Dane Park has been nothing but wonderful. They have a dog care service that will pick up my dog in the mornings when I leave for work. They are even able to return them before I’m able to get home during the day. Super convenient to have and my dog loves them. Never knew such a thing would even exist within an apartment complex before Dane Park. I am super thankful for Foster and the rest of the office for all of their help with this recent transition I have had.

I love hanging out in the lounge area sometimes for game nights; especially when I have friends over. Such a nice, calm, and laid back area to be (along with the free wine). On another note, the people in the office are very nice. I never need much from them, but anytime I come across them they are always positive and ask how I am doing. It’s the little things they do that make this place feel even more like home. One person in particular I like his name is Foster. I’ve never had any problems, but if you do have something that needs addressing definitely ask for him.

We love Dane Park! My dog Frankie utilized doggie day care. During my long shifts he loves the dog door and I can watch him with the furbo and ring. Christy in the office is working wonders. We are excited to see the change and improvements.

I didn’t like living here because they never fixed any of my issues or if they did they would break again really fast. So when the new managers started last month I had a big list of problems to tell them about. They scheduled my repairs for 3 days from then when I could be home from work because my dogs have a lot of anxiety. Francisco came and fixed almost every issue I had in one day! He had to get some parts for one of the repairs so he couldn’t do it that day but Nathan called and scheduled the repair for the next week when I was home again and Kevin came and made the fix. This is the first time in 3 years that I feel like everything is working the way it’s supposed to not just in my apartment but everywhere at Dane Park.

Property itself is beautiful, quiet and safe. Maintenance team is an absolute nightmare. I've lived here nearly a month and a half and still do not have a working dishwasher or washing machine.

The pool is nice, although usually the water is not balanced and full of debris. The staff tries but they are so short staffed they can not properly run the business. The "free Beer" self service counter never works or is empty. I am still getting charged pet rent even though they advertise for no pet rent. It is such a cool concept and has great potential but very poorly executed and managed.

Office is not easy to contact, no one answers the phone it is just an automated system that always directs to a voicemail. Dogs barking at all hours of the day and night, including during “quiet hours” despite assurances when we moved in of a system to deter dogs from barking excessively. Sidewalks flood during rain and leave large puddles of slippery mud. Sidewalks are hard to access because of overgrown bushes.

VERY pet friendly and the community is great. Even after moving in very recently, the other residents I’ve met have been awesome. The office team is also super friendly and understanding and willing to help every chance they get.

I would not recommend this complex to anyone. There is mold, old appliances, water leaks, your water will be turned off without notice, and HORRIBLE customer service. No one cares about the unsafe living conditions either.

I've been a resident here for a decade, and I must say that this management company stands out as the most attentive and compassionate team I've had the pleasure of dealing with. Despite being within the city, the community has a charming, almost rural ambiance. I adore living here, and my appreciation has only grown since the new management took charge. I highly recommend Dane Park for all dog lovers! The most fun and unique part about this community is how accommodating they are to owners of all types of dogs. The location is safe and central to all of DFW and very close to the airport and Grapevine Mills Mall.

I visited Dane Park Grapevine during an adoption event and was amazed by everything I learned! They regularly host dog adoption events and support so many local animal rescues and shelters. I’ve never heard of an apartment complex taking such a stand to help dogs find a home! During my tour, I saw they have amenities that help dog owners such as pet tech packages, doggy doors, a DIY spa on-site, a huge dog park and recently opened an on-site pet concierge called Fidus who are available to provide services such as dog walks, check ins and partner with a local dog daycare for boarding needs. They even transport the dogs from the property to the daycare! All dog owners should live here!

The amenities promised are rarely available. The gym, dog wash, and pool are frequently closed or unusable. Trash valet is almost 5 days a week. Currently the dumpsters are overflowing into the parking lot and the pool is green again.

Due to the unprecedented winter storm in December 2022, we had to remodel the fitness center and gym to better serve our residents. However, all amenities are open as of the date of your review. Our communit y services all residents trash Sunday through Thursday, and the city services our trash dumpsters four days a week. If you have any direct issues, you feel are not up to standard, please reach out to us directly so we can immediately address.

