Property Ratings at Davis Creek Apartments
I live in one of the flats and my neighbors are great. We moved here in July and have met several of the neighbors. It is very quiet and as senior citizens we enjoy that. Not enough Maintenance though as I have 2 work orders in and am still waiting. They came by one time when we had covid so the work order had to be resubmitted.

Welcome home! We are glad to hear that you have been met with 5-star service so far and please reach out if there is anything else we can assist you with!
Along with all of what I said below, I am mostly grateful we don't live there anymore due to the fact that there has been 2 murders there since we moved out a year ago. My boyfriend and I lived here for one year and I would not recommend this place to my worst enemy. We dealt with cat pee on our living room carpet the entire time we lived there (it was there before we moved in but didn't notice the smell right away). They sent in the carpet cleaning company to try to get rid of the smell and that didn't work. We had then let them know that it didn't work and they did nothing else to help us. The office staff was very rude after we had been talking to them about the cat pee. I made a report to corporate because nothing was being done and I have an asthmatic cat and boyfriend (cat pee triggers asthma). We also dealt with an awful smell in our apartment that just wouldn't go away. I don't know what it was from, but I cleaned the place top to bottom and couldn't get rid of it. We also had 2 floods happen while we lived there. One was under our kitchen sink, which then cause mold and mildew under the sink. And the other was in our bathroom, which started causing mold under the linoleum. We contacted the office about having the mold removed and nothing was done. We dealt with noisy neighbors that would scream and bang on the walls until sometimes 5 or 6 in the morning. She was constantly fighting with some guy. I called the non emergency hotline once and they said there wasn't anything they could do because the apartment complex was unaware. So I emailed the apartment complex and nothing was done. If you are sensitive to the smell of weed constantly I would not suggest moving in here. It is everywhere, despite the fact that they have a no marijuana policy. It wouldn't have bothered me as much if people would have just gone down in their cars and smoked, but people would smoke in their apartments and then open their windows and the smell would come straight into your apartment. It's almost pointless to open your windows with how the layout of these apartments are. If someone steps out to smoke a cigarette, the smoke goes directly into your window (depending on how close they are to you). I had someone 3 doors down that was a regular smoker and I could never have my windows open.

This place fell apart the same day I moved in, it felt very cheap. It’s also very small, two people almost feels like too much for the one bedroom. The washer and dryer has a 50/50 shot of even working so I usually have to go to the laundromat. There was a double homicide here, car break ins, someone stole parts off of my car and some of my neighbors too. There’s also a man that’s always in my dumpster. If you actually want to get ahold of them call, they won’t ever answer emails. Bless the office ladies hearts but the property isn’t a safe place and it’s falling apart and way way way overpriced for the amount of space you have

While we welcome all feedback, we find your review to be very concerning. These are serious allegations that our team does not take lightly, and we would like to speak with you directly. Please give us a call when you can.
Nice community! pretty quiet! nice staff! BUT...rent too high for the space you get! Resigning lease increases rent! There's really no good reason to stay! Rent was doable, until resigning a 6 month lease and jumped $75/month! What I'm paying for a tiny 1 bedroom could get a decent 2 bedroom elsewhere! Never say the incentive for staying! Tenants in and out like a revolving door! Definitely obvious illegitimate activity! strong police presence doesn't deter the activity! If you have children not a good choice, no play area for kids! if you have pets, this is your place!

RUDE RUDE RUDE!!!!! First off, when you decide to move in, don’t just ask for a copy of the lease agreement, INSIST!! Then read it very thoroughly. Only thing you pay for is electric, and the ac unit is very conveniently plugged into your wall!! 1 week after moving in our tub and handles started to fall apart. It took 2 months to fix. After that everything else started to fall apart. Everything is cheap and the office staff could care less about weather or not it gets fixed. There is no communication at all between the staff members. I had to talk to 3 different office ladies about my bathroom problem and non of them had heard about it. The actual maintenance men know what they are doing and are friendly. Almost nothing has been done to fix the pot holes. They will give out reminders on the doors then say the reminders were wrong but only after the fact. Very very disappointed with the office staff. They are rude and unhelpful. The only up side to this place is the dog parks. They are clean and pretty big. Not worth the price of rent, not worth getting talked over by the staff, probably would be good for a single person who just needs a place to sleep. But at that point you could get a hotel with nicer staff.

