Property Ratings at Crosswood Park
I’ve been here just about a year and I have zero complaints. Maintenance is always here a day or two after a service request is submitted. The grounds are well maintained. My apartment is spacious and is affordable for the size. In fact, you can’t find apartments this big very easily if at all. Office staff is friendly and helpful. I had to move quickly last year and they made it happen. I even moved up the date on them and they made it work. Super quiet here as well. It’s so nice to enjoy where you live.
Things don’t get fixed for the price you pay. They will go up at least 5% each year or more in rent and yours not getting anything more for your money. Homeless have broke into my car multiple times. They broke into my house when I was on vacation. Some neighbors that moved in like to smoke marijuana. And it no longer feels safe for me and my kids at night. There “rent a cop” is a joke. They make a fast uturn and say they have watched the property. They don’t even get out of the car to check the pool or see if someone is in the trash. It’s close to shopping which was nice and their are really nice people who do love there. Just know it’s also has some shady side to it and you are paying a lot!
I read reviews after I moved in and thought ‘oh no!‘ but everything has been opposite of everything I’ve read. My apartment has been wonderful, everything brand new fresh paint and all. Office responds immediately to my emails. I have no bugs or anything mentioned in some reviews. Everyone minds there business. Quiet community over all. Very happy to call this community my home.

The property itself is beautiful and the apartments themselves are well maintained. But the office clearly has not adjusted the management of the property in a current pandemic environment and a national WFH effort. Their management greenlit jack hammers to come onto the property to break up concrete while the majority of California has been told to WFH. It is impossible to work right now. They care more about property maintenance than tenant comfort.

This sidewalk work needed to be done to help ensure resident safety The sidewalks were getting very uneven and with the new tree growth in the spring they could become safety issues. . Service requests get lost and they make no effort to contact you if they are running late or don't plan on showing up at all. Any time you need something done, plan for make 2, but most likely 3 requests for that issue. There are bug problems because the units are not sealed properly, and they do not spray. Not worth the annual $200 /month increases.
Appreciative of the landscape architect who designed stoney creek beds and forested bridge ways into the limited space. Picnic areas, pool, tennis, squash, basketball courts -yum. - A library just a short block away. Greenbelt backs the property where wild turkey still roam. Bus 93 pulls up throughout the day.
We were looking for a place for our family. Due to circumstances we were running short on time, and this place had an apartment for us when we needed it. The rent was a little higher than everywhere else and so was the deposit, but the management made it sound like this was a luxury apartment complex, that offered ammenities and service that was top of the line. Awesome, I guess it was worth the price. We were already at the top of our budget, so we asked how much the utilities were before we moved in. We were told it was a maximum of $70 monthly, which was standard for the area. We agreed to this and moved in. Upon move in, we completed a walk through and noticed the place was dusty and dirty. The management claimed that this was a newly remodeled apartment, but within the first week here we started noticing issues. The HVAC system was completely clogged with dust and animal hair. Some of the lights were out, a cabinet door just fell off when we opened it, the microwave didn't work, and the brand new carpet that was installed, was coming up in places, not to mention we kept on stepping on tacs and injuring ourselves. The microwave was replaced withing a week, ok no biggie. The first month utilities were $70, as we were told. The following month the utilities almost doubled at the price of $123. The next month, utilities went up to $131, and more to $135 since then. We looked at the utility bill and it said that we were being charged from the first day of move in, and the $70 originally paid, was not showing as paid at all. Every time we asked the management about it, they avoided answering the question. Thankfully, we signed a six month lease and only had two months left. Well, that's when it really got bad. The water heater went out leaving us without hot water for a week. We addressed the issue with the management. Day two without hot water I was advised to take the morning off so they can come fix it, ended up coming in the afternoon. Problem couldnt be fixed that day, so they scheduled a plumber to come out three days later. I took another day off work, and still the couldn't fix it. Finally, on a Saturday when I went into the office to find out how much longer we would need to wait, the manager yelled at me. They finally gave us a key to another apartment to shower. Then sewer flooded our bottom floor and it took three days to fix and clean. Still not up to code. So choose wisely. These people are a joke and the service is terrible.
