Windows are frozen from the inside of the apartment. Roach infested. Gates are NEVER working. People come and go to hang out in the parking garages. Drug deals, trash the place and throw garbage everywhere. Now we have gang spray paint showing up. Management does not care and will ALWAYS give an excuse why nothing works in this community. Do not live here. It is waaayyy over priced for what you get. ZEro security. Mail room break ins. apartment break ins. If you want a safe place.....pick another community to live. This is not a good place for anyone.

Break-in occured yesterday in Building 4 when nobody was there in the apartment. No cameras were working and gates always are open. Security is weak and safety is left for god's grace. Over that you will not be given time if you want to complain about such things with the management in leasing office. Rents are higher for these old apartments which was renamed few years back.

Pay for Security gates to be open 24/7 , roaches all over place AC didn’t work for 3 months and water leaked through vents ruining clothes ( no compensation just increased rent and demand for more money for maintenance fees that clearly aren’t going towards maintaining property ) they will also remove washer and dryer from unit and demand additional monthly payments stay far away there are many nicer places with more affordable options

The staff has changed a couple times in the 3 years I have lived here, but Amanda (Office Manager) has always been here taking care of residents. She has always gone out of her way to help me even when they were short staffed or searching for people better suited for the positions they required. Nothing works perfectly but she has always made sure to fix problems as soon as they arise. Just renewed my lease for the third year for this very reason. Thank You

Ever since this place went to new management we have had nothing but issues. They pass the buck at every turn when it comes to resolving issues. It took me 4 months to have a lease issue resolved. The parcel hub was closed off due to “unsafe conditions” and when they finally get the packages out, they give us SIX HOURS notice on a work day to come get it or it’s going to be returned. And send an email saying they aren’t responsible for anything. Awful, awful, awful!!! Cannot wait to move.

The apartments are too old and have issues with the amenities like air conditioner. Mold on the vents. When asked to fix, you will hear rude answers and they never intend to fix or never listen to your problem. In one line - You will loose your piece of mind.

Given 1 star since there is no Zero or Negative stars. Irresponsible and Rude Management they never respect the tenants. Things break more often and we have to pay for fixing them in the so called "renovated" apartment.Its a gated community but gates are open through out the year!!!. They never fixed the gate.
Apartment is nice. But communication between the leasing office, community manager and employees is very poor. No email / phone calls before adding fee's onto your account, hard time reaching management. A lot nicer complexes in the area for competitive prices.

I lived here around two years and NEVER had a problem. Well maintained. Always respectful, friendly and timely. Any maintenance- scheduled or unforeseen was always addressed timely and worked with my schedule. A VERY pet friendly community and that was a must for me. The grounds are clean and well kept-actually very beautiful, the staff is friendly and knowledgeable. I never had any problem in two years. It is close by to 400 highway,costco and all restaurants Highly recommend this place
The community is degrading in its service levels on a daily basis. 1.Be careful, the fans installed in the apartment could fall on you anytime while you are sleeping and if it happens on a Sunday it’s not an emergency so you pick up the pieces of broken fan and clean it and next day they will fix a new fan for you but won’t empathize with you..WORST customer service. 2.Couple of years back the breezeways were cleaned on a weekly basis, now it’s never cleaned. 3.Swimming pool has moulds in it even after cleaning. 4.The gates have been kept open ( ensuring extremely low security ).We have preachers walking around in the society knocking doors loudly ( why not the gates are open for everyone!!) 5.The entire leasing office was redesigned to make it look better but the community inside is kept dirty. 6.My friend moved in newly to a fully renovated apartment to find the toilet with brown colored stains in it.Guess-what the society people asked him to clean it as they are not sure when the cleaning lady(who is appointed by the society) will be available(literally no clue on her schedule) and it-seems the society guy cleans his bathroom by himself. The only good thing is the maintenance team,they do address issues aptly. But the people in the office do not know why they are there as they never have answers to any questions asked. I wouldn’t suggest this community to anyone especially because it’s degrading in its services and there is no value & respect for the money paid.
Pro: The community and living space is great! Con: The property management does not seem to be concerned for what is truly best for the resident, but instead only what is best for the property management.
Unfortunately due to the age of the unit this would be the third time I've had to call for service in less than a year. However, the maintenance guys are there within 24 hours problem fixed. Thank you maintenance guys!
I would like the valet trash brought back. I'm willing to pay more, but right now I'm paying half of the valet trash fee but having to do all the work myself -- its a poor value and it makes me feel cheated.
The pricing of the apartment did not reflect the living experience of my apartment and was a major factor when deciding to ultimately leave.
All is well -- just need having directional signs put up -- finding it tough getting Uber and Lyft drivers to my apartment plus hardship for friends to find my unit -- fave not had directional signs for 2-3 months now
Quiet, clean and the staff very attentive to your needs. Good floor layout and I was very satisfied with my stay.
Very rude staff. They respond as if they are doing a favor for you. Only good thing in this place is the maintenance staff, they do the work properly and on time. The front office employees have no manners and do not know how to do their job.

