Chicago’s Near North Side has earned a reputation as one of the most desirable communities in the city for renters. Residents generally recognize the Near North Side as the area below North Avenue between Lake Michigan and the Chicago River. This large waterfront section of the city incorporates several smaller neighborhoods, including River North, Old Town, and Gold Coast. You’ll find the area’s most popular attractions along the famous Michigan Avenue (AKA “The Magnificent Mile”), a swanky shopping corridor that also incorporates high-end restaurants, trendy nightclubs, and performance venues.
So, what is it like to live in Near North Side? The magnificent Victorian architecture intermingles with the modern skyscrapers, creating a distinctive and timeless atmosphere. This section of the city is also home to a vast array of art galleries, displaying everything from the classical to the contemporary.

Property Ratings at Dearborn North
Elena and the whole property management team at Dearborn North Apartments are incredibly friendly, thoughtful, and responsive when you need them. Whenever I had a question or filed a maintenance request, Elena responded to my message very promptly and courteously. Additionally, the square footage you get for the price is vastly superior to anything else in the area -- not even close. If you want to live in Gold Coast, a block away from Butch McGuire's and Gibson's Steakhouse, and you want a friendly, reliable place to live but also have a budget, Dearborn North Apts should be your first stop.
I have been at 1117 N Dearborn for 13 years. The maintenance/management team is the best! Any time I had a request, even if it wasn’t urgent, they would be to my apartment within the hour. If I wasn’t at home, I felt safe and secure to give my permission for them to enter my apartment if need be. Elena, the manager always checked in with me making sure everything was good with the apartment. The rent is the most reasonable in the city of Chicago for a great location in the Gold Coast.
Lived there for 2.5 years and loved it. Only moved to switch up neighborhoods. Elena and the whole maintenance team - so nice, so professional, and wanted me to have a good experience. Definitely look in to moving here, especially if you're on a tight budget
So I had the chance to tour the apartment and it was okay, and I decided to apply. But the application process was emotionally draining. Elena, property manager (I think), was very very rude. Communication was extremely bad and she kept demanding documents without communicating the reason. In the end, I decided to withdraw my application because of the negative attitude I was getting. Although this is a fairly decent place, I don't think living with that for 1 year is worth it
Elena is by far the best landlord I’ve had to date living in Chicago. She is so incredibly kind, caring, and trustworthy. She knows all her tenants and greets you kindly whenever she sees you. She always tried to make everyone feel safe and at home in this little community. Before the pandemic she would throw community events in the summer and winter that were so much fun! All shared spaces are kept clean and Elena and maintenance crew are incredibly responsive. When I was locked out of my apartment at an incredibly late hour, there was a system in place to have someone there within minutes to led me to my door to unlock it after verifying I lived there. The location is amazing!!!
I have lived at 1117 North Dearborn for about a year now and have had a great experience. The landlord Elena is very friendly and always available to answer questions. The maintenance staff is professional and complete work orders very quickly. The apartments are relatively cheap for the area and are a good value. The building is a good location 1 block away from the Clark/ Division Red Line stop. I cannot think of any negative experiences so far while renting here.
The Property Manager, Elena, is amazing. She is helpful and diligent. I have not had any issues since I moved in and just re-signed my lease because I do not want to live anywhere else. The appliances and condition of the apartments are immaculate, and nothing like other gold coast buildings that have gross carpets and cockroaches. The building staff is always working and provided assistance to me when I was unable to walk (injuries). Obviously, the location is great being so close to bars, restaurants, the city and public transportation that will take you anywhere you need to go. There are always building-warming parties and lobby events to meet other residents and create a sense of community/warmth in the building. I highly recommend living here to anyone who is considering.
I lived at Dearborn North for one year and was sad to leave! The location is amazing - right by the red line and in the heart of the beautiful Gold Coast. The building manager, Elena, was wonderful! Always smiling, knows her residents by name and she and the maintenance staff take great care of the building. Would highly recommend!
