Property Ratings at Crosstown at Chapel Hill
I would not recommend anyone move here! This is a very frustrating place to live, primarily due to poor management. I had a frustrating process getting added onto the lease to replace an old tenant, with management not being clear about the process of what needed to be done to add me on. Once I was finally added onto the lease, I had management claiming that I hadn’t signed a lease renewal and threatening being moved to a monthly rate, despite being told I had signed all the proper paperwork for the lease cycle. After moving in I was met with a leaky living room window that leaked water all over our floor whenever it rained — which was especially frustrating since I moved during a storm-heavy summer. Despite this being reported when the original lessee moved in over a year before me, after reporting it again it took over 3 months for them to finally fix the issue. When we had a bathtub faucet that wouldn’t shut off, it took them almost two hours to get it resolved under an emergency maintenance request. I had a leaky faucet that took weeks for them to finally resolve. Finally, the reason I am writing this review now is because their online payment system was shut off with no warning and we now have to bring money orders to the leasing office. Mind you, we had to find this out ourselves by going to the leasing office; they did not send out any communication to tenants. Having to go to the leasing office is a common theme, since management rarely (if ever) answers the phones and are incredibly slow over email (it takes hours or days to get a response). To have only lived here for less than six months, it seems like I’ve needed to go to the leasing office for one thing or another every few weeks, which is especially difficult having to take time away from work to go deal with them. I truly cannot wait for my lease to end, because living here has been a ridiculously frustrating experience.
Resident for 5 years and had planned on staying longer until this new company took over. The maintenance is nonresponsive, and it takes WEEKS, and daily phone calls to the office, to complete anything. My refrigerator was out for 3 days before they gave me a replacement from a recently opened apartment. There has been no communication from the office about the change in management or policies and the females in the office are rude and act inconvenienced when called. The office is no longer accepting packages which is not only inconvenient but a liability for residents as now all packages are left at the door. USPS does not deliver to our apartments any longer. You must pick up all packages and their hub.
I love living at Crosstown at Chapel Hill. It is a great location, the apartments are lovely, the staff is very nice, the pool is wonderful, the premises are well kept and beautiful, the residents are friendly, dogs are plentiful and a leash law is enforced, and maintenance concerns are addressed promptly….a nice place to live.

This is a great place to live. The staff is very friendly, including maintenance staff. The apartments are designed nicely and comfortable. It is a great location for stores, schools, etc. There is plenty of room to walk your dogs!

This place is awful. Management is particularly bad. They don’t care about the problems there, at all. Once you sign a lease here, your on your own. There’s mold in the apartments and everything is falling apart. They told me to put a broom in front of my dryer to get it to work. My back door didn’t lock and they refused to do anything about it. I eventually had to fix it myself. Avoid this place at all costs. There are way better places out there in the area for the money.

I lived at Crosstown from March 2019 through May 2021. I recommend the community to anyone who asks. The office staff and maintenance were exceptionally polite and helpful. Needs were met promptly. They got us through the pandemic like champs! Kevin and Terry were superstars and have recently moved on, but Jazzy and the new maintenance leader seem to be just as awesome. All my best to my Crosstown family as it is time for me to transition due to work!

I used to enjoy this community. It no longer feels like a community. It seems that residents are just another number, but it used to feel like the management cared about each person.
All I can say is this property maintenance staff are very polite and they always give their best shot for any maintenance complaints and work is always done professionally.
Crosstown makes me feel like home. The apartments are spacious, the Office keeps us well informed and maintenance always resolves my issues. During the pandemic they increased the number of Food trucks parking by the Office for our convenience. I also feel they made great decisions to keep everyone safe!
We moved to Crosstown in summer 2020, basically hassle-free. Beautiful and quiet community with lots of trees, walking space, and a fountain. It took some time and prodding to keep the paperwork moving forward; the office did say they were understaffed. I'd recommend calling vs emailing. The updated kitchen and bathroom is nice! A con is that no utilities are included with rent, and the stairwells are cobwebby. Crosstown is a solid choice for new renters on a budget.