I lived at Deerfield Village for two years, one with the old management and one with the new. I had no complaints during my two years. Everyone in the office was nice and I used the facilities fairly often. The location was great, it is right next to GA-400 and there are some great restaurants just down the street. The main pool was always nice to use and the barbecues at the other pool were great too. The tennis courts were kept up with and the laundry facilities were convenient, though I had my own washer/dryer for most of my stay. I would definitely recommend Deerfield Village to anyone looking to live in the area.

I would recommend it because the space is great and the people that live in the community generally seem like safe and nice people. I would not recommend this community to someone that thinks communication from the office is important.
The apartment is good so far but the Office personnel is not professional. Initially we were offered a waiver of application fees ($65 for each leasing personnel) and deposit of $200 along with $300 off on 1st months rent as a complimentary since gym is under renovation. Rick is the person who offer us all these $130(application fees promotional offer)+$200(deposit)+300(Off on 1st months rent). But they did not provide any kind of documented evidence for these and when we ask for the off, Nashika who prepared our leasing papers ask us to provide the documentation. But we were never give any document for the offer that were made to us by Rick. At last we tried to contact manager and other leasing personnel but of no use. We were really disappointed with as we see this is cheap trick to attract customers and once they sign up the lease they don't stand on the words.
Quality of the buildings, units, and grounds are in line with the price of rent. Certain office members made me feel cared for and safe during my stay. Location is also a plus Reasons against would be: lack of night patrol, lack of policies for dealing with disruptive neighbors.
Unfortunately, the manager has tainted my experience and therefore confidence in recommending. Everything else is acceptable and even above expectations in some areas, but a manager who is unable to handle suggestion or concerns confidently without getting defensive or passive aggressive has made us lose confidence that this could be a longterm living place. It's a shame that one person has to taint the hard work of the rest of the staff.
I enjoyed my stay at Deerfield. The management keeps the property well maintained by tending to the grounds and power- washing the breezeways and sidewalks. The maintenance staff are professional and timely when responding to work orders. The staff members are professional, friendly and courteous. There is not one bad thing that I can say about my stay at Deerfield. They do have lease renewal increases every year, but even that is not bad considering they are still the most reasonably priced apartment complex in the area. I am only moving to keep things convenient for my family and I, otherwise I would stay.
Great apartments! Pricing is reasonable for the location. Very quiet neighborhood. The staff is friendly and they make sure that your requests or questions are answered in a timely manner. Utilities are quiet reasonable as well. Floor plan is functional. Recently moved to this location. I stated when I first moved that this was a temporary and I would move to a better location after my lease was up. But I love it here so much I decided to stay for another year. Can't get a better location than this!!! #satsfiedtenant
I've lived there for 3 years and have had little issues. The community has a mix of families as well as younger adults, so it's a good mix. Staff is friendly and any maintenance issues we've had they have fixed in a timely manner. I'd say the only complaint I have is that I don't feel that the apartment interiors are maintained as well--in regards to yearly or bi-yearly inspections and maintenance. We have to beg/request that dryer vents be cleaned out in the buildings, you have to actually request having pest control done [even though you pay for it every month no matter what], and we have constant humidity issues in our unit where mold grows at the vents, even though we keep majority of our doors open at all times to let air fluctuate. Overall though, I'm pleased.
I've been living here for 2 years now and I don't have any real complaints. Nice property and the grounds are really clean and well maintained. I got an amazing deal on my one bedroom especially for Alpharetta; very affordable. I am a very low maintenance tenant so I don't have the typical complaints that others may have. I had an issue with bugs once because I am on the first floor. I put in a maintenance request and someone came and sprayed my apartment within 2 days. We recently fell under new management and they don't seem as tentative to the residence needs as former management. There used to be a lot of community events like game and movie night, under new management that is no longer. If your not a fan of kids and noise do not live in a building near the back pool, it gets crazy during summer Other than that I would recommend this community.
