Property Ratings at Crosstown Walk
I have lived here 4.5 years and have to say maintenance team, particularly Walter and Andres are top notch. This evening Andres came because my a/c was not powering on and he fixed it with a smile, perfectly The office staff, Lourdes, Lisa and Chastity are astounding and assist you, no matter how busy they are. I judge all other complexes like this one.

I am a new resident to the property and I have had an amazing experience since day 1. I moved to Tampa for work from Canada and I am extremely happy with my decision to live at Crosswalk. Lourdes at the leasing office has been an absolute pleasure to work with. She made every effort to make my move as smooth as possible. In terms of maintenance, Juver has been a big help as well. He has taken care of everything I have needed. I would highly recommend Crosstown to anyone. The location is also amazing, I am within a 5-10 minute to everything I need (Costco, Walmart, Target, Mall, etc.)

WORTH THE READ, Honest Review We had problems from even before we moved in. We were able to get a tour fine, but were told we weren’t able to go over to the “nice side” of overlook. This should have been a red flag, if we would have not been naive. We decided to apply and the leasing agent was abysmal. Despite several calls, emails, and going in once in person, we were never able to get answers. We were told that we couldn’t review our lease until move-in day. Red flag two, but again naive and hopeful. We finally go into our apartment and it is DIRTY. They clearly hadn’t swept or wiped anything down. The fridge was broken and dirty. The dishwasher had black gunk, the vents were covered in filth, there was water damage in the bathroom, and uncovered and open outlet. Worst, in the second bedroom we found a bug. We cast it aside as a random occurrence. This was wrong. The bug ended up being a german cockroach of which there was an infestation. We found them living in the island and in the gap from where the dishwasher was separated. This continued to show up to be a major problem. We talked to the office several times, put in requests, showed them photos, and they always cast us aside. The one time that they were able to send the insecticide man, they only sprayed repellent, which 1. Doesn’t work for german cockroaches, 2. Is dangerous to cats, of which we had. The bug problems didn’t end there. In the summer, there was an ant problem. We put multiple requests in, all for nothing. You could see the ant infestation in the hallway and sidewalk going to multiple apartments. We would sit in the second bedroom and have ants crawling on us. At one point, we went to the office to talk to the manger and were “not allowed” to talk to her, despite seeing her in the office. Any time we called with any type of problem, we were dismissed. The office also had several random closing, of which they wouldn’t inform us. The gates never worked and were broken for months. Even when it was “working” you had to hang out of the car and press multiple times to even have a chance of it opening. The pool often looked like it was not managed properly and often was overflowing, smelled too strong like chlorine, or was closed. The ground were not maintained well and often had trash scattered. Speaking of trash, the trash collected rarely came which would cause animals to dig into trash throughout the breezeway.