The apartments are beautiful and the complex as a whole is beautiful. I really like how the building look like houses. My friends have complimented me about that a lot. I also like how many natural trees and greenery there is around the complex. I appreciate how respectful everyone is, it seems like everyone is relatively quiet which is nice.

Living here is nothing short of terrible. Rent is entirely too overpriced for the amount of unanswered maintenance requests & complaints that go ignored. New management took over in January 2023. I’ve still yet to see any positive changes. Residents now get inaccurately billed for water & sewer with zero explanation. We have had zero access to amenities this entire time, yet management is still charging us FULL price for amenities. I’ve sent multiple emails about this and my emails continue to go unanswered. Amenities are listed on the website as an attraction to live in this complex, but that’s essentially false advertisement because they aren’t accessible. The yards are woodchips or dirt. They aren’t grass unless you want to provide your own turf. The property obviously doesn’t maintain the grass in the yards. Maintenance doesn’t respond to requests. I’ve had a cracked kitchen countertop around the sink, since I moved in in September. At this point I’m just waiting on my kitchen sink to fall through. Honestly, I could keep going. Save your time, money & energy- do not move here.

I am 78 yrs old, a widow and I hv lived at Cross Creek for over 16 years. I hv been down for a week with pneumonia and last night when I got in bed at 10:30, the fire alarm in my second bedroom started beeping and a female voice kept saying low battery. I knew I’d never get to sleep since it was so loud and I couldn’t reach the ceiling. I called the emergency maintenance number and eventually the courtesy officer. He was the nicest man and said he’d be over in about 10 minutes. In the meantime the maintenance man showed up at the door. I know he doesn’t get paid for this sort of emergency but he said he understood and knew I’d never get to sleep. I quickly called the courtesy officer back and let him know he didn’t hv to come over. But I just want it known how very very much I appreciated this. It truly meant the world to me. Thank you to both these guys!

Thee worst I’ve ever experienced. It’s like living a horror story! Worst management I’ve seen, apartment rented on false narrative, and definitely over priced with amenities that’s never available. Had a list of not to when they don’t do half of what they’re paid for. It’s a joke! Nothing is ever fixed just a quick fix.

The title is what I was told when attempting to view a property after I had been in constant contact with the staff members in the office. I was told the actual property was available to view even after confirming the day before I drove 2.5 hours to view the apartment. The assistant manager did not know where on the property the apartment was. I booked the viewing online so clearly, they should have seen something was booked. But I went to a sister property that was happy to show their property. Im wondering if the assistant manager just didn't want to do actual work.

I am actively looking for another place to live due to the terrible lack of amenities, no upkeep, horrendously done “renovations,” lack of communication from any team member, charging more fees every few months, emails sent about rules that residents still don’t follow, and constantly changing management companies.

I’ve been living here since the end of September, and the gym has be inaccessible, the dog wash station is shut down, and so is the jacuzzi! Think again before you choose to pay for amenities here!

A dogs owner paradise, with yards with doggie doors. I am sad to say I recently moved. Brought a house or I’d still be a happy tenant here. There have been a few property managers over the last 2 years, but none as helpful, caring, and responsive as Ashley. She truly changed my experience living in this landmark by answering emails at all times of day and accommodating for all issues with nothing but a smile on her face. Over the last few months: Ashley helped my move out process go smoothly, assisted in helping me reserve/plan a party in the buildings club house, reserve a great parking spot, adopting a dog and connected me to other residents on property. My favorite time was spending my evenings in the dog park visiting with other neighbors.

