Pearl is a rapidly growing city in Rankin County, located on the east side of the Pearl River. Residents living in Pearl enjoy being close to many family-friendly attractions, including those in neighboring Jackson.
Trustmark Park is the home stadium of the Mississippi Braves, which are part of the Minor League Baseball association. It’s an excellent spot to take the whole family, plus it is right next to the Outlets of Mississippi shopping center!
At the outlets - which make up the Riverwind Shopping District – brands such as Ann Taylor, Torrid, and Nike live here as do tons of restaurants. Just minutes from the district is the Mississippi Children’s Museum, which provides kids a fun environment where they can learn about science, art, and history.
On the weekends locals enjoy heading out to Zoological Park to visit the animal exhibits. Students of Jackson State University have only a short commute to class, making Pearl the ideal location for them.

Property Ratings at Crosswinds
I have lived here for 5 years, and it has become unbearable to live here. Maintenance does patchwork but doesn’t fix anything. It is very noisy, new neighbors are extremely loud and property manager doesn’t do anything about it. Entryways are littered with garbage. Grounds are trashed. I will not be renewing my lease.
Cannot recommend renting here. This complex is managed by a large, out-of-state corporation and it shows. The buildings are dated and have been cheaply repaired over the years. The inside of the units show how half-heartedly they are maintained. Appliances regularly need repair due to age. Maintenance does respond quickly to requests, but does the laziest job possible. The price that is advertised is not the actual price, that is just rent. Renters are REQUIRED to pay for cable and internet from Xfinity, plus water and community fees. Every month be prepared to pay rent, over $100 in fees, in addition to utilities. The base rent will also increase every year. The leasing office will give a made up reason for the increase if they are questioned. They will negotiate, but be prepared for a rent increase. Generally, the complex is quiet. However, sometimes loud discussions can be heard from the parking lot in the middle of the night. The walls and floors are thin. Noisy neighbors can be heard very clearly. The dumpsters are a disgusting nightmare. People throw trash everywhere, another area that is poorly maintained. Crosswinds is just okay because it is pretty safe and the people in the leasing office are kind and helpful. Again, cannot recommend renting here. This complex is not worth what they ask renters to pay.
SPIDERRRS are uncontrollable On third floor, up under the sinks and they are caved in They painted a bug on the wall The mantle coming off the wall Ants in the window , found a ant crawling on my baby's neck I definitely will not be renewing this is BS!!!
There has been a ton of water leaks over time in my apartment that damages my property and is a big inconvenience. Not to mention I’ve always been the one to have to clean the carpets myself after the water leaks. Sometimes maintenance either takes a long time to respond or doesn’t know what is going on so it takes a while to get some things fixed. Also, rent goes up too much every year with no improvements to the unit.
We’ve only been here a few days so we haven’t spent that much time around here but I have to say, we needed maintenance on a Sunday, service was fast, efficient and FRIENDLY. I wish I had caught the electricians name, I would’ve given him a shoutout. If you’re looking for a place with quick response time for repairs, this is the place. We were super impressed.
My apartment is cozy, and roomy. I couldn't be happier. My kitchen and dining room is large. I also love the trees that are throughout the complex. It offers shade and adds to the homey feel!!! Everytime I have called for maintenance, they have been johnny on the spot.

This place is terrible. The littlest things you have to pay a fine, nothing works, and the workers here are rude also. It’s always something when it’s comes to paying rent. I highly recommend choosing a better place to live.
I have lived here for quite a bit and I can honestly say this is the best buck for your dollar property you can reside in. I've lived at Highpointe Apartments and Bridgewater in Flowood, there more expensive, and you get less for what you pay for. The staff is incredibly kind and compassionate, and the property makes you feel at home. Neighbors are friendly, there is no crime, and everything and everywhere is a convenient 5 minute ride away. Thanks for making this a great place! Keep it up Crosswinds!!

I have to say Crosswinds SUCK! SCAM!!!!!! I definitely wished I had read the reviews prior to moving here. 1) I asked the front office staff to give me an estimate on how much my monthly rent would be BEFORE moving in. I also, asked them if there was any other bills associated with this apartment. They simply informed me about the pest, trash, and cable. They NEVER mentioned that it would cost $400 to get your utilities connected. Rip off! Terrible people.! The entire complex has 2 different service provider depending on where you stay within the apartment: a) Brandon utility company b) entergy. The apartments aren’t even in Brandon. We are located in Pearl so I’m wondering why we have to pay so much! 2) Our dishwasher/ garbage has been acting up since we moved in. I constantly put in a service request for someone to come fix it and the matter is ALWAYS “temporarily” fixed. I’ve had a dishwasher in my previous houses for over 10 years and they never stopped functioning for me. I’m tired of the laziness! I had to completely stop using my dishwasher the last 2 months because it’s no use. It’s going to stop working. I now wash by hands which is very inconvenient for me. 3) THEY NICKLE AND DIME YOU FOR EVERYTHING! Everything! Seriously, save yourself a headache and find a super nice place rather than staying in this roach infested crap. It’s so many other apartments in Brandon that we could have stayed in that truly care about their residents. Looking forward to when our lease is up!

