Property Ratings at Cumberland Crossing
I’ve been living at Cumberland Crossing for almost two years. The parking permit is this plastic thing that can either fall off, or get warped by the sun and if it’s not hung properly they will tow, even if you park legally! The office had no compassion about my car getting towed, even if it was parked legally.

For those wanting to be near a big city yet live in the suburbs. Great amenities: blinds, walking path, spacious apartments, washer/dryer hookups, laundry room, central heat/air, pet friendly, close to shops, stores, restaurants, helpful staff, pool, community room for parties, low cost utilities, inexpensive rent, safe area.
The Cumberland Crossing Apartments in Fishers is a decent apartment complex. It is close to downtown Fishers and I-69, and is in a very safe area of the Indianapolis area (as compared to a lot apartments in other areas. It is an income-based apartment complex, so if you have over a certain amount of income you simply cannot rent there. This is what makes it the least expensive apartments in Fishers, since most others cost a few hundred more minimum for even a 1 bedroom apartment. There are some downsides however. The parking in front of the apartments can become a headache when people park more than 1 car in that area (according to the lease agreement, only 1 car is allowed in front per apartment and others have to go in nearby overflow parking). Also the apartments are literally right next to I-69, so if your apartment is in the back half, you're going to get a lot of highway noise. I rarely open my windows just because it gets that noisy. A while ago the IDOT proposed putting up a sound barrier down that area of I-69 but I'm not sure if that is still occurring. It is also more of a hassle getting approved to lease here since it is income-based and there's just a lot more paperwork and hoops to jump through. Overall, I have been pleased with living at Cumberland Crossing this past year. The neighbors are mostly quiet and respectful of each other and don't really cause a lot of issues.