I lived at 1117 for two years and it was the best. The building manager Elena is wonderful. She is always smiling, as sweet as can be, and gets the job done! Whenever there was anything I might have needed she was always on top of it and had her staff fixing the issue immediately. I toured several buildings in the neighborhood and would absolutely recommend this one! I never would have left if I wasn't leaving the city. I miss it there!
Dishonest manager. Says one thing then denies it later when it's profitable for her to do so. If you make the mistake of living here, make sure to get every single interaction with her in a document.
Well at the time I moved in I would give it a nearly perfect rating. Having lived in this building for 1 year now, sadly have to lower it to 1 out of 5. First of all the woman manage the building is unfriendly. she just want to get the thing done, shows 0 courtesy, never say please or thank you. When signing up the apartment she's literally the sweetest person I met but after I signed she's totally a different person. You don't want to put down 1500/mo to someone with a poker face. Second the building is old and smelly. And the water system is terrible. If my neighbor is using water, then water from my tap will instantly become burning hot. Happened to my several times I have to turn water off to avoid burning, when I'm ...um naked and covered by soap bubbles Third this place is not well maintained. Fitness room has equipment that are so closely packed, maybe from the 80s that I'm afraid the treadmill will break into pieces when I run on it (I'm 110lbs). Computer/printer was broken - told poker face lady and she said 'ok' - 3 months later it didn't get fixed. Package was all piled up in the computer room where everyone has access to - I lost a package here once. Anyway - not recommended. And they raise rent every year by $100/mo.
I lived here two years and can't say enough good things about this building and it's staff Elena is the building manager and is great and very on top of things and super nice Her building staff are so nice and fix everything on time when needed Units are in great shape and well maintained Very quiet building and kept clean I had to move for work reasons and I will miss this building and it's people!
I just resigned for a second year at Dearborn North. It was not a hard decision because it has been such a great experience thus far. The staff are super friendly and helpful. They go the extra effort by bringing packages to your apartment (a huge pro for me because I travel during the week and don't need to worry about it) and then coming back later to retrieve your empty boxes. They do a great job with the upkeep of the building-- there are always fresh flowers and festive decorations. My apartment has updated appliances and lots of storage. Even though it is small there is plenty of room for all of my stuff. Not to mention it's a great location! It's the best bang for your buck in the Gold Coast!
I’ve been a resident of Dearborn North since mid 2011 and I’ve rented two different apartments, sizes and on different floors. The overall building is a charming vintage building with radiator heating, a small gym, bike storage, business room, laundry room, and an outdoor courtyard. There’s no central air but you can either rent from the building or use your own window A/C unit for the summer months. The elevators are small so if you have any large size furniture it will have to be carried up the stairs. I managed to fit a queen size mattress and separately a 3-seat couch in the elevator. The building staff is very pleasant and accommodating. If there are any maintenance issues in the apartment it’s been taken care of that day or the next. Twice a year the building has a resident appreciation party. It’s a small thing but to me it goes a long way. The first apartment I rented and lived in for 4 ½ years was an east-facing 400 sq. ft. studio on one of the upper floors. The apartment received great natural lighting and I had a nice view towards the lake. The layout of the apartment is interesting with an old Murphy bed space converted to bookshelves and a big walk-in closet that leads to the bathroom. The bathroom is what you would expect from a studio apartment but also has a full size bathtub/shower. The actual size of the apartment is very accommodating once you figure out a layout with your furniture. I easily fit a queen size bed, 3-seat couch, TV plus stand and a desk. The kitchen is fairly small with no counter space but was recently renovated and upgraded to stainless steel appliances just before I switched to a larger apartment. The other and current apartment I’m in is one of the 600 sq. ft. convertible one bedrooms facing south on a lower level. The natural lighting isn’t as plentiful as the previous but the apartment still gets enough light during the day and has plenty of ceiling lighting. The layout is nice and has two closets. One is a walk-in by the front door and the other is connected to the bathroom. This unit has a large renovated kitchen plus the upgraded stainless steel appliances along with a dishwasher. The bathroom is similar to the studio unit but slightly more spacious. Overall, my experience living here has been really positive. I would recommend this building to anyone that is looking for an affordable, quiet, well taken care of building and residents and for someone who is looking to live in a good lively neighborhood.
