Chicago’s Near North Side has earned a reputation as one of the most desirable communities in the city for renters. Residents generally recognize the Near North Side as the area below North Avenue between Lake Michigan and the Chicago River. This large waterfront section of the city incorporates several smaller neighborhoods, including River North, Old Town, and Gold Coast. You’ll find the area’s most popular attractions along the famous Michigan Avenue (AKA “The Magnificent Mile”), a swanky shopping corridor that also incorporates high-end restaurants, trendy nightclubs, and performance venues.
So, what is it like to live in Near North Side? The magnificent Victorian architecture intermingles with the modern skyscrapers, creating a distinctive and timeless atmosphere. This section of the city is also home to a vast array of art galleries, displaying everything from the classical to the contemporary.

Property Ratings at Dearborn Plaza
I’ve been living here for the past four months. The units are small, but if you make the most of your space it’s honestly fine. The ladies is the management office are extremely nice and helpful. If I ever put in a maintenance request they are there to fix it ASAP. The rooftop is beautiful and there’s another patio space on the first floor that’s nice too. Gym is pretty small too but still has decent equipment. My only issue since living here was that I found a dead roach in my apartment one day. I’m a clean freak so I blame it on the heat wave we were in at the time. the next day the maintenance sprayed my apartment & I haven’t had any issues since. 10 minute walk away from the beach and it’s a great place for a young person to live. Lots to do in the area. There’s no central AC but they allow you to rent a window unit for the season which works fine for me and keeps my place cool. I feel safe living here too for the most part being a woman.
I lived in floor 14/16 and got one of the best unobstructed views of the Gold Coast Area. My apartment was also recently renovated and was definitely worth the price. Location is prime, only steps away from the Mag Mile and so many public transport options. The best option for anyone new to Chicago.
I moved into my beautiful studio apartment in early September, I was moving from Philadelphia for work and I was nervous about the daunting task of finding an affordable place close enough to my job downtown in River North. I feel so blessed and lucky to have found Dearborn Plaza apartments. I worked in real estate/helping people get apartments for over a year and I can tell you that this is a great find! The office employees are extremely kind and friendly, my tour was very easy to schedule and I was approved in a day or two. My apartment has an extremely competitive and fair rent price (especially for the view), the unit had brand new floors/a very clean and updated bathroom/a great little kitchen with very clean and fully functional appliances when I moved in. My apartment also had two large closets so I have never felt short on storage. Management made moving in easy by scheduling you time with a freight elevator big enough to move anything I could imagine in, and the only utility you pay for is electricity! The building has a very unique and cute build, constructed in the 20s as a luxury hotel for women, the studios are about the size of a large extended stay hotel room. If you are looking for w quaint and updated space you have found it! Dearborn Plaza's maintenance team is second to none, they helped me hang all of my pictures and shelves/lamps within days of me moving in. Between my move-in and December they have replaced every window screen and cleaned the windows of every unit, as well as fully repainted the hallway trims. I hear them vacuuming the hallways on my floor and cleaning a few times every week which is great, they really care about the upkeep of the building and it shows. I haven't seen a single bug in my apartment or otherwise in the building which is great. I recently got a cat and they don't even charge a fee for having one, which is very kind-hearted compared to a lot of other units I've seen. I plan to live in this quiet and well kept space for years to come and I highly recommend this building if you are looking for a studio like I was.
3 stars for the amazing rooftop deck however it get closed off most the of the year. The units are TINY, smaller than the micro-studio I lived. Only 1 unit I viewed had updated appliances. Don’t believe the “updated” photos on this listing.
Units are about 150-200 square feet. Some units are nicer than others and it's the luck of the draw. Charge you $125.00 to "rent" a window A/C unit for the season. They remove it and reinstall it in the summer. During this past heatwave allegedly someone almost died because the rooms were so hot. The hallways were hot. There is no central A/C. But it was nice and cool downstairs in their office. No common spaces inside the building. This place used to be a hotel many years ago and that's the layout. What brings you here is the location! location! location! If you are 25 years or older you will be miserable. These are dorm rooms and it's not for adults. The location and price will make you chose it but just don't. There is not parking on site. There won't be any street parking here at all. You'll have to pay 100s to park in a lot or a garage.
