Evansdale is a peaceful wooded neighborhood situated about 30 miles south of Washington, DC. Evansdale is made up of cozy neighborhoods, a few service shops, and a middle school. Large shopping plazas are located off the Minnieville Road and Dale Boulevard Intersection outside of the northern corner of town, or residents can travel a bit farther to premier shopping destinations like the Potomac Mills Mall. I lived here a few years before the new management took over. Old management did a great job taking care of their residents. However, the new management is a mess. All these new rules, new fees and we still live in the same buildings with a new roof and a slap of new paint on the outside. These new units they are renting out to new tenants are a complete scam. These buildings are old. If they haven’t taken it down to the studs and then rebuilt them it’s not fixing the issues that have been there for years. I know someone who moved into a one of these redone units. All I’ll say is they wish they never wasted their time or money. There’s mold and roaches. Mold in an apartment that was recently redone shows how they are patching these apartments up to charge the next person $700-$1000 more than the last one. Don’t move here. Please take your money elsewhere l.

To all current residents or people considering living here, there’s new management and they are absolutely terrible. My family and I have been living here for 7 years and never had any issues with old management. We never had any complaints!!! They no longer treat building for pests and most of their buildings are getting infested with roaches!!! New management please take care of your current and old renters.

The maintenance takes weeks to get things done. My washing machine broke with water still in it and it took them over 2 weeks to replace it. They replaced it with a used one from another unit. I had to threaten legal action against them. Then my toilet broke and it took them a week to fix. No one ever answers the phone when you need help. They did a horrible job plowing the snow. They didn't salt anything so there was ice everywhere. I fell multiple times. The apartments are super old and they are drafty. Lots of bugs. They charge you utilities based on what your building has used. They take all the utilities for the whole building then divide it to everyone. Then you still have to pay electric separate. So it comes to over $300 a month in utilities. For a tiny place that's not right. Everyone is leaving. Don't come here it's a horrible place to live. The people at the office are horrible and rude.

Bad Service and Management. Please don't come here. We had an AC problem for more than 7 weeks and technicians are not well trained to fix it.

