Property Ratings at Cumberland Pointe
They were great...for the first 6 months was here. I have lived here for almost 3 years and have lived in 2 different apartments within the complex. To begin with, when they tell you a classic is just as nice as a renovated, just without some cosmetic updates, do not believe them. I moved from a renovated to a classic and it is literally falling apart. Half the doors don't work/are off track, the railing on the stairs was literally not attached to the wall (hello safety hazard), the wall around the vents had to be rebuilt when they took a vent off because it was falling apart and the patio door takes the weight of a fully grown man to open because it's so stuck. There's also an ant infestation in the whole building they knew about before I moved in that they never mentioned. I can't tell you how much pet and people food I've had to throw out because they've gotten in (because we are still fighting it a year later). And I've toured other classics in the complex and see similar problems, so it is not just this one. My sister was looking for a place to live recently and asked for a tour and they literally made her drive to the apartment herself while they rode a golf cart (and did not go in to show it to her), did not give her any information on amenities or renovated vs. classic difference, told her to 'check the website' for information on available units and prices rather than talk her through them, and scheduled 3 additional tours for other units where she showed up each time only for them to say 'oh wait I don't think that unit is ready yet' (with no heads up to her). I've also inquired about moving to a different unit recently, and have been given 3 different answers by 3 different staff over the course of a month (all of which apparently are wrong). They also have never returned a call in all my 3 years here. I have always had to call them back a day or 2 later to follow up on a message left. Maintenance is really nice but I don't think they have enough staff (not the maintenance team's fault) because they always show up a week or 2 after I submit a request to follow up. The area is really nice and the other residents are great (super quiet complex), but if you have another option in your budget in the area I would go with that one. I do not plan on reupping my lease again when it expires.

Hi Thank you so much! Cumberland Pointe is so appreciative you took the time to leave us such a positive review! We look forward to your future experiences and your continued loyalty!
All these 5 stars are from people who have toured the property only .They also ask residents to leave 5 star reviews to receive money off there rent .I do not feel safe .Maintence men have just walked into my apartment on numerous occasions for “emergency water leaks “ all I asked for is a courtesy call and they won’t even call. It’s been times I’ve been in my apartment in the back room barely dressed and because I didn’t hear the knock on the door they just come in . .I’m a single female and this is not okay .I’ve lived here for over a year and I cannot wait to move to leave my HONEST review.EVERY MONTH THE WATER IS SHUT OFF at the oddest time either first thing in the morning or in the afternoon .So many times I wasn’t able to get ready in the morning or shower after work because it’s NO WATER .Every week it’s a problem with the water don’t even waste your time moving here .I’ve attached my email notification so you can see how often they shut the water (all the emails didn’t even show up )& TO TOP IT OFF ITS ROACHES .I DONT RVEN LEAVE MY APPLIANCES OUT AND KEEP MY APARTMENT REALLY CLEAN AND IM SEEING HELLA ROACHES IVE PUT IN MULTIPLE REQUEST FOR “PEST CONTROL” PAY A MONTHLY FEE & NOT ONE TIME DID ANYBODY SHOW UP ON A FRIDAY TO CONTOL THE PEST .Complaints fall on deaf ears.

I have been living here for about 3 months and so far it has been great! The valet trash service is prompt and super helpful, the staff is very attentive and all have welcoming personalities. I put in two maintenance requests and both were handled within HOURS of my submission. I was very impressed with how quickly they addressed my issues. The neighborhood is quiet and provides a homey atmosphere. Enjoying it so far!

It has been a little over a month since I’ve moved into my apartment at Cumberland Pointe and everything has been great! The move in process went very smoothly. What a joy to know that you enjoy your spacious, updated apartment home and the "amazing" service that you experienced with Nita. Welcome!
Whenever something goes wrong don’t worry maintenance is only one call away, I have noticed that the community has hired more staff members to be able to accommodate all residents

Knowing you feel you can rely on our responsive maintenance team means the world to us. Thank you for the acknowledgment!
This apartment is seriously degrading, it’s not habitable and the worst part is that there’s so much repairs to be done ( poor management) and no maintenance to do the job. After Ashford woods sold the property to Cumberland pointe, it became something else.
Property Manager at Cumberland Pointe, Responded To This Review

