Property Ratings at Crystal Springs Terrace
First the pros: apt is clean, property is safe, you get a parking spot, the amenities are nice (except the dryers, they take forever). The staff is generally nice. Cons: As a unit that is sandwiched in the middle, the walls are so old and thin. You can hear everything, people coughing, talking, televisions. I don't have a problem with my downstairs neighbor. But if you have a lot of people living above you, you'll hear them, and their pets. Because the building is old, I hear heavy thuds of footsteps 24/7 from the upstairs unit (one works from home). There is zero quiet time. As someone who works a lot outside the home and has a demanding job, this living environment is super draining. Had I known, I'd have chosen a different complex to lease.

nice simple place to live at and I feel safe in this community
My wife and I lived here for 7+ years and loved it. The best part about Crystal Springs is its location. One of the few places in the bay where you are surrounded by trees. Walking distance from a beautiful county park where you get views of the bay. The apartments are spacious, especially on the upper floor where you get a vaulted ceiling. Service was top notch, maintenance was always on top of repairs when requested. Front office staff was kind and easy to work with. I would definitely recommend Crystal Springs to anyone living in the area.
My husband and I have lived here for two years and we love it! From the maintenance team to the front desk to the security guards, the staff here are beyond friendly and helpful. During quarantine, we spent a lot of time going on walks around the complex and were always greeted with a smile and friendly conversation. Whenever we have had the rare maintenance issue in the past, the team comes quickly and fixes our problem efficiently. We are on the bottom floor and rarely have issues with loud neighbors above or next to us- we never hear our next door neighbor through the walls rather above us and only when they had a large party with the sliding glass door open (security was quick to shut it down after hours). The apartments are renovated, surprisingly spacious, and lovely. There are three pools which are cleaned regularly and always relaxing. And if one gets rowdy with lots of children, you can easily move to the next one- it's great having those options. Covid has obviously affected the gym situation but the staff have been accommodating and always reopening or changing things around to fit the county's regulations. We still go to the gym though and always feel safe with the cleaning and rules in place. Just outside of the complex is a beautiful state park with hiking trails and parks to explore. There is no other place like this in the Bay Area. When you drive up the hill to get to Crystal Springs, you feel like you're leaving behind the craziness of the city and entering a lush, green forest wonderland. It's been such a relief during the past year of lockdown to be in such a cozy place. We love it here and you will too!
I have lived here for 2 years. Since shelter in place the quality has fallen. If you want to overpay so your complaints get ignored this is the location. There are cobwebs and overflowing trash every night. More importantly, there are racoons in every corner. The apartment complex won't do anything until it has been reported to the county. Otherwise, expect all your complaints to be ignored.
I lived at Crystal Springs for 4 years and had the most wonderful experience. I'm going to miss my apartment but moved out when I bought my condo. My apartment on the second floor overlooked the landscaped inner courtyard and pool. I really enjoyed my viewed out of my balcony. The complex is quiet and neighbors are friendly and private. Valerie, Property Manager, and her team were so attentive and easy to communicate with. The maintenance team was on top of things and were seen up and about around the complex. The process for submitting work requests was easy. The clubhouse is well maintained. Snacks provided daily! My son enjoyed finding the quiet air conditioned clubhouse to work on homework. I would recommend highly living at Crystal Springs Terrace.

The apartments have absolutely no type of barrier or sound insulation. My life and the life of my family turned upside down when we had the misfortune to live below a super noisy resident who did not respect us: They stepped so hard on the floor that they would wake us up if we were asleep, as they got out of bed it seemed like they were jumping on the floor, always letting things fall to the floor. They lived as if there was no one living beneath them. Several times I came home from work and found my wife sleeping in the living room because it was impossible to sleep in the bedroom. The noises occurred after 11:30 p.m. and ended when they slept around 2:30 p.m., with noisy days passing until 3 p.m. in the morning. The property director knew everything that was happening in the apartment and did nothing to solve the problem. Of the few times she responded to my emails, one of the answers was that I should look for a home because I would not find the neighbors quiet in the apartments on the Crystal Springs terrace. After 4 months sending out emails stating the problems, I asked him to move us to a new apartment. the director Valerie said he could not because the rules had changed. Valerie, you said I should call the police every time my neighbor jumped out of bed at dawn every time they made a noise or dropped things on the floor. The big question Valerie that my complaints was about noises after 12 AM and on a few days ended at 3 AM. I have filed all the emails I sent to Director Valerie, I can send it to anyone who has an interest in verifying the information described above. Definitely my worst experience, would not recommend to anyone Crystal Springs Terrace.
It's right by Interstate 280, but you can hardly hear the traffic because of the wall set beside the freeway. The landscape reminds me of college at Santa Cruz because it is full of trees, near a park and a short drive to the beach. The only problem is maintenance takes forever to fix anything in your apartment. One of the laundry rooms remained vacant for months while they "repaired" the foundation.
I have lived in this apartment for 5yrs now and very happy to continue living here, however being a single mom with 2 young kids, we have outgrown our place here and would like to move to a 2 bedroom apartment. This place is located in a very private secluded area that is very peaceful yet you have all the amenities like gym, pool, barbeque area where you can enjoy weekends like you are on vacation. They just built a new gym & clubhouse so you don't even need to go out and join a fitness club - its free here.
The staff is nice although at times they tend to be too involved in your personal business. The grounds need major upgrade as well as the apartments themselves. More guest parking should be made available.
I have a one large bedroom and when I first moved in I was very excited. But I didn't notice that there were only windows on one side of the apartment and it is very long. I love the size, the kitchen is nice with granite counter tops, medium amount of cabinet space. Most of the apartments have windows on both sides but I have one of the token apartments that entered through the bottom floor rather than the top. I love my large patio and after adding some decorative lanterns, It is a really great place to paint or just have a cup of coffee. The staff is very friendly. I have had a few problems here and there but nothing crazy or terrible. The price is a little more affordable then the rest of the bay area and there are three pools around the complex. Parking is a bit of a problem if you have more than one vehicle, but my boyfriend and I pay $50 bucks for an extra spot. You have to pay a deposit, Pet deposit, and pet rent. And no utilities are included. The gym is new, and nice. (a little bigger than other apartment complexes.) Over all, I say that if you get a better apartment location on the premise it could be a great experience. Or if you like have a more cave like apartment, mine would be perfect for you! haha Hopefully this helpful!
