The section of Arlington bordering Ronald Reagan Washington International Airport just south of the Pentagon is largely a business and commercial district full of large high-rise buildings. The lifestyle here is distinctly urban, with many corporate professionals living very close to where they work (the close proximity to the airport, the Pentagon, and Washington also makes the Crystal City community a popular choice for government employees and frequent travelers).
Folks around the DC area are familiar with the shopping centers here, particularly the famous subterranean Crystal Underground mall. Residents also enjoy easy access to several large public parks, including the scenic Long Bridge Park and Four Mile Run Park.

Property Ratings at Crystal House*
Leasing office does not want your business or care about the customer/ tenant. Managers are horribly disconnected from employees and what they are doing. I’ve lost thousands just trying to finalize move in date. Two weeks after original promised move in date, management comes back with higher rent and terms I did not agree to. I do not get it. My credit is excellent, rent check in hand and they still cannot get it together. Very disorganized management, expect false charges, misleading terms, delayed maintenance requests based on other reviews and a very frustrating move in process.
Property Manager at Crystal House*, Responded To This Review
It's disappointing to see this perception, as our team strives to provide attentive and high-quality customer care to all our residents. We are committed to ensuring that lease terms, fees, and conditions are transparent and thoroughly reviewed with each resident before signing, so both parties are clear and comfortable. Additionally, our maintenance team works hard to address requests promptly, prioritizing resident needs as efficiently as possible. If there are any questions about terms agreed upon at signing or if you have outstanding maintenance concerns, please reach out to our office directly so we can assist you.
They furnished wrong information to resident screening service companies, my screening report now shows that I had an outstanding balance with them which is getting me rejected when applying for other apartments, while I actually paid them everything in full and on time. I've been trying to reach out and they don't reply at all.
Property Manager at Crystal House*, Responded To This Review
Hi there, we're sorry to see that there was a miscommunication regarding your remaining balance owed. We'd be happy to resolve any complications you're having and encourage you to call our team during office hours. We hope to hear from you soon.
CAR THEFT AND SAFTEY ISSUES. My car was broken into and almost stolen TWICE. Literally twice in four months and Crystal House has done absolutely nothing to fix this issue or try and keep residents safe, though multiple other residents have reported stolen or vandalized cars. This last time I was parked right under the security cameras which DO NOT WORK I discovered after. Building isn’t doing anything about all the car theft in their own lots, they truly don’t care about the saftey and well being of residents. The price point isn’t that low anymore, not worth it for all of the in apartment issues in addition to constant theft.
Property Manager at Crystal House*, Responded To This Review
Abby, we are truly sorry about what happened with your car. We understand your concerns and want you to know we care deeply about the well-being of our residents and their belongings. We will take your comments into consideration to help us serve the community to the best of our ability. Please feel free to contact our office directly if you would like to discuss your thoughts with us further, or if there is anything that we can help you with.
Crystal House was my home from 12/17 - 2/22. My overall experience living on the property was great. Management was very responsive addressing issues as they came up. Jade in the leasing office went above and beyond to assist with my move out of state. I would not hesitate to advise anyone to move to Crystal House.
Property Manager at Crystal House*, Responded To This Review
We truly appreciate your 5-star recommendation! Thank you for taking the time to let us know how helpful Jade and the rest of our team have been during your four-year stay in our community. We will miss seeing you around and wish you all the best as you move on to new places.
With JBG Smith taking over Crystal House in 2021, this property has gone from being just about worth the rent they were charging before to absolutely avoid this property. The rent prices have increased significantly, but the services you receive have decreased. The complex has an issue with bugs, specifically German cockroaches. The maintenance team is incapable of understand let alone fixing most issues (they didn’t understand that the thermostat that was installed is supposed to automatically control air flow. Finally coming to the new management, they are truly awful. I’ve had an issue where the tenant above me jumps and stomps when exercising that my unit shakes and all management says is that they will remind them of the proper etiquette of living in an apartment complex. That is all fine if the tenant ceases this behavior but after 9+ months of this happening daily with no resolution, that just shows that management is unwilling to get to the point with tenants, enforce the leasing agreement, and instead beats around the bush. I would avoid Crystal House at all costs.

