Property Ratings at Culpeper Farms
I've lived here for about 5 years in two different units - both have been great and exceeded my expectations. First apartment was one of the smaller units and was still fine for 1 person and a dog. I moved after 2 years to a bigger unit on the other side of the complex located next to the dog park. Dog park is great, community is well maintained and safe, and neighbors are quiet and friendly. Parking is never an issue and location is great with shopping, restaurants, and interstate access all right there. Maintenance is friendly and quick with servicing all issues that I've ever had. Office staff is prompt with responses and has always been very helpful. Only 2 issues that I run into is the office doesn't accept packages anymore for residents due to the pandemic and the post office won't deliver them to apartments and doesn't leave slips; so, is inconvenient to have to go to the post office. The fitness center is also out of date and machines constantly don't work, so an upgrade is needed. No other complaints in my 5 years here. Overall, I highly recommend!
They are no longer accepting packages on behalf of residents. Therefore the leave all of your items outside, in front of mailboxes for anyone to take them! The buildings are old and you can hear everyone walking over your head all night long. The people above me have a dog and you can hear it's nails while it runs through their house. It's honestly not worth the money or hassle to deal with them. Choose one of the other surrounding complexes.
PICK THIS PLACE ! I lived here for a year and the only reason I moved is because I got a job 2 hours away. I HIGHLY recommend living here, wish I could stay. It is conveniently located to plenty of stores, businesses, and breweries. The staff is VERY helpful. I had a leak in my AC and reported it early morning, it was fixed before 12pm while I was at work. They even went beyond and made sure it was fully recharged and working efficiently, saved me on my electric bill! The pool is BEAUTIFUL and well kept, the gym could use an upgrade but it's less than 10 minutes from 3 different local gyms. Neighbors are so quiet and nice, as well as maintenance crew. They always keep up with the trees and grass and garbage areas. I could go on an on. Email responses are super quick, they answer all of your questions thoroughly. Never have any issues with parking. My move in process was very smooth. rent is quite high, but I understand that it's the area and cost of living. Thanks for a wonderful year :)
The apartments are old, stairs to apt outside are concrete with broken pieces and holes that are dangerous. I have never had any kind of power wash or cleaning in the hallway or balcony areas which have a lot of leaves cobweb's and never swept or cleaned. The lease agreement is very long and detailed, late fees accrue after the 5th and attorney fee's after the 10th plus late fee's. If you do not call the office to let them know the rent was paid on the site they will continue charging you attorney fee's. The portal you sign into does not give you payment info or what is due. I moved in and 3 months later did not know the water and trash was additional until a late notice on door stating I was being turned over to collections. They do not give you full info on where to pay the water and trash which is another site. The only communication you have is you may get a piece of paper as a notice on your door otherwise totally on your own. The apartments is updated for its age and reasonable rates unless you get a late fee. a one bedroom for 855 plus a 45$ water and trash fee monthly sqt ft less than 500 is about the same as other places in the area with larger sq footage. Central to most everything is a plus. would give them 3 stars at the most.
I absolutely loved all the STAFF!!!!! So friendly, kind and approachable!!! The apartment was so cozy and everything was upgraded ! Anytime I needed assistance /maintenance they were right there!! I could go on and on about how great Culpeper Farms Apartments are !!! You will not regret it at all !! I miss everything about it and the great staff !!

Theres a saying that goes you get what you pay for. Living at Culpeper Farms proves that this saying is true. Like any apartment complex there are some pros and some cons. The only real pros of this complex is that the rent is super cheap compared to other apartments in the area. $1,005 for a 2 bedroom 2 bathroom thats almost 1000 square feet. It is centrally located on Broad Street pretty much close to everything, and the office staff is pretty nice as well as the maintenance crew. However there are a few cons, upon moving into the apartment several things didn't work such as the dishwasher, the stove, the drier and the shower knob in one of the bathrooms, the water heater and various small things. they are minor but I expect everything to be working when I move in. Other than those annoyances Culpeper Farms is a decent apartment community the amenities are nice and thats the real selling point of this place. If you're looking for a cheap centrally located apartment complex and are willing to deal with a lot of upfront issues, than Culpeper Farms will fit your bill.
I live here with my dog. The apartments are old, but the staff is very helpful. The neighborhood is quite. Neighbors nice and keep to themselves. I have never had to wait for the maintenance guys to come to fix anything. Easy access to shops and restaurants.