BUG infestations. If you want silverfish everywhere, move here! And constant car break ins! While this complex is very well kept and they seem nice at first, the staff in that office are just trying to scam you. Everything was fine and dandy until they double booked our apartment and then "move-out fees" were initiated and we got charged for things that didn't even make sense. They also seem very pet friendly, this is why we chose this apartment, but after paying a $250 pet fee PLUS $25 a month for our dog they used our dog as an excuse to fine us for anything they could upon move out. AND we still have bugs that they can't seem to get under control OR warn us about upon move in.
I’ll start by saying the apartment grounds are clean and neat. Josh is very pleasant to work with. I’m leaving it a 1-star for my experience so far living here. Be warned this apartment community will tow your car “as a resident” for last minute resurfacing projects without notice. I received an email around 2pm to move my vehicle or it would be towed starting at 7am that morning... 7 hours after the fact! Thanks for the warning! Needless to say, I missed a very important appointment because I had no vehicle. We are residents. How about to call or text? You have our information because I get texts almost daily about a food truck on site. Some of us work for airlines where we are out of the state or country for days at a time but proper arrangements could have been made if given enough notice. Now I’m supposed to pay a fine in my next rent check. Valet Trash also occasionally doesn’t pick up but I get charged an extra $50 for having two bags in my container for pick up because it wasn’t picked up from the day prior. I’m sorry but I’m not leaving a full garbage bag inside my home to stink! I’m also not too lazy to take out my trash myself but this apartment is automatically charging me for this service (more than my water and sewage here lately). Parking in general is a nightmare for people living near the front of the complex. It seems they fill up the front to give the illusion of the complex being at full occupancy thus resulting in a nice walk to your unit. Not to mention the super thin walls are asking for noise complaints for those of you have irregular or rotating work schedules. When my lease is up I’ll be looking elsewhere.
The manager, Jessica, claimed an ex employee lied to me about my security deposit when I signed my lease and laughed in my face when I asked that she and her company, Preferred Apartment Communities, stand by their representative's verbal assurances. I wish I had seen some of the other reviews on this nasty place before I got bamboozled. Although the complex was fairly new, the unit they rented me was run down. The stove top was all scratched up and the tub had permanent discoloration. There were stains on the carpet (not only was it not new carpet, it hadn't even been steamed) and the kitchen light fixture was LOADED with bugs. The toilet would often not flush and I had to call several times to get maintenance to show up. Then I had to request another fix because the 1st guy didn't replace the right part. There is VERY LOW water pressure from the faucets, even in the kitchen. It does not even flow enough to get dish drops to foam up!! Also, the dishwasher broke and I had to fix it myself. I am counting down the days until I can escape this hellish nightmare.
I was a little hesitant about living in an apartment complex when I first moved to Crosstown Walk. I have lived here for almost a year now and can honestly say it has been a great experience. The community is well maintained and always clean. Most importantly is how great the staff have been. They are always friendly and really make you feel at home. My lease is up in a month. I knew I was not going to renew it, because I needed more space. I wasn't really sure about what I wanted to do. I contacted the front office and spoke to Carly about my notice to vacate. I told her about needing more space. Carly offered for me to come in and take a look at some quotes for a bigger place. She really went out of her way to find me some options that had all the features that I was looking for. My schedule has been a bit crazy, and I really appreciate her making an effort to work around my schedule. She found me a great place in the new phase Overlook at Crosstown Walk, and has made the whole process so easy and stress free. I'm looking forward to another year!
I've lived here for 6 months and have yet to have an issue. Anything that wasn't working in my apartment or in the community was fixed quickly! My apartment was clean when I first arrived and was treated very well throughout the entire application process!
I took a tour of the property. I made an appointment, arrived a few minutes early. The property manager assured me someone would be with me shortly. I waited almost 45 minutes, then received the least pleasant tour I have ever had. After the tour, I went online and saw property reviews by the property manager and one of her staff members. The manager does not live on property (I asked). The office person may, but it is wrong to have employees review their own property. Is it policy to up your ratings by posting false reviews? And this person was 'Manager of the Year'? Unimpressed.
This property has reviews done by the property manager and employees. The manager does not even live on property. She misleads readers saying she just renewed. And even if her employee does live on property, it is unprofessional to review a place where you work without disclosing that you are employed by the property.
When touring apartment complexes in Brandon I found a nightmare of places with nasty online stories and reviews that made my skin crawl. I knew I had to be VERY careful when selecting where I would be living. I wanted a place that was quiet, adult friendly, and above all CLEAN. I found many places in Brandon that met some, but never all of my qualifications. Crosstown walk was the exception! They are newer, built in 2013, and very clean. They have all the upgraded amenities, and even a concierge service. Brand new gym, with a breathtaking pool. They were pricier then I had originally budgeted for, but after touring "similar" complexes in the area I knew there was no comparison. I found a way to re-budget and never regretted it once. If you can afford it, and the availability allows for it, I HIGHLY recommend them.
Crosstown Walk had just opened its door when my roommate and I moved in (Sept 2014). The apartments are brand-new and management lets you do anything you want to your apartment -- paint walls, upgrade the interior, knock down walls to re-style, really anything you want. The apartments are very nice with giant bedrooms and closets. The floors in the kitchen and bathrooms are beautiful and everything looks very updated and expensive on the surface level. You can tell, however, that the cabinets are poorly made and probably will not last long (lots of chips and dents, etc). The gym here is wonderful and huge, and the pool/grill area is nicer than any resort I've stayed at. My only complaint would be that the manager of the apartment seems more focused on making money than on making sure the tenants are happy. After you turn in your initial deposit, she is no longer the friendly and happy manager she appeared to be. On the plus side, the maintenance team here is superior and wonderful. Don't go to the manager when you have maintenance needs -- go straight to the maintenance team, especially Dexter, and things will be fixed within 24 hours. Another plus is that we are less than 1 mile away from Top Golf, which is a great way to spend your evenings/weekends out. Uber rides into the downtown area are only about $15 each way and you're situated very close to the entrances of 75 and the Selmon Expressway. Every store you could ever imagine is in the Brandon area and very close to this apartment complex. Overall it's a really great place to live for all ages (though it seems to be mostly families and 30+ aged couples). I have enjoyed my stay here!
Maintenance and leasing office staff are helpful/friendly upon request. The community is quiet, clean, and the grounds are well-kept. Residents are friendly and privacy is maintained. Location is great, centralized to everything, and close to the interstate exit. Affordable and little to no move-in costs.