Could you please email us at PM_CrystalHouse@jbgsmith.com when you have a moment? We look forward to connecting and working to restore your satisfaction.
Love the location, but roaches were everywhere. This is an old property built in 1963. Rent cannot be this high if you have roaches running around the way they do. Do NOT rely on exterminator. Get traps, the bomb, sticky substance..or whatever it is to combat them.
Property Manager at Crystal House*, Responded To This Review
Thank you so much for sharing your concerns. We offer regular pest control services and encourage residents to keep their homes clean and report any problems to us. Our team is looking into your feedback, and we would like to discuss your specific service. Please stop by the management office or give us a call at 703-521-4200 so we can review the details of the program currently in place.
I have lived here 5 years and am moving out once my lease is up. This place has really gone downhill over the last 1-2 years. There are pests everywhere. It is impossible to get in touch with leasing or maintenance for general apartment problems. When something fails, such as an appliance or a leak in the bathroom, it takes weeks for anyone to respond. Then, they will enter your apartment to "fix it" without notice or approval multiple times, but the issue does not get resolved. Incredibly over-priced both for the area and the quality of amenities and customer service. I am so happy to leave for a much nice building with better customer service. I wouldn't recommend this to any of my friends or family.
I’ve lived here for 2 years and these are my main complaints: 1.) No air conditioning. The building is set up that you cannot switch between heat and a/c yourself. Management always waits until my apartment is regularly in the high 70s to low 80s before they switch from heat to air conditioning. I recommend investing in some really nice fans. 2.) Cockroaches. 2018 was by far the worst year, but it was a little better in 2019. 3.) Cigarette smoke. This is a smoking community so PEOPLE SMOKE INSIDE. I might as well just let them smoke in my living room, it’s so bad. When I complained, I received this response, “Since it is not a smoke-free community residents are permitted to smoke in the apartment, but our office does do its best to remind residents to be courteous to their neighbors.” It has not been a problem until recently. It’s so bad they might as well be smoking inside my living room. 4.) Management hasn’t been the best when it comes to customer service. I compare it to they consider me their cash cow, and not a person. Expect to see high rent increases with little room for negotiating. This year’s increase is the worst, and their response was that they reminded me that this is a “rate increase with the pandemic in mind.” 5.) Maintenance. Overall, I’ve been happy with them. They’re not very fast. Also, nearly every ticket turns into me having to sell it as a legitimate request. In the end, they’ve made it right 99% of the time. My apartment is not updated. It’s like I time traveled into the 80s, but the original rent I was offered was fair. I would argue the past two years, though. The amenities are pretty nice, but you pay $500 per year for them (unless there is a pandemic, and the cut it down to $100). The only amenities I’ve used are the gym and pool. Parking isn’t cheap, but nothing in this area is. Be aware that they will increase this cost as well. There is a little convince store, but they definitely charge for the the convenience. Overall, I would not live here again.
Seriously live anywhere else. Save yourself the disgusting apartment and rude management.
We moved in 9 months ago and loved the size of the apt and it's location to public transport. After a few months we started noticing an occassional roach. We killed them ourselves at first but when they started coming more consistently we asked maintenance for the exterminator. Here we are 3 months later, still receiving weekly exterminations and still getting roaches daily (kitchen, bedroom closet & bathroom sink). The leasing office swore no one else was having issues but the exterminator has told us differently. Do not rent here unless you absolutely have to!
