and right with absolutely no notice. I came home from vacation to realize my car was not there. Management claims they sent an email out warning about cars being towed, yet neither myself nor my roommate received this email. All this is not to mention the disgusting state of the apartments outside. At the dumpster for our building, there have been couches left in the grass, pieces of glass scattered across the parking lot, and piles of trash left on the sides of the dumpster. This garbage sat there for days before anything was resolved because management never let maintenance know of the problem. We left our last apartment to move here, but we made a huge mistake doing so. Every time I see a new tenant moving in, I want to tell them to run.
The streetlights do not work on most of the property, the employees are incredibly rude and the maintenance workers give off creepy vibes that make you not want them to come into your home and they have been known to harass residents about everything. Their application fee is also horrendous, no one should pay over 200 dollars to apply at an apartment, especially one who's tennis court has been damaged and does not keep the grounds properly maintained. DO NOT RENT HERE!!!!!
I have lived at this apartment complex for over 6 years. Sadly management are just not on top of things. The Apartments are in very poor conditions from the roots. My family and I had to deal and fight to get a serious mold damage in 5 rooms repaired. We are still dealing with a water leak in the bathroom ceiling, which has been leaking now for over 2 years. The walls and floors are so worn it sounds like the neighbors are in your apartment. Very dog friendly place it seems like every other neighbor has a dog sounds and smells like a run down dog pound when you walk through the hallways. Surrounding grass areas are full of dog poop, hallways frequently have urine drop trails.

I’ve lived here for 5 years. New management came in and pursued me for almost 1000 dollars that I supposedly owed the previous management… I was offered very little explanation and was forced to pay. My dishwasher stopped working, all the cabinets and drawers are literally falling apart! I was told that this company is starting renovations in a month and they are not fixing anything! This is absolutely ridiculous!
I have been a good tenant here since 2004. Yes that's 18 years! New management came in and have now raised the rent to an additional 300$ dollars per month (50% increase) after current lease expires. They only offer a 6 month lease for the long term tenants because? after the 6 month period the rent will be raised again. My neighbor told me after the 6 months the manager told him that his rent will go up an additional 400$. That equals a 700$+ dollar a month increase to our current rate. You would think after 18 years a tenant would be grandfathered in. No such luck here. I pleaded with the manager to please ask the owner if my rent could be stepped up gradually. I was told no, it wouldn't be worth their time to even try. They have no empathy for the long standing community that have been here for decades. I have tried hard to find a new place but there are no vacancies in this city. I will be homeless after my lease expires. If you're planning to move to Knoxville, think twice! There is no affordable housing here, if you can find any at all. Above all, stay away from this greedy and heartless company!
Thought this was a great apartment for the price. But the ovens quit working and still two weeks and no working oven with thanksgiving coming up I’m stressed about how to cook for my family. Also the dryers in my building don’t work. I’ve contacted management numerous times about these issues only to be given the run around. I need what was told to be working via my rent agreement.
I NEVER SEEN ROACHES THAT BIG BEFORE. They were everywhere! Bathroom, kitchen, Bedrooms. There were times when I stayed up all night crying afraid to sleep. Exterminator came and sprayed monthly, but that did not help. I was afraid to eat or store any food in cabinets.
I live in Crossroads West Apts in Knoxville, TN. I've been here for 3 years now and I really like it here. The people in the office have been great to me the whole time I've been here as well as the maintenance staff. The area is quiet and comfortable. This is one of the best apartments I've lived in throughout my life. I would definitely recommend!
