Property Ratings at Cynthia Gardens
Living in West Hollywood, especially the western end, is super desirable because of its proximity to everything. Here you have Santa Monica Blvd 1 block to the south, the Sunset Strip 1 block to the north, and Melrose and Beverly Hills within a 10 minute walk. The problem though with this neighborhood is that a lot of the streets are very noisy. Due to the nightlife there can be a ton of noise and speeding cars. Well, Cynthia Gardens is the perfect balance. It's in the right neighborhood but it is exceptionally quiet at night because it does not face any of the major streets. As for the complex itself, it's very cozy and secure. The two bedroom units are exceptionally large and are updated and comfortable. The management is reliable, friendly, and responsive. I think Cynthia Gardens gives you the best of both worlds - a lovely, peaceful home in the middle of all the action.
They do not care about the property or tenants. They are only concern about collecting the rent! HORRIBLE PLACE TO LIVE!

I've lived in Cynthia Gardens for many years. It's the perfect location and USED to have the perfect management company. Since selling the building in April 2018, it's gone way down hill. The reviews about the cleanliness are spot on. We used to have weekly gardeners and housekeeping (of the courtyard and common areas). This seems to have been eliminated. The beautiful fountain is now covered in a giant eyesore of a gate. Any review that states the new management is great is FAKE NEWS! Pre April 2018, the management was AMAZING. Things were fixed immediately AND they were super friendly! The new management is quick to fix things (yay!) but just not friendly! The new management lacks the communication skills necessary to run a building. Short email responses or texts with conflicting and incorrect information. In the past, if someone needed to be let in for maintenance, the manager would let us know in advance and let us know that he would be with them to make us feel safe. The new manager? He'll text you in a tone that he is expecting you to take off work to be there instead of proactively letting you know that he will let them in. Shortly after they bought the building they raised nearly everyone's rent (some by $1,300) and we know this because they posted their rental increase notices on the door, facing out, for everyone to see! You can get a unit in a building across the street, next to us, or behind us for a fraction of the price AND you'll get a pool (and in one building you'll get security). Yes, Cynthia Garden units are huge and well appointed but it's not worth the overinflated price when you have to deal with a rude manager.

What's great about living here is you're in the heart of West Hollywood close to everything, yet feel absolutely tranquil when going home. It's a small complex so you feel safe. The new manager is great.
I was looking for a location in the center of West Hollywood. This place is not only beautiful but is walking distance from everything. There is a gorgeous fountain upon entering the establishment, and the new manager is very responsive to tenant concerns.
Beware of the management company ('1544 9th Street LLC'). The building was sold in April 2018, and since then things aren't great. Common areas used to be well-maintained, and now they aren't even cleaning regularly. Also repairs went from taking 24 hours to 4 weeks for basic things. Obviously the location is great, but the management leaves a lot to be desired. I wouldn't recommend this spot since the new company has taken over.

Located in the heart of West Hollywood (off of Santa Monica and San Vicente), this apartment complex is in the center of the action, yet secluded enough to have room for quiet time. A five minute walk would lead about-town residents to cafes, grocery stores, gyms, shops, and more, to central WeHo, Beverly Hills, or the Sunset Strip. A homebody would appreciate the building's large apartments with fireplaces, cleanly maintained courtyard, and lush greenery (they don't call it Cynthia *gardens* for nothing). On the whole, all residents would appreciate the excellent management team. Cynthia Gardens is a gorgeous, well-managed building of luxury apartments with a prime location and something to offer all types of Angelenos.
Perfect West Hollywood/Beverly Hills location. Awesome roof deck with views of DTLA.