How to sum up my time at Crystal House? I would first say save your money and don't let the lipstick on this pig fool you. The pool is pretty much the only redeeming quality I can find at this property. In 12 months of living at Crystal House, I've had 11 maintenance requests. Mind you not for changing a light bulb but serious issues like on the hottest day of the year having no A/C. Then there's the awesome experience of coming home to the ceiling in my bathroom fallen into my tub and water coming through the remaining ceiling. It was pouring onto my floor and flooding which I had to use my bath towels to sop it up and try and not let it spread. Well, the good news is it only takes between 4 to 7 days for maintenance to respond and take care of issues. The bad news is they really don't fix it since the repair quality is a joke. My bathroom ceiling for example now has waves in it and looks lopsided. There's so much I could point to about the property and what you are paying for that fall well short of ever delivering on a "luxury" living experience. A few listed below are the following: 1. Grills don't actually work or if they do the ignition system doesn't so you have to risk getting burned to light them. 2. The property doesn't clean around the back doors where some irresponsible residents let their dogs urinate on the building itself and fail to clean it so it reeks of urine and garbage. 3. Walls are thin you hear EVERYTHING. Nothing like being woke up at 3AM to the sounds of your neighbor well you know! 4. Yep it's true ROACHES! 5. Very transitionary residents... very few if any long-time residents most are there then gone so a lack of real community. 6. I can say that the staff at best are apathetic. At the property, I would say that if not for continued persistence that you as a resident are to pay rent, live in your apartment, and feel privileged that you may live at this sow. I have decided to leave at the end of my lease which is soon. I am counting the days and patiently marking my calendar till my time in this not so great place is over.
I've lived here for several years but am moving out when the lease ends this year. After living here for over 3 years, they are raising our rent by over $200 this year, which is about a 15% raise for us. I liked the apartment when I first moved in, but management changed and it's gotten worse. Now they're constantly doing renovations on vacated apartments, at one point when they were renovating next door I thought all the dishes from my cupboards were about the fall off and one of my cupboards cracked because of this. When I asked the leasing office about this, they said they sent an email regarding renovations. I've had other issues where I was taking a shower in the middle of the day and a maintenance worker has walked in, disregarding someone was home and in the shower. And now with the renovations, there has been no hot water for over 2 days and the management has offered for us to shower at a nearby gym as a solution! The only pros of the apartment is the location and they are spacious, however, this is not unique to Crystal Square and you can easily live anywhere else in Crystal City and have the same features.
I would strongly recommend avoiding this property. It is poorly managed and maintained. The property manager and office staff are unresponsive to tenants. In addition, maintenance requests are largely ignored. Worst of all the building has a large presence of vermin, booth cockroaches, and rats in common areas. My requests to have this resolved by management and maintenance were ignored.
Seriously, this place has great bones - the unit I have has a good floorplan, there are good public amenities such as the pool, gym, front desk, and lounge. However, nobody wants to live in a place that is infested with cockroaches, coming out of the cabinets to and walls. I am a very clean person - now neurotically clean. Nothing I do can fix these bugs though. I feel trapped in my apartment. I've looked around a bit and management often replies to posts online. They are WELL AWARE of my situation since I speak with them regularly. However, they do not fix the issue which is just sad. If anything management is getting worse.
Sleazy management that tries charged me almost $2000 in made up damages when I moved out. Slow moving and uncommunicative management, book keepers, and director of operations. They are not on your side. Spend the same amount or minimally more and get a much better experience in Crystal Tower or other apartments in Pentagon City.
A terrible welcome. We deeply regret signing a 1 year lease in Crystal House. The staff are so bureaucratic. We have been here 12 days but already I've complained 2x about the tenants above us who allow the dog to urinate on the balcony onto our unit. Despite multiple complaints, it continues and the staff are non-resident and defend the tenant above us. The lease prohibits animals on the balcony. Not understanding why no action; wondering what it could be.
