Property Ratings at Deer Hill
My wife and I have lived here for 2 years and have loved it. We had a 2 Bed floor plan. Issues that we may have had with our apartment or the property were resolved in a reasonable time frame. Office and Maintainance staff is always kind and courteous. They’re always working to improve the property with minor and major upgrades, they recently removed trees behind our building, so our balcony has a nice view of the woods and the hills of Mt. Washington. Along with minor upgrades like new building and mailbox signage, stop signs, and more. Definitely worth living here. Shoutout to the Community Manager Sarah who’s always super kind and helpful whenever we’ve interacted with her.
Poor communication, car break ins are constant, excessive fees
I have lived here a little over two years and have had nothing but great experiences. The staff is friendly and attentive to your needs. I love that they are always completing updates to the complex which is beautiful and clean. I personally love the large walk in closets, spacious storage units, and beautiful layout of the apartment. I would highly recommend living here!
When I first came back to Cincy, this was a great starter place. Good price for what it was and a good location. I lived there for 2 years and it progressively got worse. Price goes up with no added quality. I had a leak that took 3 weeks to get “fixed” and one of those weeks was how long it took to get addressed. They thought a dog park increased the quality (I don’t own a dog). The maintenance team was great. The customer service of Fath is a problem. During the leak phase, a rent raise came to my door to “stay competitive”. I found a cheaper place and better quality within a mile. Also my deposit refund was $2. It cost more for them to type it. Their are ups and downs to any place. If it would’ve been reasonable I would have stayed but it became more unreasonable. “Heart felt” comment not needed. I’ve discussed all this with property management already.

Deerhill Apartments is a place you will truly love to live. Management is wonderful in dealing with any situation small to big. If you want to live at a place where management is involved in investing in your happiness Deerhill is the place for you. They create a positive atmosphere by hosting special events to spread fun and laughter. They take care of request typically within 24 hours. Above all things they LISTEN to you and your needs. Its truly a love where you live complex.

My boyfriend and I are a young, professional couple with a decent enough income to afford an apartment at this place. We went to Deer Hill fully expecting to fill out the application and move in within the month. However, we were unaware that you needed a nice car (no dents) to live in this apartment complex. I have a dent in my old car and do not plan to buy a new one for another three months. When I voiced my concerns to the woman showing us the apartment, she stated "Normally we wouldn't even let you drive up our hill in that vehicle." Needless to say, we will be looking elsewhere.

One of our unique policies is our Vehicle Condition Agreement that is part of our Lease Agreement, and amazingly it came from our residents consistently telling us that the first thing they looked at were the cars in the parking lot. Do not move here unless you want to be ripped off by utilities... I was never told how water was billed. My previous apartment water was billed per usage and I paid a max of $40. Now each month typically my bill will be around $100 for a 2 bed. I have had numerous service requests each taking weeks to be fulfilled properly. I have had a $150 electric bill in a 2 bedroom and called Duke Energy and even they said that it was outrageous and told me to speak with management to check certain things, nothing was found. Now I get a bill for $170 for electric. Walls are very thin, little to no insulation so during the winter, bedrooms are freezing cold. Community is nice but apartment is outdated utilities make this place unbearable to live at times.

We’re sorry to hear you’re unhappy in your home. After seeing your review, our Community Manager spoke with Cincinnati Water Works directly this morning. They said their average is $25 per person or $75 per 3 person household. This is still dependent on usage and can vary. As far as the electric bill, our Community Manager reached out to you regarding this. She spoke to Duke Energy and they gave an average of $88 - $174 for the same floor plan you’re living in. As with the water, your electric bill will vary based on your personal preferences. If there is anything we can do to help lessen your utility bills, we certainly will do so. Our Community Manager can make arrangements for a maintenance technician to come to your home and make sure everything is functioning properly when she contacts you.

This apartment complex not only allows small dogs and cats, but big dogs as well! The office staff is very kind and the neighbors keep to themselves, which is a huge plus. It seems that everyone living here works a standard first shift job and is respectful of others when it come to going in and out of the apartments. My ONLY complaint is that there isn't a dog park, but these apartments are tucked back into a wooded area, so you can (safely) make due. Yes, the walls are a little thin, but I rarely hear my neighbors!
The apartments are very nice and the complex is always clean and inviting. My main issues with it is that the appliances in the kitchen are very outdated and the laundry is in the bottom floor of each building and only has 1 washer and dryer per building. Maitenance is very good and they respond to inquiries very promptly. The pool and work out facility are very good the community has different events for the tenants such as "Luau Night" where there is free food etc. The complex is extremely pet friendly and there are "doggie stations" all over the complex. The complex is also right off columbia parkway so travel to down town and other parts of the city is extremely easy. Overall, this is a wonderful place to live.
