Property Ratings at Cypress Pond @ Porters Neck
DO NOT MOVE HERE. Don't fall for how nice it seems with the tour, and the model they show you. This place is terrible. The management could not possibly care less about you, and will straight up lie to your face about everything. The maintenance people will show up two weeks late, after you make a complaint about your water literally trickling, and then walk right into your place unannounced. Our oven was absolutely disgusting and filled with grease when we moved in and we have been unable to use it due to the smell, yet they don't care at all. There are fire ant hills about every square inch of the whole property yet they don't care. Multiple other complaints I have made that have never been handled, yet are too much to type. I would not recommend my worst enemy move here and deal with the people who run this dump. AVOID AT ALL COSTS
If you want to pay for stuff that is useless and live in a poorly maintained complex this is the place for you. Dog poop is everywhere. Feral cats all over. Overflowing trash every other day, dead plants and speed bumps that will ruin your car in a week. Loud neighbors and just an overall dirty complex. Go see for yourself, don’t just “look” at the model apartment. Walk around, drive around and you will see the reality of Cypress Pond. Beware...

Our team works so hard to maintain and make our community beautiful. I hope that those that read this can see that sometimes, disgruntled people write reviews because they disagree with one aspect. We are a dog friendly community and most of our dog owners are appreciative of our dog park and they also clean up behind themselves. As soon as someone reaches out to us about an area that needs to have some attention, this maintenance team is happy to clean up and we address with dog owners who are not following proper expectations of our community. We do have speed bumps, most truly appreciate those as we have people that walk through the parking lot, ride bikes etc, and the speed bumps help ensure that speeders are not coming through the property and result in an injury where they would be liable. Most apartment communities do have speed bumps. We do not have Feral cats "All Over". We have had one a while back and contacted animal control and had it removed. I encourage our prospective renters to ride through and not just see the model. Our community has been greatly maintained, since Hurricane Florence we have new mulch, new exterior paint job, new exterior lighting, new fire pit and a great amenity in our Basketball gym. I hope that our prospects know that our team and our company continue to make this the best we can each and every day. For those that disagree, we welcome them to come in and speak with us in an effort to find out how or if we can satisfy them.
We have lived in this perfectly located and safe complex for almost 5 years. The office staff and maintenance are always prompt in requests and friendly! Your 3 bedroom apartment is spacious with nearly 1500 square feet. Beautifully kept grounds with ample amenities to suit everyone. I highly recommend this community to all.
One of the first things that drew us to Cypress Pond (4 years ago!) was the apartment layout itself. I love the open kitchen design that flows into the living room, It makes it feel so much larger! The bedrooms are spaced out allowing tons of privacy for guests. The entire property is always landscaped very nice but I have to admit we have a wonderful view of a small pond and our balcony is one of my favorite spots- they are so large and even have an additional storage room. Another cool feature is the built in desk/office space right off the kitchen. It sounds silly but it's so nice to have a spot for that stuff and not have to pile it in one of our other bedrooms- you just don't see that in many apartments these days. We can ride bikes/walk to the local Food Lion, post office, and several other small shops but yet it only takes about 10 minutes to drive to midtown Wilmington! Our daughter loves the pool and we've met so many awesome families while swimming or just walking on the trail. It really is home to us and we genuinely love living here!
