Property Ratings at Debut Soco
The leasing process and staff have been exceptional. After assessing all other properties in the general S Congress and S Lamar areas, this property was the clear winner. In terms of location, price, amenities/finishes, and square footage it hit every mark. Notably, Sergio and Megan went out of their way to accommodate my multiple last minute viewing requests and appeased all of my questions/concerns, and did so very promptly within my very limited time frame. The turnaround for any modified/requested document was immediate and they were very clear and articulate about all terms. All around a great experience!

For the price they charge, the property management company doesn't maintain the property. There's frequently trash around the building, and entire sections of the building smell like pet waste because tenants don't pick up after their pets.

Just moved here 2 weeks ago and had several minor issues with the apartment but Braden and Willie fixed it all super quickly! Really nice and friendly apartment and MUCH more worth it to live here than my previous apartment at Groves South Lamar due to noise issues from In n Out and paper thin walls.

Worst place ever. No security, not safe at all. Don’t even bother. Over priced, leaking roof that never gets fixed. Maintenance awful and management is so poor. If you’re a girl, don’t even bother living here. It’s 2 feet from the creepiest strip club. For anyone else, don’t live here if you don’t want your stuff stolen. Even in the gated garage where you think you’d be safe, you’re not. Cars, mopeds, and bikes stolen. No security, most doors broken. Management does nothing at all. Over priced for all the bs we have to deal with. And don’t even get me started on the jankiest mailing system ever.

This has been one of the worst apartments I have ever lived in. It is just a glossy image for the website, but once you scratch the surface the shabby quality of all the apartment features become immediately apparent.

I loved my unit, but overall quality of the complex is poor
This place is great! Its location is unbeatable and the amenities are incredible! On top of that, the price is more than reasonable. The leasing agents are super friendly and helpful, too!

Overall has been a good place to live. Nice amenities, resident lobby, pool, gym. Security and access points should be a focus. There's comparable rental properties around downtown that are ironclad in terms of who can get in compared to The Davis. I would probably recommend Davis to a friend.
The fire alarms go off every couple of weeks, things get stolen out of the garage but they never change the gate code, way too expensive, a lot of the gates are busted or don't require a key so it's not really a gated community (which matters because it's across the street from a strip club). It's been two months since I moved out and they still haven't cut a check for the deposit, which they also took $80 out of for a cleaning fee; that cleaning fee seems to be pretty standard based on the other reviews I'm seeing. It's just a really expensive, really bad apartment complex.

I left the Davis after living there for two years. They are nice apartments that are now completely poorly ran. They have changed companies and now there is little to no communication available with management. When I had any apartment issues or questions, they never respond to calls or emails. You can go into the office but never get a straight answer or someone that knows how to help because they are constantly changing staff. It is externally difficult/ impossible to work out any issues you may have with this apartment. Would not recommend until they get some organization

The apartment complex has owed me $250 since 9/22/2017 and have yet to return the money. I have made 5 phone calls. I have spoken to Melissa, Sloan, a guy who has answered my call twice and another leasing agent; all who have assured me that it’s being worked on or sent or applied at Headquaters to send out. I have even left a message with Greystar headquarters for the region to no avail. I am saying that if they are performing this way with me (dishonesty, avoidance, negligence, and thievery) I would not want you to rent from them and experience this type of treatment. Imagine so many others who have this consistent issue with thesis apartment complex. Please do not subject yourself to the possibility or being lied to and taken advantage of. It is not good business and unethical. It is something that each of us who have experienced it, should take to a Business Bureau.
We have been trying to resolve issues with a flood we had back in October. We couldn't live in our apartment for around two weeks while our walls were cut open to dry them out. They never replaced our carpets that were soaked in the flood and they charged us full rent despite us not being able to live in our apartment. Throughout the repair process we had a really hard time getting any information on when we would be able to get back into our apartment. They kept lying about when it would be ready since they weren't actually walking up to check the apartment. We kept running home to find holes in our walls the day before they kept saying we would be back in. We still haven't had our rent prorated for the two weeks and we never were able to get our insurance deductible paid for. It would be really great if they could stop taking advantage of their residents to fund all the renovations they are doing to raise the rent. The only person that had any compassion or was actually trying to be helpful during this was Dominique. So thank you Dominique. We are still trying to resolve this and have gone to the office, made phone calls and sent countless emails. I would love to have a reason to update this review.

1.) The parking garage is on the OTHER side of the complex from my apartment which makes for a 3 minute walk. I thought parking downstairs would be a shortcut, but because of the way the stairwells are set up forget about it. 2.) My water heater has not been able to provide hot water for more than 5-10 minutes since the day I moved in. I have put in multiple requests and the maintenance people just cant seem to find the problem. Its very annoying, especially when the bathrooms are too large to heat properly you will be stuck taking cold showers. 3.) Which brings me to my next point, the A/C system is terrible. Heating/Cooling the living room will either make the bedroom too hot or too cold. It just doesn't disperse correctly and with the size of the apartment, expect high electricity bills heating/cooling it. 4.) Kitchen/appliances are good, haven't had an issue there. 5.) Raised rent considerably with new management to *fully renovate* this apartment complex. Even if the apartment complex did not graciously raise my rent $30 to stay another year, I would not stay here again.

DO NOT SIGN A LEASE HERE! IT'S THE WORST PLACE TO LIVE IN AUSTIN! The staff lies, which will start the moment they open up the papers for you to sign your life away. They are not trustworthy individuals and will 100% blame you, the resident, for their mistakes! My experiences with the staff have even been highly unprofessional as well as straight up rude. I do not recommend this apartment to anyone! Many times I saw puke sit in the stairwells for days without being cleaned. As well as empty beer cans scattered around the stairs almost on a weekly basis. The pool was often loud and over run by parties, which is understandable to an extent. This noise often extended past appropriate (and posted hours) with no care from the staff. The gates are constantly broken or being changed without notifying the residents. I have had to evacuate my apartment over 6 times during my stay here for idiot residents pulling the fire alarm, several being in the wee hours of the morning. What did the staff care? NOT A SINGLE BIT. There seems to be a large number of young rowdy residents who attend St. Eds who don't care about anyone else, the staff doesn't seem to care much either. It's like living in a college dorm with RA's too interested in getting a paycheck than caring about the actual residents. THE PARKING GARAGE IS A DEATH TRAP! No joke! I have almost been hit every single day driving in there. It's poorly designed and not regulated at all, drivers speed around turns without looking. Or take up 3 parking spots with their big trucks. Not to mention the staff members who drive their golf cart in there, parking it to where it blocks accessibility. If you want more honest information about living here, read the other HONEST reviews! They will literally echo exactly what I said. Don't get fooled like I did! The price for this place is not worth the amount of dissatisfaction, frustration and overall unprofessionalism that you will experience from residing here. Save yourself, your sanity and your money by living ANYWHERE ELSE!