I have lived at Crystal House for almost a year, and will be moving when my lease ends. The pros: close to metro, renovated gym, nice appliances in the renovated units, and an on-site convenience store. The cons: leasing office and concierge are often less than helpful, with any issue you could possibly imagine. There are only 5, visitor spots for both buildings which you have to pay for. Concierge often sends you 10 emails for one package and also pick and choose if they will let your food delivery person enter the building (you may have to meet them downstairs). VERY OLD facility, though they have renovated the lobby and some apartments, the hallways and some apartment features are very dated and unattractive. I was told the hallways would be renovated within a few months, a year later and they still look dingy. The price is a joke as well, as someone who analyzes market pricing for a living I can assure you Crystal House is becoming overpriced. There are a number of brand new apartments within a few miles that charge the same amount, some even charge slightly less, considering Crystal House is over 50 years old, the price-point should be lower. Not to mention the loud noises and constant inconvenience you will have as a resident due to never ending renovations, (no sleeping in on days off). There have also been a few security issues, including threats made to the property, where police involvement was needed. Also, if you live on the back side of the buildings near the dumpster, you will literally be awoken by moving trucks and slamming dumpsters EVERY WEEKEND. Not to mention, there have been a number of water and power outages since I've lived here, so have fun taking the stairs up to 12 floors with groceries. I have also heard horror stories from my friends who moved out regarding the final inspection, and receiving your security deposit back. Oh and the grand finally, the building owners just filed paperwork with the city to seek approval for Crystal House III, which will be built on the existing parking lot, so you will be subjected to a minimum of ANOTHER 2 YEARS OF CONSTRUCTION NOISE AND DEBRIS. I would seriously reconsider moving here, the only distinguishing advantage that Crystal House use to have was its affordability. Now however after their price increases you can move into a NICER, NEWER, apartment in the same area for the same price. Good Luck!
I will NEVER recommend this apartment. I lived there for 13 months. The neighborhood, swimming pool, concierge, etc. is good I think. However, the leasing office is so irresponsible and made me very very angry. We moved out one month ago and today I got a email bill to ask us to pay over $500. And they only give us 2 days to pay the bill. I went to the leasing office to ask more about the fine. They showed me some photos to prove that it is not the same when we moved in. But when we asked them about the photos when we moved in, they told me they never took photos when residents moved in. So, how can they tell me that we ruined the apartment? And in fact, we called cleansing service to clean the whole apartment before we moved out. When we moved out, the inspection team have already quick inspected the apartment and told me that everything was ok. And then I asked if I can talk to the inspection team to argue about the photos. They rejected my request. I said, so you are telling me that I cannot argue, I cannot talk to them, I can only pay what you want me to pay?! And they said, YES. What?! I've never seen such irresponsible apartment and they did NOT show my any respect! I will never recommend this apartment to anyone. What a terrible experience!
While Crystal House offers a decently large apartments and a convenient location the management is horrible and does not care about the residents. I lived there for almost two years after taking over a friend's lease. I was in one of the larger, older units and when my lease came up for renewal they told me I could only lease the unit for an additional six months and at an additional $700 a month! To highlight how terrible management is when parts of the ceiling fell in the storage unit area no one notified me. Maintenance went in and put a plastic tarp over my item after the fact but made no attempt to clean up the mess. There was dust and pieces of ceiling everywhere. I inquired if there was asbestos in the ceiling and it took weeks and additional follow up to get an answer. When I complained management did nothing. When there are maintenance issues be prepared to wait. When water was leaking from the ceiling in the bathroom it took almost 2 hours for someone to show up. When my kitchen flooded it took 90min for someone to show up, they tracked dirt on the carpet and did not properly clean up after themselves. When it comes to the common areas management does not properly maintain them. They just renovated the common areas so they are nice but don't expect them to stay that way. The cleaning crew doesn't know how to properly clean the gym. When the gym was moved for 4 months I don't think the cleaning crew came regularly as dust with fist size dust bunnies gathered at the end of the treadmills. The water in the fountain was milk white and did not look safe to drink. Crystal House claims to be a "luxury" apartment but it is all cheap tricks. True luxury places provide excellent service and take care of the small details and this is where Roseland fails. There are many options in Crystal and Pentagon City so spend your money elsewhere and avoid the management headaches at Crystal House.
