South of the Old Market, north of the Henry Doorly Zoo, and directly across the Missouri River from Council Bluffs, Iowa's casinos (Harrah's and Ameristar), Little Italy is a hilly and historic neighborhood in a fantastic location. This neighborhood formed during the late 1800s and became a key area during Prohibition -- bootlegging operations were headed by Tom Dennison, a major crime boss in the 1920s with ties to Al Capone.
Today's Little Italy is very different -- it features several landmarks, some of the best Italian restaurants in Omaha, and it is home to one of the city's longest-running festivals, the Festival of Santa Lucia. Choosing a Little Italy apartment places you just minutes from the shops and restaurants of the Old Market, Heartland of America Park, and the Durham Museum.

Property Ratings at Dahlman Flats
This is the worst property I've lived at in my entire life. My first month I had 4 internal leaks. I've dealt with half a dozen maintenance people in less than 3 months. Property management is complicit and continues to make excuses for their AC/heater units. Have an emergency? Don't expect a call back until the next day if you're lucky. Everybody in my section of the complex except one person has terminated their lease or not renewed. Expecting amenities for that $45 they charge you? There aren't any. They think some velvet couches in a separate building nobody uses are "amenities." I was new to Omaha when I moved here. Don't make my mistake. Greenslate is an awful company and this building isn't properly maintained.
It’s definitely more of an affordable building. Meaning, much of the construction is cheap and there are no amenities. No garage parking, outdoor areas, fire pits, grills, or a pool. Not even a gym which they certainly could have built in and is extremely standard. There are some common areas with couches but I’ve never seen anyone use them and your wifi wouldn’t reach so they’re really just for show. Also note there is no mail room or leasing office on sight or anything like that. Also there is literally not a single security camera on the property. Given they’re all one bedroom or studios a lot of young people live here alone. Also all parking is outside and it’d be nice to have a camera in the lot. However, it’s a decent area and the units all have a nice modern industrial chic finish. Very good for a first apartment. With all the options around I probably wouldn’t choose it again.
If they they ever get the roof / exterior walls from leaking this would be a great place. Our apartment has been leaking since May and they still can’t seem to get it fixed. Every big rain storm the roof and exterior wall leaks. Lucky we have been home every time so our furniture didn’t get too wet.