I enjoyed living here. I had to move back to Ohio or I would have stayed longer. Everyone was always pleasant and helpful.
I have a co-worker friend that lives here and I thought it would be nice to live here as we spend a good bit of time together. The prices are a little high for my taste, but I figured to go ahead and deal with it. The girl that took me on the tour, though, had a very nasty attitude and completely reeked of cigarettes. When I came in she acted like I was interrupting something more important like gossiping with her coworkers.No rapport building or anything, just trying to rush me into a decision, Thankfully I went home and read reviews of the place. There are places that will appreciate you more than this rude place.
My apt always smelled like other people's dinner. I was misinformed about lease cancellation fees. They chose to take the apartment back early, took the keys yet still charged me. My electric bill was always close to 200 per month even though I never ran the furnace or had much electrical items going. If I were you I would pass on this apartment complex
DO NOT RENT HERE!! This place is a disaster. I wish I would have read all these reviews before moving in! Staff is terrible. Pet deposit and pet rent is ridiculous! If you have a friend who brings over their pet, even just for 1 second, if a member of the staff sees this they will charge you an extra $100 pet deposit, non refundable, as well as an additional $10.00 pet rent fee each month...absolutly bogus!! STAY AWAY!!!
I was based out of Atlanta for a 6mos fellowship program and initially made it clear in writing I would be in the Atlanta area for no more that six months to this complex. I can say living at Orion has made my training more stressful. Upon moving in I noticed that the Ipod docking station does not work entirely, only the radio works. In addition to not working it was stained with sauce. The carpets were not vacuumed; I have short blonde hair and no animals, no roommates and I found a ton of long black hair throughout my carpets in the main room and my bedroom. The space between the stove and the counter is full of crumbs of who knows what and how long they have been there. The faucets and washer settings are backwards (the cold and hot water). The trash can they gave me initially smelled terrible, I had to request for it to be cleaned (upon moving in). The washer and dryer provided are not nice, I have never seen so much lint on my clothes in any complex with any dryer before. Don't let the pictures fool you, their fitness center is small and inadequate. It does not have good equipment and the "lap pool" is small as well. I would have looked elsewhere if I were to have had a larger time frame to do so. I figured I could get through six months since a majority of the time I would be traveling in rotations. They were not flexible at all, not even a day of flexibility when I was out of town for a funeral of a good friend that did not pass of natural causes, but rather brutally. I was charged the most amount for water/sewage during a month I was only in the apartment for seven days out of that month. The reason? Because some of the buildings were not being charged appropriately before. In my opinion, that has nothing to do with the residents and the complex should eat that mistake! Not only did my charges go up, but I had to go ask about them rather than the complex informing me. That is not professional, at all! They have a 60 day re-newel policy in which they stick letters on your door apparently to let you know your 60 days is coming up. Since I travel 85 percent of the time I never received that letter. With an important letter like that I think the mailbox is a much more appropriate place for it to be delivered. It is now 35 days out and I am being told I will be charged an additional 30 days. I received a phone call to ask if I was extending my lease and when I said no the lady said okay, you need to put it writing and that was it! As soon as I wrote my e-mail to let them know of my notice I received an e-mail back saying I would be held responsible an entire month past when my lease it up. The initial phone call lacked the professionalism to inform me of this. When I called to discuss the fact I initially put in writing that I would only be there for six months it was made clear that it was not good enough and I was responsible for a 60 day notice. The lack of flexibility over my 6mos through the loss of a close friend, traveling, lack of communication, having to go out of my way to ask about raises in charges, having to leave multiple messages a couple of times in order to talk to somebody has been far from a pleasant stay at Orion. I would strongly advise anybody to pay a little more a month, find a nicer, cleaner, and friendlier complex that can work with you. Remember, it's your hard earned money you are paying whatever complex you move into! Might as well be happy and love going home!!!