When it was Farrington Lake, it was a great community to reside in. The management team was very open and welcoming. Now, it seems like it is only about the bottom line. It's almost as if they don't care much about the community, more about the money.
I love living here at Crosstown at Chapel Hill! It is so convenient to everything. I like the overall layout of my apartment and the grounds are beautiful. There is plenty of parking and besides humans, the dogs love it here, too! The maintenance staff and office management staff are very nice and helpful. The residents here are friendly and seem to be of all ages. I would certainly recommend living here.
Good location for a good price.
Very disappointed. Smells bad(next to treatment plant) parking permits for some not all and they will tow you in A heartbeat. Maintenance staff doesn't fix just patches, left a mess when repainting. Some office staff is excellent. Residents let there dogs poo anywhere without picking it up(especially largedogs!

Overall Crosstown is a nice community that is quiet, conveniently located, and well maintained. There are some minor issues with interior design and appliance choices, but by and large my experience here has been positive.

Moved in 9 months ago and still love it here! Maintenance, office staff and neighbors are super friendly. Plenty of dogs to socialize with.. Most are well-mannered and not intrusive. Grounds are kept up nicely and on a regular basis.
Me and my wife are both 86 years old. We are a residents of Crosstown for almost 4 yrs. now. We are enjoying our stay in Crosstown so much and are willing to spend the remainder of our lives with Crosstown.
I really like living here. It is a great location, close to stores and Interstate 40 and back roads to local schools and events and RDU airport.. The people living here are friendly, the office staff is very helpful and friendly. The maintenance staff is very knowledgeable and friendly and get the job done in a timely fashion. The pool is great and the office staff schedules some fun social events. My apartment is very comfortable and I love the style, granite countertops, the windows and lots of kitchen cabinet space. The heating and air conditioning is great and if anything needs attention, the online maintenance requests are checked daily and the staff responds promptly. Dogs are welcome here and they love it...plenty of walking spaces and a dog park. It is great living here.

I really like living here. The office staff and the maintenance staff are very friendly and helpful. The apartment is comfortable, the appliances are great and the neighbors are friendly. I never have any trouble finding a parking space. The pool is great in the summer. This location is very convenient for getting to Chapel Hill and Durham, as well as hopping on Int. 40. The landscapers arrive once a week to keep the grounds looking beautiful. This is a very nice community!

Drove my wife to the airport Sunday morning. It took only 15 minutes. We had several days with 105 heat index. Our air conditioner failed, but maintenance responded quickly and replaced a failed motor. Robbie's the best! Beautiful grounds. Nice pool.

I lived in a fantastic apartment at Crosstown at Chapel Hill for the last year until I moved to Florida. I loved how friendly and relatable the staff were as well as the beautiful natural assets (multiple ponds with wildlife, dogwood trees, two pools, lots of shady places to hang out outside or go for a nice stroll). The location is so convenient to shopping centers and malls, the highway and universities in the area. I found neighbors to be down-to-earth and generally happy as well. I think this place was a great deal for what you get in addition to a nice apartment that is maintained well.
I moved to the triangle last February to work at UNC hospital and looked for a place to live during the lovely ice storm NC had last year. The staff at Crosstown agreed to allow me to tour the grounds despite the state emergency occurring. Most other places I had booked with to tour cancelled on me! Right there the complex made an impression on myself and my family. I’m so sad I’m leaving but would 100% recommend living here. The staff in the office are awesome and can easily be contacted if you have any concerns or needs. They know everyone by name which still is remarkable to me. The grounds are beautiful and well kept. The maintenance staff is excellent. If a work order is placed depending on its level of urgency is tended to in at most 24 hours and if it’s emergent sooner. They are courteous and very helpful. I never write reviews but this place certainly deserves a good one!