Do not move here. The management has been terrible. I moved in at the beginning of 2013 and will be moving out as soon as this lease runs out end of 2015. The overall building is pretty old and run down, they are doing renovations but really is just covering up how bad it is. They changed all the locks to an electric key fob for all public doors and your apartment , which was really sweet at first but half of the doors are broken with these new locks. But management is the main reason I am leaving, they have begun to nickel and dime you for everything. They introduced a $100 lockout charge for after hours which is not a huge deal, except they messed up my key fob and roommates where it expired in the middle of our lease. So having to get door opened as we discovered this after hours were told we wouldn't be charged the $100 because this was their mistake. Now not only was it very inconvenient to be locked out for an hour I am now being charged $100 for their mistake. Also they are installing washers and dryers and missed ours and another apartment and didn't get it installed for another month after we were told installation would happen. Overall building being old isn't the worst but the management lately has been awful and am leaving asap.
Hi, I came in to visit the property looking for a 1 bedroom apartment and the person who showed me around was wonderful. The property is going through some upgrades but it didn't deter me from renting. Thanks Crystal House!
The apartments are spacious and close to the metro but the management is HORRIBLE. I've lived here for almost 3 years and the management continues to go down hill. There has recently been huge turnover in the leasing office staff and the concierges. I used to love the concierges but the new ones are not as friendly or knowledgable. The maintenance staff is extremely nice and usually pretty quick to address problems; HOWEVER, some units, including the one I am in, have had roach and pest problems for over 18 months. They treat and think they have found the source in another unit but roaches keep coming back even after intensive treatments. They also have been doing construction to improve the spaces. Recently just opened the new lobby which I guess is considered "modern," but looks more like they couldn't decide on what color scheme to go with. They also began construction in our unit (including knocking down part of a wall) to build a closet and to install a washer dryer in January of 2015. The original estimate of 8 weeks was quickly changed to 12 weeks which was extended to "no timeline" for actual installation of the washer dryer. It's August (so 8 months later) and there is still no updates and they have been unable to provide information on when we can expect that installation. Finally, a lot of the "amenities" listed haven't been available (party room, lobby, exercise room, roof top stuff) for many months as they continue their "improvements" yet the full amenity fees were charged. They will also give next to no notice of closing the office, water shut-offs, fire alarm testing, elevator outages- not to mention you can't even hear the fire alarm in the back bedrooms of our apartment. Spend a little more for better service at almost any other building close by. Once you become a resident here the management stops caring about you.
The place is ok for 20 somethings looking for somewhere close to the city. It is conveniently located to the crystal city metro and close to the Mount Vernon Trail so it's great for bikers. Has a pool though not very private. The building is fairly old and drabby and currently going under major renovation. Staff is friendly and helpful and there is free hot chocolate and apple cider in the winter. Overall pretty average but excellent location.
For almost two years now I've thoroughly enjoyed living in my studio apartment at Crystal House. With an amazing view of the well-known Crystal City area, the apartment is lined with an entire wall of windows and a balcony of the same length. Located across the street from the Crystal City metro and VRE station, access to D.C., MD, and VA is a breeze! I’ve lived here without even needing a car and travel abroad is a snap as well since the DCA airport is blocks away. The building is one of two on the property with access to a gorgeous outdoor pool , a well-equipped gym just a few floors up, and a convenience store in the basement with a dry cleaner . It’s a clean, quiet neighborhood with both gorgeous green spaces and the advantages of city life. The Pentagon Mall and many restaurants/bars are also in walking distance. I admit I experienced a few bumps when first moving in with the leasing office and fees, but I believe they were going through a transition. As the staff has changed things are a bit better and the building is also going through a lot of great renovations too. Only moving out of the state for grad school could make me leave this place behind!
We are very new to this apartment complex and area of Arlington having only moved in 5 days ago. That being said, overall the place is fine. We moved from a brand new complex so the downgrade in overall finishes and cleanliness has been an adjustment but was to be expected. So far, the staff has been OK.
The management is very responsive and the owners are working hard to make Crystal House one of the nicest places to live in the area. There are several modern renovations underway and to top it all of, the complex is the cheapest luxury apartment you will find in crystal city.
