Property Ratings at Cypress Trail
If you choose to come live here, please make sure you have cameras inside and outside your apartment. Management is not trustworthy or reliable. Editing to add that now, as of about a month ago. My ceiling is slowly falling apart. It has started peeling off. There are water spots on the ceiling. Too. I'm in a 2nd floor unit and have very high ceilings in the common area. Multiple water marks. It's disgusting. I submitted 2 work orders last week. 1 for damage done to an interior wall through the exterior of the building by the contractors remodeling the exterior of the building. The other work order was for the ceiling damage. They came and spackled the hole from the exterior damage, but didn't look at the ceiling at all. I have several cameras in my apartment so I watched them. If I am injured because of this damage, they can't say I didn't try to get it fixed. Update: 9/21 SO... they finally came out to my apartment yesterday. The maintenance guy, Jesse, re-popcorned the ceiling where it had peeled off and broken off. He also sprayed the water marks to cover them up and used spackle or something to press the parts that were cracking and peeling off back onto the underlying drywall. On Monday (9.19) around 7pm, we had a rain storm. We could hear the water dripping through the roof onto the ceiling. The ceiling is high. It was loud. I recorded it and emailed it to the newest property manager, Kristina, on Tuesday morning. She told me maintenance would be out asap to look at it. After explaining that the "repairs" that were done are not enough. Wet drywall molds and the structural integrity is compromised. Today, 9/21, the maintenance guy came back to fix some cracks in the wall caused by contractors renovating the exterior part of the building. Once he was done, I called the maintenance supervisor to ask for an update on the ceiling because the front office sent me to voice-mail and has not returned my call. The maintenance supervisor proceeded to tell me that the drywall will dry out and they spray it with a chemical so it doesn't mold. He also stated that they only replace the drywall if the ceiling collapses. I explained that I am not willing to accept that and will be contacting Code Enforcement with my concerns. At that point he said that I should contact the property manager and I said I had tried. This place has been endless problems. 2 other units in two additional building are having water spot issues too. STAY AWAY!
Do not rent here I have been living here for a bit now and Patti is rude as can be! Cars have been broken into and vandalized! Theirs a sink hole forming and black mold. I got threatened for eviction when Irma was about to hit for wanting to board up my windows. Do not live here you will regret it!
First, I want to thank Patti for stepping up and fast tracking my family and I into this complex. We literally had nowhere to go at the time of our move in. The owner of the place we rented prior gave us very little notice about moving back into their unit and we couldn't find a place that had anything available right away. Patti has always been straight forward with me, whether it was in my favor or not, and never lied about what she was going to do or when she was going to do it! In the end she always got the job done! Thank you Patti! Second, I want to thank the Maintenance Team. They ALWAYS did a phenomenal job whenever an issue would present itself and never complained! Job well done! In closing, I know the place isn't the Taj Mahal, BUT it is a very good place to live in that does not require everything that other locations do to get into to, PLUS they have inclusions that other locations do NOT provide. I've also read a lot of complaints, ranging from unit conditions to refunds (or lack of) from the security deposit when vacating a unit. Well, I'm here to tell you, that if you are a GOOD resident and pay ON TIME and keep your place clean and damage AND bug free, you CAN get your deposit back! As I write this, we received 63% of our initial security deposit back yesterday. I hope this review helps anyone that may have had a similar circumstance. Thanks again to everyone I mentioned, including Christina and CC! I didn't give you 5 stars because no one is perfect, except Jesus!
No refund return back even if your a good tenant! Pay your rent on time ? Cause no problems ? Still you will not get your rent refund back!! Plus cops are there on a daily bases arresting or evicting someone. Not to mention drug deals during the day time!!! Now if your a writer this is the place for you full of drama yet it’s unsafe. Peoples homes being broken into during the daytime with the tenant inside..... that place is out of control unsafe!
I was the ideal tenant, paid my rents ontime every month , never was late in the almost 3 years we lived there , kept a very very clean apartment with many compliments from maintenance , after purchasing our own home we PAID to break our lease, my wife and I did everything right .. not one dime was giving to us from our security ... if you move here thinking you'll get any of your security back .... your wrong .. As our rent kept going up our security deposit never did and we had 2 pets that we never paid a deposit for or any extra rent .. So in the long run I wasn't to upset and from all the bad reviews I've read about cypress trail. .. I wasn't surprised..
These apt are 1 and 2 br. They are very old and very dated. They used to be decent priced, but they just raised then $100. They have a lot of young couples (18) that fight a lot. No gym or other amenities. There is a security gate, but its broken a lot. The maintenance men do come quick and are really nice.