Wow!! Cross Creek at Grapevine Ranch is heaven for dog owners and the community has spectacular amenities for its human residents too! Let's start with the dog centric features. First, every apartment comes with a doggy door that leads to either an awesome private yard or a dog-safe balcony that has a really cool turf device that your dog does its business on and is connected to drainage. No more need to stress about getting back before my dog has an accident in my apartment! This is a total game changer and worth the price of rent alone....but wait...there's more...a lot more! Each apartment has a pet-focused tech package with artificial intelligence. If my dog is barking when I am not home, I will get a text alert. There are 3 cameras and I can always see where my dog is. The property is super clean (no doggie poop) because they are smart enough to require every dog to be registered and get their DNA. If a pile of poop is found, it is tested and the person is fined. Best of all...there are no blanket breed or size restrictions and they accept up to 3 dogs per apartment!! Friendly dogs only though. My dog required a temperament test during my application process. The gym is the best I have ever seen in an apartment community. There is Cross Fit, Pelotons, top cardio machines and lots of full weight training equipment (both free weights and machines)! Best of all...there is an indoor basketball court too! This is by far the best apartment community I have seen in North Texas. I am very very happy and my pup is too!

If you want to hunt snakes daily from Spring to Fall then move here!! Copperheads everywhere!! I kill about 6 a week!! They won’t let you put anything down and REFUSE to treat the property at all to keep them out!! They say they are dog friendly but yet are okay with the deadliest snake all around and one bite will kill a small dog. Property Manager who? We have had 5 in the last year so be prepared for the run around. Assistant manager does her best but always seems to be stuck alone to handle every problem. Have had nothing but problems and issues here!!

The management team is the worst ever not to mention the are flat out rude to your face and loudly talk behind your back about you when you stop in for a question. This place feels like a 1970 apartment, that has had the sloppiest and worst fixes ever. They have the least energy efficient buildings ever, windows and doors let in everything. The appliances are terribly old and fit with the lowest tier available on market today. Don't expect your apartment to get a "make ready" that is just something that occurs at other properties in the area. Plus they bill you incorrectly and charge you for items you don't currently have and never credit you back.

Horrible customer service. Maintenance orders take months to complete. Rats in my yard that are going into the walls( you can hear them scratching around)and as long as it’s not inside my apartment management could care less. I wish I would of looked at reviews before I moved in. 18yrs Im Texas and I have never experienced this. It’s absolutely horrible how the staff treats you. Cannot wait to move out.

I moved here from NYC. I probably viewed more than a dozen places in the area. In the end, the professionalism that I received from the leasing professional, Elishia, is what set this place apart from other apartment complexes. Communication was done well. Other places were slow to get back or respond, plus a lot of misinformation, but not here. If you are moving in from out of town and need a place to start out, I would recommend Cross Creek at Grapevine Ranch. Ask for Elishia.

The apartments are overrun with coyotes and copperheads. They are not concerned with your safety, they say “they were here first.” If you don’t like that and wish to leave, they will charge you an astronomical amount. Please don’t move in here.

You can't expect apartment living to be perfect, and living here hasn't been an issue at all. The office staff and maintenance team both are great! The guys are considerate, quick and kind when having to enter my apt with any service requests I have. The girls in the office have great customer service and are always so helpful. This property has so much to offer and I have really enjoyed living here and calling this my home. I love that they have a dog park and the fitness center is the best one around this area! The property is around the corner from the mall and easy access to the highway, which is perfect. When I have to travel for work it's nice to live around the corner from the airport and not have to worry about driving too far out. I would definitely recommend this property to everyone!

I currently live at Cross Creek at Grapevine in a roach infested unit. The Exterminator states the source of the roaches is from outside of my current unit. As a result I have requested management to clean up this issue. After 3 unsuccessful “Treatments” over 2 weeks, I have requested to move out before the current lease ends (end of June) without any penalty. Living with roaches is unsanitary and the current management cannot provide a clean habitable environment. Management provided 2 options. Option 1. Give a 60-day notice to vacate. Under Chapter 92 of the Texas Property Code, tenants must give their landlord reasonable amount of time to resolve an issue. Based on prior court cases dealing with this same issue, the court has been consistent with 3 weeks being a reasonable amount of time. However Cross Creek Management believes they are above the law and it does not apply to them. Furthermore it shows their belief that it is ok for paying tenants to live in an unsanitary environment for over 60 days. The Cross Creek Management promotes tenants to live with roaches so be careful signing a new lease. Option 2. Give a 30-day notice to vacate and move into one of their other complexes. I would like to leave as soon as possible as they know. And they give me an option to leave in 30 days which is decent. But the only way I can leave is if I give them more money via another lease. Isn’t that a nice business practice? How unethical! They do not have the ability to provide me with a clean habitual environment with my current lease but to get to live in a clean place I need pay them more money. Seems like extortion! I should already be living in a clean environment with my current lease! I would not recommend anyone to sign a new lease with this company. They may be friendly and helpful before you sign that lease. But once you sign that lease, they got you locked in! If there is any real issue that shows up, Good Luck! They obviously do not know how to resolve issues in an ethical and legal manner.

