I want to express my deep disappointment regarding my recent experience with the leasing process, specifically with Onna, who facilitated my transfer to a new apartment. Initially, I was impressed with her friendliness and willingness to assist during our initial conversations. She seemed genuinely helpful and eager to make the transition as smooth as possible. However, my experience drastically changed once I moved in. Upon entering the apartment, I was greeted by an overwhelming and unpleasant odor that made it uncomfortable to be in the space. To further compound the issue, I discovered that none of the electrical outlets were functioning, rendering me unable to use several essential appliances. The dryer was also inoperative, which has made managing laundry extremely inconvenient. Additionally, the condition of the apartment was far from acceptable—there is noticeable peeling paint throughout, which gives the unit an unkempt appearance. What has been most disappointing is the lack of follow-up from Onna after my move-in. It felt like I was a priority during the transfer process, but once I signed the lease, all communication ceased. It's disheartening to feel abandoned, especially when there are significant issues that need to be addressed immediately. Overall, I expected a much better experience when transferring to a new unit, and the level of customer service from Onna I received has fallen woefully short. I sincerely hope that future residents are treated with the care and consideration that I did not receive.

Decatur Highlands is a lovely apartment complex with great amenities, 2 pools, a newly renovated gym and community events lead by the management team ! I have lived here close to a year and in my experience, I have had no major issues with my unit, the only times I have had to contact maintenance is when my kitchen sink was leaking and I needed help with the thermostat in the summertime. But other than I have not had any issues that concern me. The management team is genuinely friendly and helpful, and will work with you to find the unit that you want. The management team is also very communicative and timely with their responses. The overall appearance of the apartment complex is great in my opinion, I have not had any experiences with unkept areas and/or noise levels, I enjoy this complex! But always, always tour first before moving, I toured about 20 different apartments before coming to Decatur Highlands and I found Decatur Highlands to be exactly what I wanted and I am happy where I am !

Decatur Highlands is a pleasant, well-managed community that is conveniently located near Emory and the Toco Hills shopping center. The management and service team are friendly, professional, and helpful. The only major problems with the community are those that are endemic to the rental home industry—namely corporate greed that results in unsustainable rent prices and a myriad of hidden charges for things that should be included in the base rent.

Living at decatur highlands is awful. Their apartments are filled with rats and roaches. We had made several complaints about issues with AC and the humidity in the apartment and maintenance barely addressed our concerns. Due to their negligence we now have black mold growing in the apartment.

It could have been the most frustrating experience Moving from being in a freestanding home for 35 years to a downsized apartment life. Im so glad that I chose a Cortland community. I did my research before the move, so I felt confident in my decision. But, it is the day to day experience of being here that has made me so happy that I made this move. Safe, friendly, well-maintained! I love living in my Cortland Home!
I am very happy living at Decatur Highlands! It has been my home for 2.5 years and I am proud to show it off to family and friends. The amenities are great, especially the front pool! I feel safe too, which was a key point to picking an apartment. I would recommend this complex to anyone!
The community has been a safe and secure neighborhood.
Perfect location: close to town without the traffic; easy access to the Decatur Path so healthy walks or jogs are easy to fit in to each day; the tennis center, community center and the library are within walking distance! Amenities are great: two pools; a shipping locker location on property; landscaping is well-kept; property provides doggie clean-up stations (and bags) all around the property; and the valet trash pick-up is wonderful.
It's a great place to move into! The people here in the community are so nice and always concerned about our stay here at Decatur Highland resident!