Thank you, and we hope to hear from you again soon.
The maintenance issues are never addressed and the management is really poor. We have been paying more than 500$ bill for just electricity because of faulty equipment's and no one from the management helps in any kind of issue. Also, the maintenance issues with door locks is pending from more than 2 months and no one from management really cares or provides any support. Please refrain from renting the apartments here if you want to lead a peaceful life.
Property Manager at Cumberland Pointe, Responded To This Review
We strive to ensure our residents' comfort and are sorry to have disappointed you in any way. We would like to resolve these maintenance inquiries once and for all, so please contact cumberlandpointe@firstcommunities.com or call 770-432-3316.
Warning BEWARE: Do not move into this complex if you have any other option...SERIOUSLY! I have been living here going on 2 years and I have had issues with my A/C since 4 months after moving in here. Maintenance said there was a leak somewhere in the lines but instead of fixing it they opted for recharging it every 3 months when we would ask them to. This became tedious so we finally begged them to just replace the unit in the winter because our heat was not working either. They said they would replace it but we had to wait until the spring/summer time. So we went through all of winter 2021 with barely any heat working and no one thought that was a problem. Front desk knew about the situation and they would not take any money off of our rent nor would they cover our $115 power bill that we were consistently getting because our unit would run without producing any heat or air. It is now March of 2022 and we still do not have any working air going on 6 months now. We have to rely on open windows and fans in our apartment. Front desk refuses to answer any calls and maintenance refuses to fix anything. At this point we’ve given up it’s become ridiculous. This is just ONE of the many issues. From loose outlets to broken and dirty facilities and critters, this place should be avoided if you can. They are old apartments and definitely not worth the $400 increase that I see the units are going for now since I have been here. I know choices are scarce these days with rent prices skyrocketing but please at least save yourself from this headache.
Property Manager at Cumberland Pointe, Responded To This Review
Thank you for your detailed feedback and letting us know about areas of our community needing improvement. We are genuinely sorry for any inconvenience and discomfort you have encountered as a result of the A/C/heating matter and are eager to restore your confidence as soon as possible. Please feel free to phone 770-432-3316 so we may look into this as soon as possible.
I am very pleased with life at Cumberland Pointe. The 900 Square Feet apartment feels like a Las Vegas Suite to me. I wish all reviews prior to the new owners could be deleted because they are not relevant anymore! I especially like the new management trying to keep our community informed about different items for the day when necessary -- and -- in a timely manner. Anytime I've had to call the office, responses to my questions have been courteous and professional.

I have been living on this property for 3 1/2 years. Since the take over of Cumberland Pointe, our maintenance requests have been getting resolve timely. I place serval work orders over the weekend and first thing Monday, Byrant resolves all my requests with a precise work ethic. Best regards, Bradrick Johnson

Thank you for this review! We're thrilled that our team members have been so friendly and helpful!
I lived here unfortunately 2 years too long. I was reading the reviews and there is one thing I can agree with, Joseph is absolutely amazing. Other than that, the rest of the staff, maintenance and the numerous property managers that come in and out of that place are horrific. When I decided that paying the amount I was paying wasn’t worth the crap they put me through, I found an amazing home in perfect timing. Back in September I finally met the new property manager and her professionalism was disgusting. She looked disgusting and she spoke disgustingly. As I have said before, I continue to ensure that nobody tries to rent from this place. So far I’ve saved about 30 people from living there and will continue to do so. When you go the their office, ask them how many tenants they actually have.

I have lived here for three years. Things started off good with Leslie but the Management started to change a lot. There's new staff at the leasing office every month it's hard to keep up with work orders and going back and forth explaining the same situations. The gate is always open (security threat. Too bad the rent keeps going up, yet management is deteriorating!
Property Manager at Cumberland Pointe, Responded To This Review
Dear Resident, It's our job to provide happy, comfortable homes. Please contact us] so we can help improve your situation. Thank you.
We went to view the apartments and townhomes and were astonished to see the remodeling is only on the surface. The units we saw had main bathrooms without fans and the unit we saw had a plastic cover glued over the tile in the tub. Windows in the living room and the bedrooms obviously leaked because we could see the water stains and feel the air flow as it was a breezy day. You could also see bumps in the linoleum in the dining room and the kitchen while the carpeted area wasn't any better. While I was looking inside a bedroom closet, I could feel a closet track under the carpet under my foot. The front door to the apartment had a deadbolt only without a secondary lock while the door itself was a remnant of another time period. The door leading out of the apartment models looked like it had see better days. While driving to see an open unit we saw a building with a door hanging open and closing with the breeze. The gym area from what we saw was closed and from comments from residents outside the office said it had been closed for over 5 months. The trash area was filthy while the Mail area had trash all over it. The front gates looked like they have been hit a few times with a maintenance man replacing an arm on the outgoing gate. While I see they have put in the extra work to renew the property, I just don't see the value in what they are charging. I have seen ratings on this site and others with former tenants and conclude, that my decision not to rent there is not far off the mark. They speak highly of the leasing agent Robin but not of the Main manager or the inept maintenance staff who still repairs the buildings as if it were still a low income housing project.
I've been living here since July and Robin in the leasing office was absolutely amazing. Yes, I absolutely adore my town home, however, I've made a number of calls regarding a noise ordinance. I know that the neighbors next to me haven't received it because the noise continues. Also, placed a few maintenance orders in and have yet to have that taken care of and its been a little over a week. I don't know, maybe they are tied up, but I'm just praying this place is nothing like my last horrific experience. For the money I'm paying, I shouldn't have ANY issues.
Ashford Woods has only existed for a few months. The worst thing for them is they are formerly Keenland Farms & it will take more than a few months to fix the problems they inherited when they took over. New office staff have been professional & polite which is a major upgrade from Katrina who was rude & told lies (glad she's no longer there). Maintenance is slow & rude. Only temporarily patch the problems because I have had the same things break FOUR times. Actually told by maintenance to just not use the drawer because the "tracks" were old and would keep dropping the drawer. How about putting in new "tracks" instead of telling residents not to use the drawer. If the new management can improve the less than mediocre experience here then I will update my review & rating. As of today I would not recommend anyone move here & I am not going to renew my lease. Good Luck!