I have lived here for a couple of years now and I would say that the property is the best it has been in a while. They recently just put a ton of money in the property and it is very obvious. The pool has cool new LED lights at night, the gym is the biggest you'll find in an apartment and the clubhouse is beautiful. I love living here.

CAF management is the problem here.... plus the snakes 1.) I killed 4 copperhead snakes while walking my dog. Three were around my building and two were in the flower bed next to my porch. My dog saw the snake before I did and I am lucky he was not bit. I could have easily stepped on the snake myself. I saw over 10 in the year I lived here. 2.) The roof was redone while I was living here. There are still nails, screws, and stables on the ground. So beware of flat tires and wear shoes. Also, you will still find shingles and debris not cleaned up on the grounds. CAF management picks the contractors by the bottom dollar not by level of craftsmanship or care. Plus they knocked my satellite dish out of sync while throwing down shingles. Cross creek did pay for my service call, but that does not give me the missed Sunday Ticket to watch games. 3.) Our apartment was randomly inspected 4 times in one year. Not fun when you have a pet. They will not work with you on a schedule either. 4.) The front desk staff will not sign for packages. 5.) My A/C was out for over a week. When I finally called up to see what the problem was. They stated they cancelled the request because they did not have a key to my apartment. They did not leave a note or even come and knock. 6.) Their non-refundable pet deposit. Is just a fee. Plus dont forget the other fee for a gate opener. 7.) The landscapers cut my direct TV line when trimming hedges. I had to pay for this one 8.) When we moved out. We were over charged and had to pay additional money. Overall this is the poorest experience I have had at an apartment. I will never rent from another CAF managed complex.

My husband and I lived in Cross Creek at Grapevine Ranch for about 10 months. When we first moved into the apartment, the apartment was not make-ready. The drains had to be un-clogged with hair by my husband and there was several issues with patchwork paint not being the same color as the rest of wall. Throughout our 10 months living there, we experienced flooding for poor drainage and from surrounding neighbors. The toilet always had issues especially after a heavy rain. Maintenance workers would come promptly to fix issues, but they would bring dirt and even cigarette butts in on their feet. Parking was difficult to find unless, you paid for covered parking. When you move out they will charge you for carpet cleaning (the company they use charged over $200 to clean 1 bedroom).

My husband, son, and I lived at Cross Creek for approximately three months in our transition from moving out of state to buying a house in the area. We would've stayed longer had we not purchased a house, because we LOVED our experience at Cross Creek. We have lived in apartments for years and the staff here far surpasses any other I have experienced. They are kind, fair, and extremely attentive. The apartment itself was in great shape and I appreciated the updates they had made to give it a modern feel. Very nice facility with a helpful and friendly staff. I have lived here for two years now and saw a dramatic improvement in the quality of the living spaces and the staff service. The few minor maintenance issues I've have always been solved quickly and effectively. Friendly neighbors with lots of kids and dogs. The amenities are pretty nice too. Since new management took over about a year ago, the apartment interiors, office interior, gym equipment, and laundry facility have all been updated and improved. The staff is good about communicating with the residents through bulletins. It is right next to a fire station, and very near to DFW, but the noise from each is negligible. There is quite a bit of construction along 2499, but it is not so bad outside of rush hour. Walking distance to Grapevine Mills Mall.