I've had many issues, the main being infestations, plural. 1. Birds. When I rented my studio, I ran into my apartment being overrun with live birds... Turns out that due to the poorly install of kitchen cabinets, birds were nesting in the framework of the building in my cabinets. My sink base literally had no back wall to it, you could see into the framing of the building. Whoever installed the cabinets was too lazy to cut a whole for the plumbing and instead cut out the entire back wall of the cabinet, leaving me susceptible to any "creatures" who decided to make the building their home. Not mention I had to dispose of the birds too- they were dead because my dog got to them- and diseases? Yeah, the office would not reimburse for any vet bills. 2. Sand fleas. After upgrading to a larger unit they decided to beautify the grounds by removing trees in front of the building. This stirred up several flea nests.. and of course, my apartment became infested. My dog was miserable. I was miserable. I could literally see them jumping from the carpet. I had to clean up the problem because the office was unreachable and slow to move forward on fixing the problem. Again, no reimbursement of my dog's vet bills. He ended up having a terrible allergic reaction and had gotten ill. 3. ROACHES. By far the most upsetting. I have been dealing with a roach infestation for TWO months now.. This has been such a health hazard. I cannot live in my apartment because they literally are everywhere and in everything. I have called the office several times, leaving voicemails about the ongoing problem and they are non-responsive. Unprofessional. They have scheduled to spray my unit and others twice now because the problem has spread throughout the entire building. I've had to trash almost all my furniture, including my couch, and bed. My dog and I have been living with my boyfriend because it's uninhabitable. NO compensation has been offered by Davis Creek for the inconvenience. They will not pay for any of my dog's boarding fees for when I had to remove him from the building as they sprayed. For being a dog friendly community I am sorely disappointed with their lack of professionalism.

Hello. While we appreciate your feedback, we are very concerned by your review. Our team takes these kinds of issues very seriously, and we apologize if you were ever given a different impression. We'd like to speak with you directly so that we can gather some additional information, and ask that you give us a call at (269) 327-0149 when you have the time. Thank you.
I lived here for 3 years. It has nominal rent but elementary school zone is not that great. Maintenance crew has room for improvement. My apartment didn't ventilate well in winter so that resulted in mold and breathing problems for kids and allergy for myself. Manager is great.
I love living here! Affordable rent, friendly management and well-kept grounds
I have lived here for 5 years. It is cheap, close to my work, and family. I have never had complaints on me sms have no balances my rent. I have had a mold issue in the bathroom ands vents for years and nothing was done. I got a renewal letter in December because my lease is about to end in march, made a complaint to corporate in January and now on the second of February, I get another letter saying I cannot renew my lease and I have to vacate once my lease is up. I called the next day and they would not give me a reason why I cannot renew. Or why they sent me two different letters, they are crooks
Since the new management took over last year, they have taken many steps to make this a better place to live... The grounds are nicely kept Pavilions and grills are great Social events regularly held The staff are all helpful and polite However... The rent keeps going up without any improvements to the actual living space. The apartment is small for the rental rate. My current yard space is too close to the woods and constantly bombarded by mosquitoes. The plumbing is from the 60s, and desperately needs work. I'm considering moving when the lease is over.
Davis Creek Apartments and Flats is a nice community. When you enter there is nice landscaping around the community and the grounds are very well maintained. The staff in the office are extremely friendly and helpful with whatever questions you have. The structures of the buildings are very well taken care of. The only downside is that when they redo a building they sometimes do an ok job instead of a superior job but maintenance is always willing to come in and fix any problems you may have. Davis Creek is an awesome Apartment complex and a great community for anyone, and if you own dogs there are two dog parks in the complex.
It's an alright place. office staff is friendly, rent is affordable, grounds are well kept and they're pet friendly with minimal breed restrictions. maintenance lacks a bit, you practically have drag them to your apartment to get anything done, but in my experience it's like that in alot of complexes.
Davis Creek Apartments are a joke! We moved there thinking it was beautiful and everyone was very friendly. No. We eventually ran into having MOLD in our apartment, up in the attic, all over the walls. It was disgusting. Took them to court, we won because they didn't want to be sued. Do not rent these apartments, they're cheap and have mold.