Overall, I stayed here for almost two years. I never had any issues with my apartment. Things worked as they should and whenever I needed something from maintenance (mostly just lock out) they came quickly to help. The property recently went under new management and they are making really effective changes that needs to be done for the property such as: online payments (finally) and renovations to some of the units (that I know of). The property is really headed in a great direction. Great place to live if you want to pay you rent and relax. My neighbors were courteous, waving often but not overly invasive or overbearing like some neighbors can be. Overall a very relaxing place to live with the property heading in a great direction.
Office staff is excellent. Property is okay. Christine has been helpful with the items that needed attention when I moved in. She turned what could have been a frustrating experience into a positive one with her follow-through and patience with my needs.
I applied and paid a ridiculous $200. I didn't include some documents on the application (wasn't prompted for them). I was emailed and told to provide the documents. I provided all of the requested documents. Then I was told I didn't qualify based on income. I make more than enough and my rent is paid for by my school loans all information shared with leasing. Any information shared seems to be an issue for the leasing manager, documents provided by your place of work dont seem to be good enough for this location. I have called multiple times to get my $150 back due to a false decline. Nobody ever picks up the phone Ive spoken with someone once since I applied. I would honestly say avoid since they don't believe anything. AVOID THEY WILL TRY TO TAKE ADVANTAGE.
Vey rude irresponsible and careless leasing staff, they set appointments for people and don’t show up. Glad to know them before sign any agreement. Never trust their promises they are such a lier.
While getting a tour they took my license and then denied taking it. I had to get nasty and rude. They refused that they had taken my ID. Their manager asked me to drive without an ID to DMV (illegally) and get another license. Finally they discovered that they had given my ID to someone else.
This apartment only good for the price! but you will get what you paid. it's like a nightmare to stay in this apartment! Me and husband stay here almost for a year, at the first time we signed for the lease agreement, they will asking you to sign the paper that you agree if there is no BED BUGS in the unit that you will rent, it's really sucks the way that they trick you to sign that paper. How can you see the bed bugs when you walked through the apartment during a day with naked eyes! After we moved here for one month, we got bitten so bad by bed bugs, and we should throw our mattress, just realize that a lot people in this apartment also throw their funiture close to the dumpster because they also have the same problem with bed bugs in all the building. And the worst thing is the cockroach they everywhere and unstoppable, if you love to cook you will getting frustrated with cockroach everywhere in the kitchen area even you try to clean it they come from the building. And just a few days a go there are detective came to our apartment looking for evidence because there are a guy got shoot behind the apartment building close to the basket ball court, you can't feel safe for your kids playing outside if there are people almost get kill right beside your apartment building. Better you stay away from this apartment!!!!
Great deal for the apartment, finally a place that I can afford for me and my family. Service could have been better, but overall the amenities outweighed the quality of service.
My wife and I have lived here for 9 years now and I must say that our overall stay here has been pretty good. It may not be the best neighborhood but it's still not that bad and I for one have not seen but maybe 2 or 3 small bad things happen here. Overall it has been good and we are able to save enough money to get a new car and also save for my future house. So if your looking to get a decent apartment for a good reasonable price, this is most likely gonna be your best choice. Again there might be better options out there but not for the price. Plus you get Gas and Water paid for so all you have to worry about is Electric. It's about 10mins away from the potomac mills mall and highways 495 or 95 south. It's walking distant from giant, safeway, and lots of shops and places to eat plus bus stop.
Hello. I have resided in Dale Forest Apts for 6 yes. When I first arrived everything was all included,(yes cable as well) for $1000.00 thought it was an awesome arrangement. However, as time has progressed we now have to pay for everything include electric, cable and yes the pool.... The location is the only apartment complex that does not get by your income this is why I have not left. I either make to much or not enough. My rent increases every year and new charges are added on. I would love to be able to save money to be able to get ahead but right now I just don't see how that's at all possible. It would truly take an act of God for things to work out in my favor at this point in time. It hard living paycheck to paycheck. Free rent for even a year would make a world of difference yet alone for a lifetime!! This could and would change MY LIFE!! THANK YIU IN ADVANCE. Tascha Anderson-Perkins
Located near the intersection of Minnieville Road and Dale Blvd in Dale City, Dale Forest Apartments is conveniently located close to restaurants, grocery stores, and Potomac Mills Mall. Dale Forest is the most affordable apartment complex in the area. Located only minutes from I-95. I've lived in the complex for more than 15 years. The staff has always been helpful and courteous to me. Many of the units have in-unit washer/dryers.
What can one say about Dale Forest apartments other than it's a VERY diverse complex. If you are looking for a neighborhood with semi affordable rent in a very expensive area and lots of children playing in the street this is your home sweet home. With a short drive in Northern Virginia you can find historical places at every turn and yet still be close enough to the bustle of D.C to feel like you live in a big city.
Located near bustling commercial areas in Dale City, Dale Forest Apartments have very helpful and wonderful staff. The apartments itself are well maintained, and yet have a cozy feeling to them. Also the maintenance staff is always quick to resolve any issues. The neighbors are quiet and it's always cool in the apartments during the summer, and nice and warm during the winter. Having gas/heat included in your rent is a huge plus too!
I have lived at Dale Forest Apartments for almost 5 years. While we have never had any issues in the neighborhood, the apartment is EXTREMELY outdated! Rust is falling off of the deck above mine and lands on my lawn furniture (it is not safe to walk outside with shoes), the oven is constantly breaking, and spiders have made their appearance quite frequently even though we have a clean home. This apartment is pet-free as well (which is fine), however the apartment does "inspections" every 3 months to make sure your house is clean and you do not have any pets inside. I find this very inconvenient for it to be every 3 months- I could understand every 6 or so, but it seems like they are always in my apartment for inspections. If I have a weekday off from work, it is uncomfortable to have male workers in my house when I am by myself. One really good thing about our apartment is if something does break, Dale Forest fixes it quickly! Usually within a day or two someone comes out to fix what broke. The other good thing is the price- very affordable! I would recommend Dale Forest for someone trying to build their rental history or just starting out. My husband and I did not have any rental history upon moving in, however, they took our word for it with proof of employment. I am grateful to Dale Forest for our start, but am happy to be moving to a new apartment next month that has a dishwasher, washer/dryer, and a more updated look as this apartment has none of the above.
Dale Forrest is an excellent community expertly maintained. For our family it is a perfect place to call our own. None of the extra bells and whistles just to drive up cost of rent, just the basics: a nice pool, places for my our son to run around and make friends, well maintained common areas and friendly staff. Walking distance to many necessities including 2 grocery stores. All in all, perfect simplicity.
This is a nice starter apartment in the suburbs in walking distance to the community center and commuter lot.
