Property Ratings at Cypress Run
For whatever reason the post office stated that they can't deliver any parcel. For those who are not familiar with what that is. Its the box that the post office leave your package in. So I asked the leasing office if I could have them deliver my package to them in the office and I can simply pick it up from them. I was told by the leasing manager "if I do it for you, than I would have to do it for everyone" and she added someone may have their medication mail to them and after hours if the resident calls her for said medication she would have to leave her home and drive to the leasing office to give said medication. The problem with that response is, how would a resident even have her personal number to even call her. Also I have my Rx delivered and they don't put those in a parcel so clearly she just made that up. She is aware of the post office issue and you would think she would at least sympathize and empathize but NO she couldn't be bothered. No attempt to speak to the mail person when they drop off the office package to at least see when this issue will be fix or anything. All she offered was made up lies. And yes in case you're wondering I called the post office but no answer. I called the post office customer service line and each time I speak to someone I get a different answer. I'm unable to pick it up because I don't have my car and to Uber will cost me 30.00 round trip to pick up a package that cost me 45.00. I filed a complaint with the post office and I just got off the phone with their manager and guess what he told me. He said that the apt complex owns the parcel box and it is their responsibility to fix it. He went on to state that he has spoken to the office several times and Cypress Run refused to fix it and that's why they stopped delivering it all together.

When I first moved into this apartment it was great. Then during hurricane Ian the parking lot flooded and resulted in my car being totaled. I don’t fault them for this, but then nearly a month later when hurricane Nicole came, nothing had been changed to help the flooding and the parking lot flooded again. Ever since these storms my water pressure has been horrible, even to the point of randomly turning off five minutes into a shower, street lights have gone out making the neighborhood feel unsafe at night, I’ve made maintenance requests that were marked completed, but never serviced, and the overall living conditions have drastically deteriorated. I would not recommend living here.
When we first moved into this apartment, everything seemed like it was okay. However, there are some major issues with this apartment complex that need fixing. First of all, the water pressure it absolutely terrible. You can be in the shower for five minutes and the water will just shut off randomly. Secondly, the water pressure is not good enough to do dishes with, whether in the dishwasher or by hand in the sink. The main problem with this place that we experienced was the maintenance. We put in a maintenance request for our dishwasher about a month ago. Two weeks later, the status on our maintenance request read “work completed”. The maintenance was never completed. They never even showed up. Multiple lights (both street lights and porch lights) have been out for a few weeks and it seems like that isn’t going to change, which is a major safety concern at night. I know these apartments seem cheap compared to others, but they are still too expensive for the experience you will have living here.
I've lived here since May of 2020. I'll most likely be going somewhere else when my lease is up next year and am starting to regret signing another lease for 2021. The pros: Quiet community, complex is clean, neighbors are nice, the apartment is pretty cheap compared to similar places. Cons: HVAC during the spring and summer. I keep my apartment at 74 degrees during the day with thermal curtains closed on all windows. When it gets to 92 or higher outside, the AC can't keep up and it'll likely hit 77 or 78 before cooling down around 8 PM--running nonstop since 1 PM. I've called maintenance more than a dozen times about this. They've installed a new thermostat, and beyond that have told me it's "just the heat outside and there's nothing they can do." So before you buy, you should know that the HVAC units here are old and in disarray, and the property management isn't going to do anything about it. But, if you don't mind having a hotter-than-normal apartment during the summer, then it's a great place to live. For me personally, it's unacceptable, and I won't be staying.

I still live here and love it. The staff is incredible. They are very professional. They have security at night and you will see them roaming around. I give that a thumbs up! very clean. NO Roches! well my apartment is very clean so I haven't seen any.
I Love living here, the Staff is awsome, Very friendly, nice and patient. They host a breakfast for the Residents once a year in the spring, a pool party in the summer and Holiday party in December for all residents that lives here. They stay on top of Maintenance requests and handles them quickly. Very understanding and seems to care a lot about their residents.
We have lived here almost 4 years, and each year seems to be getting better. The office staff is incredible as is the maintenance staff. If you have a problem, they take care of it immediately. Noisy neighbor, done. Loud car, done. Maintenance issue, work order issued, done. There was an unused racquetball court that is currently being demolished for a new gym area. The business center is being completely rebuilt. They even have DVD's and video tapes you can borrow. Not many "neighborhood" activities like some complexes, but I'm sure that will change once all of the construction is complete. If there is a drawback, it would be the parking and the appliances. It's almost impossible for most to find a parking space in front of their building. While each unit is allowed 2 cars, some units have more, which makes it difficult. As for the appliances, they are older, and most are in need of replacement, but to do that would cause the owner to spend a lot, and that would cause a rent increase. The worst is the washer and dryer, as they are not full-size, but small, stackable units that barely hold any clothes. Even with the parking and appliance drawbacks, it's still a great place to live. Close to the airport, shopping, even an indoor roller skating rink. Definitely one of the best in Orlando, and much better than those super expensive new buildings popping up all over the place.
Cypress Run is one of the most fascinating and most beautiful apartment I have rented so far since moving here to Orlando. The staff if great respectful and always greets you with a smile. As soon as you walk in, they call you by your name as if they knew you for years. The Maintenance guys are friendly and as soon as you have a problem they come right away. If it is after office hours there is a call service and whoever is on call, they come right away and not wait until the next day. Apartments are well maintained as well as the landscape.Cypress Run is close to UCF, Valencia College(East Campus), 5 minutes from Downtown Orlando,and SR408.