The building has a roach problem. They’ve had to come and spray multiple times and I still see I keep my space very clean but I’ll get up in the middle of the night and see one. It’s not just my apartment either- I know that they’ve sprayed other tenants’ on my floors apartments as well
I've lived at Dearborn Plaza Apartments for more than 2 years now, and it has been a great experience. I'm a recent graduate who was lucky enough to start renting in the Gold Coast neighborhood at a reasonable price. Though the studio spaces are a bit small, I think the neighborhood, rooftop deck and indoor laundry facilities make up for it. The staff is very helpful, and my landlord is very reasonable. The only downside is the occasional bug problem that occurs with some vintage buildings. They do spray for the bugs, but they return every spring and summer. Other than that, I've enjoyed my stay here!
Are you an aspiring actor/artist/dancer/musician? Have a profession downtown Chicago that you commute to from the suburbs by car/train? Prefer to be within walking distance of the Magnificent Mile, John Hancock Building, Oak St. Beach & the Loop? Meet Dearborn Plaza in the Gold Coast! Rent is under $900 a month with HEAT INCLUDED! Hardwood floors. Unbeatable view of the skyline. Charming. Cultured. Vintage. Very safe. IN THE CENTER OF EVERYTHING! For the right person, a move to this area could change your life & place you in the epicenter of your "downtown dreams!"
I knew very little of Chicago when I moved here about a year ago, and totally lucked out with my choice to live at Dearborn Plaza. Pros: 1. The staff is so friendly and efficient. They respond to emails and concerns quickly, communicate when maintenance work is happening, and are overall helpful. The maintenance staff is so kind as well and any issues I have (which are very few) are resolved immediately. 2. The location is amazing--great, safe neighborhood. Close to downtown, Wicker Park, Lincoln Park, Oak Street Beach, Lincoln Park Zoo, Michigan Ave shopping, etc. Public transport is super accessible as are grocery stores, banks, Starbucks, and drugstores. 3. Aside from electricity, all utilities are covered with rent. I know heat can be very expensive in Chicago winters, so I'm glad I don't have to pay extra for it. They aren't stingy either-- I never felt like my apartment was too cold. 4. The building is well-maintained. 5. They host BBQs, holiday parties, etc for the residents which is very sweet. There is a cute rooftop where you can hang out as well. Cons: The apartments are tiny, as is the kitchen space. But for the price, neighborhood, and peace of mind, it's more than a fair trade-off.
The management rocks socks. The laundry machines eat them but not without reimbursement and assistance. The vintage lobby beckons to be painted by a Venetian painter and the location. Holy Smokestacks it's great especially in the midst of Chiberia because 2 blocks North is Treasure Island and across the street is a Blue Agave to warm you up with authentic Mexican. The places are cozy and the radiator blasts. I selected this place thinking I'd be here a year and going on five. Sweet and sophisticated spot with Lincoln Park and North Ave Beach a lovely 10 minute walk away.
I have been living here for a few months now,the management is friendly, helping and courteous. The building is kept clean and well maintained, the place is in downtown and close to red line metro, oak street beach, state street which has tons of restaurants, rush and division bars for nightlife, Jewel Osco in walking distance, a 7-11 grocery store just outside the building, Walgreens (all these mentioned places are within one mile radius). Only cons about this place is some people might find the room space small(they only have studios) and they don't have air conditioning on site( for which you can rent window AC from the management) apart from that I would recommend this place because of the affordable price and location.
This apartment is everything I wanted, needed and more. It is two blocks from the greatest grocery store, CVS, a beautiful park, restaurants, shopping and parking lots. If there is ever something needed to be done maintenance wise, it is handled within 2 days no questions asked. The laundry is in the building and the machines are new and all in working order. This apartment was one of four I looked at and I couldn't picture myself anywhere else.
Getting ahold of floor plans and square footage will be really helpful in making your decision. The studios I looked at were very very small and the kitchen appliances were toy sized! That said I wouldn't have minded living here, I just found someplace better in my price range.
The staff is always willing to accommodate and work around your schedule. The apartment was exactly what I was looking for. Just down the street from Starbucks and next door to 7-11 and all the local bars and night life. I will recommend to all my friends
