Property Ratings at Curve 6100
As a former resident of 2 years here is my review. Pros: - Location! This location is great and convenient. It's one of the many reasons why we signed the lease to live here. It's right off of 95 with about 15 mins to DC depending on where you are going. It's right behind a plaza with the most convenient stores, such as Giant, Marshall's, Dollar Tree, etc. It's also in an area that is continuously building and growing which can benefit and potentially hurt the current neighborhood residents due to increases. - Cleaning Crew! I loved the cleaning staff. One particular lady was there every morning cleaning the building. - Concrete flooring and walls, you literally hear nothing from neighbors, but it did help that we were near the stairwell and model apartment (technically, we did not have neighbors). Cons: - The is a 7/11 right next door to the building where people constantly hang out. - The garage is constantly broken. Whether it was a resident hitting it or mechanical failure, it was pretty constant. This was unsafe to the extent that people could easily access residents' cars and the storage units on-site, which lead to ours being broken into just before New Year's Day. It took some time and follow-up for the storage to be repaired and although there were cameras on the property, management was not as helpful with figuring out what had occurred. - Packages are readily exposed. Although there are lockers, packages were constantly left outside of mailboxes and big bins outside of the lockers, making them susceptible to theft as people deliver food, have guests, etc. - Elevators were out of order for a while. At one point, we only had one working elevator for months. Over the course of the two years, I definitely saw a decline. We moved there during COVID, so we received a great rate, as the market has changed, so did the increase in rent, which was fine, but at the rate it was being increased to...the complex needed much more work for the luxury rate that was being charged.
A lot of hidden fees here. They charge current residents a $60 renewal fee. No other apartments does that. The parking situation here is worse. In February a new policy went into place. No more reserved space for everyone for a fee. Now everyone pays a fee and only 40 reserved spaces. Everyone else has to drive around and look for a space. Loud noises from the elevators. Leasing agents will confirm this. The elevator brake is on top of elevator creating a loud banging noise. A lot of your neighbors have medical marijuana cards from DC and smoke weed everyday. The place reeks of marijuana. Also read other reviews from other sites. The reviews here are outdated and the others are written by Gables staff. Don't trust Justin the office manager. Ask him about surrounding neighborhood. Look up the police reports for lincolnia road.

New management company, Gables, raised rent tremendously, causing many folks to move out. Greedy company asking for a renewal fee if you stay. If you get in on a good rate....9 times out of 10, it will be raised within a yr.

Management companies continuously changing - we're on our third now. This last company, Gables, has raised rent drastically...from $60-$80 to $1500 yearly increases. Don't forget the yearly processing fee for current tenants. As I type, one elevator working, garage gate up ($75 monthly parking fee), not operating by key thob. #NotImpressed

These apartments are amazing! I have a 2 bedroom, 2 bathroom apartment and it’s so spacious! The neighbors are quiet and don’t make much noise. People here are extremely friendly! My kids always go through the office once getting off the school bus and they just love stopping by to say hello to Rachel. They say how nice she is and how she asks about their day! Rachel is by far one of the best most caring person. The people in this apartment complex are so friendly we all look out for one another. I love living here! My kids have made so many friends and they love it here. Great apartments to live in!
Moved in 2015 under Bozzuto management and everything were a dream - both management and tenants. Things have steadily declined under Greystar. The front office staff changes regularly making getting things done difficult. There are 2 people at the front offices and one is constantly a revolving trainee, I've seen 5 trainees rotate out in 2 months time. The elevator is out of service or malfunctions with enough occurrence under Greystar to have become a nuisance. It is also very loud, with the breaking-clamping device located within the service-shaft rather then on the roof, as they typically are. We were in a unit near the elevator and sleep was impossible. Concierge package service is now out the window, replaced by a self-retrieval metal file system. Its design and location is a complete after thought, located in the basement garage, a level below the entrance and lobby. They no longer allow door-to-door service, which is ridiculous. There were residents that are not able bodied or mothers that pay extra for the delivery company for the door-to-door service and consequently many folks have moved out. The attitude of Ms. Rufino, the building manager, whose job is to take care of you, in addition to sales commissions, is complete laissez faire and terribly condescending, complete with eye-rolling. When a problem is presented, she would rather do nothing since it takes time away from leasing and sales activities. The average rent around here is 30% to 40% less of what Carmel is charging and while it was worth it 2 years ago... Greystar is constantly whittling that away. Parking used to be included, but now it is in addition to the rent. I was fine paying premium rent for 3 reasons 1) parking 2) reliable elevator access 3) concierge package and the ability to have packages delivered to my door. That was worth the extra $200 to $300 a month more then what the surrounding buildings are charging. But that value is no longer there. Many tenants have left, citing poor management. Read the negative reviews, everything is great until it isn't. How management problem solves and responds when things need attention is the true test of competence. A well-scripted sales pitch can not resolve your issues when they arise. Which they will with the passage of time.

First off, I have been here 3 years, and the staff since Day one have been extremely nice and attentive to all my needs. They always have done what I asked no matter what the request. The complex itself is always very clean, and the grounds neatly kept. They have done well in keeping my rates pretty close to the previous year as well. The furnishings inside and outside are very modern and updated. They hold great community events that are actually fun. I personally enjoy the garage parking underground. I highly recommend Carmel Apartments.
