Located in Dane County and by Lake Monona, the city of Monona has been called an exciting place to live and work. The lake is the town’s main attraction, where people from other communities come to launch their boats for some afternoon sailing.
When you rent an apartment here, you’re just 15 minutes from Madison. Hundreds of diverse businesses call Monona home, and there is a wide array of shops and restaurants along Broadway and Monona Drive.
Winnequah Park is a rather large green space in Monona, where residents come to relax by the water or play sports in the open fields.

Property Ratings at Current 1 & 2
I cannot say enough good things about this place. Love the apartment, the amenities, the response from staff. A great place to live.
While still living here and after asking to re sign a lease, management showed our home and even had the new tenants sign a lease FOR OUR UNIT. Also, inflation is ridiculous here. Look elsewhere. Definitely not worth it
This is by far the best place I have ever lived! The units are top of the line and beautiful. Staff is great.
Pros: Maintenance is very timely when you have issues during the week. Had the heating unit in our apartment go out twice during the winter where it was blasting cold air but they came first thing when they came in. View of the river is nice. Cons: Pricing is extremely high for the size of the apartments offered. First floor business (B&H) is extremely loud for most of the warmer season (April/May through October) with their live music. If you get home after work and are hoping for a relaxing evening, you won't get it until after 9 PM of course they won't show you the apartments during the live music so you won't appreciate how loud until you've signed the lease and moved in. Also went to a new computing system that they don't seem to understand resulting in them forcing tenants to handle finding replacements for their apartment units if you need to leave your lease early (can't do 12 month commitments). In the past 10 years, the places I've lived with let you terminate your lease if you get 60 day notice and pay 1 or 2 month fee but this one you'll be locked in for a full year and on the hook for all of it, no exceptions with the explanation, our software is too complicated to figure out. Being on the river, the thought of having the patio was great to be able to enjoy the view but with being next to the water, you get an insane amount of river flies when it's warm which means lot of spiders as well. You can clean off the patio so it looks great but by the next day the patio will be covered in cobwebs again. Along with those issues, they have an electronic key system (fobs) that work 90% of the time but you will eventually have issues with because they don't keep their door software up-to-date. Has been an issue for the onsite gym and parcel room.
This property is only 1 year old and has required numerous maintenance requests. When engaging with the on-site manager be prepared for passive aggressive emails. The only time they send property-wide emails they’re threats about lease violations. Beware: THEY WILL CHANGE THE RULES OF THE BUILDING/LEASE BECAUSE IT IS WRITTEN IN THE LEASE ALLOWING THEM TO DO SO(*at their discretion*), so basically whenever they want regardless of the contract you signed upon moving in. This is not a troll review, but man has this place a let down…
We lived in unit 274, I would not recommend this unit. It is located right above a very noisy dog park that is open 24/7. Expect dogs barking throughout the night(midnight-5am). Don’t expect to enjoy your balcony without your HVAC vent blasting and being loud. (It is located on the balcony). There is no windows in the living area besides the balcony door. When we moved in it was brand new, but you can already see things breaking down(shower heads from hard water, the sinks aren’t installed properly and randomly switch between hot and cold, etc). It is a shame because you can tell they invested a lot of money into the property for it to be poorly managed and poorly assembled(on-site manager isn’t very kind and contracted builders cut corners). We opted to not renew our lease for all the factors listed above. Keep these thoughts in mind when considering this property.
The apartment is beautiful and bright. I appreciate all the amenities. I have not had any problems, and I'm looking forward to staying here for another lease term.
This apartment offers everything that I need! The office staff is kind and very accommodating to my needs, as well as quick to address any problems that may arise. I enjoy being upstairs from a coffee shop and food. The community activities downstairs have allowed me to get out and meet my neighbors and members of the community. I am very happy to be a resident.
Excellent Property Management and attention to needs. Top of the line workout equipment. All apartments have very nice nice finishes and huge windows. Apartments are located above great restaurants Buck and Honeys, Forage Kitchen, True Coffee, and the Tasting Room. The City of Monona has an outdoor skating rink in the winter on the neighboring park with a concession stand for ice rentals, hot cocoa, etc. In the summer they have ice cream and host yoga classes on the green. Highly recommend.
