Property Ratings at Cypress Village Apartment Homes
Two double digit rent increases (15% and 13%) and the service has steadily gone down hill. Regular cleaning of the hallways and stairways has stopped, maintenance requests take weeks to be resolved with some issues reoccurring. The pool and gym are not being properly maintained and are often closed for repairs. The management team is not understanding of the issues and frequently states "you can always move" as a response.
I moved into Umbria Apartment Homes at Cypress Village in October 2023 with high hopes, but was quickly disheartened by a relentless ant infestation issue, particularly in the kitchen and the master bedroom's bathroom, just three days into our move. Despite promptly notifying the management, and their subsequent attempts to address the problem with pest control on two occasions, the infestation continues unabated. This issue has significantly impacted our quality of life, forcing us to seek alternative housing. It's truly disappointing as we were excited to make this our home, but the unresolved issue and the lack of an effective resolution from the management have left us with no choice but to move out prematurely. The management’s offer was to either switch units within Cypress Village within the first 30 days (although they offered a different plan due to availability) or move out with a penalty of 2 times the rent. This felt quite unfair given the circumstances, especially since this issue is not our fault yet we are being penalized with a hefty fee even within the 30-day move-out notice, despite having notified the management promptly. This experience has been disheartening, and I feel obligated to share it for the consideration of future residents. I hope no one else has to go through such an ordeal and I sincerely wish better luck to future residents. Before moving in, ensure you have clarity on how such critical issues are handled to avoid finding yourself in a similar predicament.
Notice corporate "Copy & Paste" response to every review. Even corporate doesn't care about their residents, and on-site managers follow in corporate's footsteps. We've been a long time resident, and have lived in a sinking building resulting in nothing staying level in our home. Doors don't stay open, screen door continuously falls off, drywall seams show through the paint, corners cracking open. Ants are always a nuisance and are never taken care of, no matter how many times you request service for them. This year they raised our rent 17%, with no added value for our hard earned income. Maybe if we got a 17% raise at work, it wouldn't be a big deal, but we didn't so it is. They will take your money, and then they will charge you more every year without giving any consideration to your financial condition. And if you have a problem with that, tuff luck. There is no one to listen to you, let alone work with you to keep you as a satisfied customer. I expect another cookie cutter response from them, but I hope you are not fooled into trusting they care.
I haven’t gotten peace since I’ve moved in. There’s children screening 24/7, and now have taken up the habit of snaking random doors as hard as they can!! I’ve you don’t want to live in a playground completely avoid. That’s just one problem we also see rats parading around in day light, and a apartment full of ants not matter how many traps you put out. Those are just the major issues, our gates don’t actually close and lock there no need for a fob to get in. People smoke no matter the rules, dogs uncontrollably bark where the owners are there or not. No peace. Ever.

Stay away! Spend a little more money on a place with kind and helpful management. The main woman is rude and condescending. If you actually need help then this is not the place to go. They are kind at the start to take your money and afterwards they don't care about you. SPEND YOUR MONEY wisely and live elsewhere. Too bad management is awful.

Bed bugs are crazy and out of control and they will ignore your maintenance requests all the time about it . Worst mistake ever living here .

Management don't really care other than making the community appear to be nice looking from afar. Safety and drug use is a concern , they failed to do anything about it and did not even bother . Not recommended .

Complex is full of ants , pests and they wont do anything about it . Their staff is rude disrespectful ,rude and full of attitude. If you want to avoid a horrendous experience do yourself a favor and stay away .

Unfortunately this community is not part of Cypress Elementary or Jeffrey Trail. Both schools are full. You will need to go to the other older schools.
Apartments here are new, clean, and beautiful. I like the open concept, the hardwood flooring, and the in-unit washer and dryer. The community is very safe and quiet. There are multiple playgrounds for the kids and great amenities for the adults (large pools, free yoga, 24-hr gym). Management seems to be active in creating a great community (weekly food trucks and other events). Also, very pet friendly with free waste bags all around for convenience.
I absolutely love the open concept of the kitchen, living room and dining room. It lets you have flexibility with how you use the space that works for you. The laminate flooring is easy to maintain in the space. And the wall of windows makes it light and bright. The only thing that would make this space better is if they'd put the pot lights across the entire ceiling in the room and not just over the kitchen dining area and by the front door. They put the 2 bedrooms and bathrooms on each side of it and carpeted them to help hold down the noise and make them comfortable. They have nice sized walk in closets and deep soaker tubes. The wonderful bank of windows continue into the bedrooms for light and bright spaces. The one thing I would change in the bedrooms is putting in some overhead lighting. Otherwise I love that space as well. The garage is ample size for cars and some seasonal and outside equipment storage. And you can't beat the convenience of in unit washer and dryer that is right off of the bedrooms for convenience in doing and putting up laundry. Add to that my cozy little patio just right for a couple chairs to soak up the wonderful Southern California weather and my apartment is perfect for myself and my two young grandsons. The property itself has a great helpful and friendly staff. They have multiple beautiful pools with cabanas, eating areas, and a fire pit and spa. Throughout the beautifully landscaped property are multiple picnic areas with gas grills for the tenants to use and open grassy areas for kids to play. To create a community feel they have street parties among the apartment communities, Tuesday and Friday food trucks, regular Yoga by the pool, and wine tastings and luaus. The Irvine Company's slogan is love where you live and I do.
Murano at Cypress Village is fairly new apartment. Everything is well maintained and in very good condition. Community is clean, safe and quiet. Two swimming pools and both have jacuzzi spa. We enjoyed the free spa very much. 5 mins walk to cypress village park, where we go exercise . 5 mins drive to Woodbury town center. TraderJoe's, Ralphs, HomeDepot, Chipotle, Baskin Robbins, lot of stores there. 7 mins drive to Irvine Spectrum. 3 mins drive to 99 ranch plaza with all kinds of traditional Chinese food. There is another plaza next to 99 ranch plaza also has all kinds of traditional Asian food. Easy access to I-5 and I-405. The only downside I found so far is, parking spot is not easy to find after 7pm if you have more than one car.