I’ve lived in many apartments. And this by far is the WORST! Your rent will be something different every month !!!! You pay all this money and have to deal with broken a/c units. Leaking ceilings. Leaking refridegartors. Neighbors with dogs who DONT CARE that people live below them. Water outages almost every other day. & the staff and management are RUDE ! Especially the the manager she is VERY RUDE! This place is the BIGGEST RIP OFF IN MISSISSIPPI!!!!

I loved my apartment when I first moved in... until all the roaches started playing. I complained about it and got transferred into another one. Now instead of roaches I can’t get any sleep due to my upstairs neighbors. I have complained about them thousands of times. The best solution I was given was to give crosswind a 60 day notice to move. I complain and I get told to do a 60 day notice.. They also make you pay $45 for basic cable. And the water I believe they just come up with a price. Please research other apartments before moving here...

My husband and I lived here for almost four years. We enjoyed using the amenities but grew to hate our apartment. We constantly heard the TV from the people above us along with every single step they took and every word that was said. Nothing was ever done when we complained due to our neighbors being close friends with the apartment manager. After giving the required 60 day notice to vacate, we left with over a month left on our lease. In addition to paying the last month’s rent, we were also charged for water even though we had turned in our keys to the office. They refused to take away the charge because “how do we know you weren’t there”. I would not recommend these apartments to anyone. They nickle and dime you every month and have no respect for their residents if you aren’t friends. In addition to all these problems, the apartments require you to pay for cable that you might not want, pest control that doesn’t do anything since we had a termite infestation, and garbage dumpster usage. Along with the water bill, this adds over $100 or more to the cost of the rent. TL;DR don’t rent here find somewhere else

Been at this property for a year and have had to put work order after work order in for the same things every week. Grab age disposal never works, kitchen sink leaks constantly and all that was done was maintenance putting my mixing bowl underneath. Hvac unit is always on the fritz. In the winter we freeze and in the summer well we roast. They replaced the thermostat, which still doesn't work properly I have to personally replace the batteries every 3 days. When I told the maintenance people about it as they were "fixing" the unit and was told I "purchased a bad batch of batteries" (Goth) The unit I rent is a 1st floor unit and have a leak in my hallway for 5 months. A bucket has to be placed to catch the water, which is a bout a cup a day. It's bubbled and black now, but when I report it, the office marks it as complete...nothing is done. I normally pay over the amount billed and was told I needed to stop because it causes problems for office members...really...seriously! They will act as if they are caring but being that I work in hospitality I know the fake until they're out of your face tactic. Although the location is great and the apartments are very spacious, it's not worth the headaches and disappointment.

I lived at these apartments for 2 years. I had a constant issue with the fireplace during winter month with a draft that made the living room area very cold. I was told to put a blanket up over the fire place. Had a leak in my laundry room for over a week which resulted to the carpet infront of the master bedroom being soaking wet. As well as the water running down the wall near the breaker box. When they finally sent someone, the guy puts holes in the ceiling and places my buckets under the holes, did not even look at the wall where the water was leaking and said he would return the next day and did not. They had to come everyday to watervac so that the carpet would not start to smell. The maintenance personnel did not know what they were doing at all. Management spoke to you like you were a child and did not know anything. The advertisement of the place does not tell you that the amount of rent shown is a base rent and then they tack on other expenses i.e. trash, pest control, cable(MAA Connect), statement fee (online or paper), and water/sewer. Make sure that you read the rental policy thoroughly before signing. Other than all of that, the apartment is very spacious. The kitchen is a little out dated, can use cabinet restructure as well as the stoves.

We had a water leak in the ceiling from the refrigerator in the unit above us that was a faulty repair from them that poured water from our ceiling for 5 days straight, after the water shorted out the hvac systems we contacted the fire dept and they fixed the leak within 15 minutes. This has been on going for a week now and no resolution has been given. Every review I read online says the same thing. Do not rent from these people
I recently moved in to crosswinds and so far I am very pleased. The apartments are spacious and the staff has been very helpful. My only complaint so far is that the kitchens are a bit dated.
This is a great area if you have just relocated to Jackson, MS. It is very peaceful. No loud noises. Friendly environment. If there are any issues with fixtures etc, they are handled in a timely manner. It's a safe environment (most importantly), and it's close to many eateries and outings, which is great for you and/or your family.