I've been here for about a year and I love the community. Its quiet at night and I feel safer here than in other places I have lived in the Atlanta area. The service requests are always answered in a timely fashion and the maintenance crew is professional.
This was a good choice for taking a rental agreement. Helped provide an improvement in finances at that time. Has been a good place to live. Apartment features are very nice with fully equipped kitchen and laundry. A couple characteristics that are not big problems but are somewhat humorous are: entrance gate is out of service about as often as it is working, but we are very secure when exiting although the swinging arm is non-essential and just causes a delay. And mailbox maintenance is virtually non-existent.
Had holes in my floor since I moved in last year. Previous management team said I couldnt do anything about it and needed to live with it. Current team said they could fix it by submitting a service request. Ive submitted two over the last two months and neither have been addressed.
Decatur Highlands is a great and safe community. It is central to lots of other fun and amazing places. I like this community a lot and am grateful for the management.
Management needs to address the issues of very loud and noisy neighbors. Living in an apartment one expects some noise disturbances at times, but constant stomping, and throwing moving things all times of the day and night should not have to be tolerated daily.
Decatur Highlands is an amazing location living space nestled against great walking trails that make you feel like you are in the North Georgia mountains, yet convenient and close (inside the perimeter) to Atlanta and in walking/biking distance to Emory and shopping. The Cortland staff are friendly and responsive to residents and do their best to provide a comfortable and fun living experience.
Our experience living here has had its ups and downs. The location is great, there is a lot of stuff nearby and you aren't too far from the city. The apartments have a lot of issues that may not be obvious at first glance. The units themselves have low-quality refinishes that are not built to last (we are in a newly refurbished unit and this is already the case). The floors are also very thin, which can be a challenge depending on how loud your upstairs neighbor is. The new management (Cortland) has been pretty good for the most part. However, one consideration is that if you are looking for a gated community, this is not truly a feature of Decatur Highlands. The gate is always open (including at night).
Do not move here. The apartments are awful for the price, and the communication and problem-resolution is almost non-existent. It's all about what residents can do for the complex, not the other way around. The location is NOT worth living here.
They try and add charges to your account and disregard parts of a lease that they do not find in their favor. I would not recommend living here. The rent is substantially increasing but the living conditions remain the same.
Decatur Highlands is a beautiful community that is well kept up.
They NEVER answer their phone and on move in day, the apartment was not ready. They were removing the carpet and applying vinyl flooring on MOVE IN DAY. The apartment was not ready and we were not even able to see it at all. The apartment was advertised as move in ready with vinyl flooring, it's very unprofessional how they waiting until move in day to check the apartment and make the changes and repairs. Trying to get them to answer the phone is like trying to walk on water, it just does not happen. DO NOT apply here. Save your self some stress.
I have been living here for a year now and ever since I moved into this place, I keep having different issues with this place. When I first moved in, the dishwasher is falling off the cabinet and there are some issues in the bathroom. It took them over 2 months to come and fix these problems for me. Earlier this year, I have received a 50 dollar trash fee in the mailroom and I have never thrown anything in the mailroom. Also, every time I tried to call them, they never picked up my phone call. I tried to email them several times and they never respond to my emails as well. Stay away from this place!
I have asked two request if this community and none have been implemented... First request...charges should be itemized not just I owe this amount...so you accept this from a store Second request, I should be able to pay my rent however I wish...ie....I should be able to use different forms of payment...split rent between two cards, etc

This is a great area but there are some improvements that the property desperately needs. The upkeep has been very lacking, paint peeling, metal rusting which definitely impacts the feel of the community. The gym bathroom and machines are not maintained. The last and biggest negative impact on the feel of the community is that residents with pets do not pick up after their dog! I have stepped and driven over dog poop just left on the pavement. If the policy could be more strict and owners could be reminded that there is a dekalb county fee for not picking up after their pets perhaps that would help alleviate this issue.
Hate that we're moving after one year because the renewal rent got spiked ridiculously high, but it's a great place otherwise.
Didn't actually fix one of the issues identified, master bedroom lights don't work. And after the maintenance staff left it still didn't work.
I am quite satisfied with the attention that the service department gives to the residents once they are in the apartment. Only sorry that my first request for service was not addressed. Very very pleased with the work Isaac did upon receiving my second request.
There was some difficulty in navigating the website. The floorplans could've been more exact. It didn't mention the surcharge for only staying for 4 months and there was no way of clicking on this lease term on the website when applying. Apart from that the experience was very positive.
The apartments are well layed out, great amenities, and close to the Emory campus and transportation.
When I have extensively followed up on issues, only then have maintenance requests been completed. I still have requests that I am following up on which were initiated a month ago.
addressed above,poor trash management, dirty grease stained floors in hallways,flaking paint on handrails,brown,dirty light fixtures.Probably okay for a 20 year old college student but not great for most adults. Hate to say it but we were embarrassed to have visitors with garbage bags, cardboard boxes etc .in the hallway, (building 8)was this way other buildings might be in better condition.
