Located about five miles west of the University of South Florida, Busch Gardens Tampa Bay, Adventure Island, and University Mall, the charming Carrollwood neighborhood is convenient to everything Tampa has to offer, but slightly removed to be a peaceful escape at the end of the day. A portion of Lake Carroll extends into the neighborhood on its west side, providing beautiful views for those selecting rentals near the lake. Dale Mabry Highway, which forms the neighborhood's western border, provides ample shops and restaurants for residents.
Carrollwood is convenient for commuters, situated about nine miles northwest of downtown Tampa and less than 10 miles northeast of Tampa International Airport. Residents of Carrollwood are also close to Tampa's Lowery Park Zoo, and the beaches -- including popular Honeymoon Island State Park and Caladesi Island State Park -- are only about 20 miles west.

Property Ratings at Deerpath on the Lake
I live at Deerpath with my family for a little less than a year. I have to say we love living here. My children enjoy the pool which is always clean. Everyday we take walks by the pond and the lake. This property is a dream. Elena is always asking us if we need anything. She really cares. She called us when we were living in NJ. and the whole relocating process was so smooth because of Elena. We take pride in living in the beautiful and clean Deerpath on the lake.
I had the pleasure of taking a tour of Deerpath on the Lake this week and had a wonderful experience. Elena was so warm and friendly. She made sure to let us know everything their complex has to offer, like 2 pools and on-site laundry facilities. It was quiet, peaceful, and the grounds were very clean.
Incredibly rude staff that will take your deposit for no reason.
I was very optimistic about this place, even with the bad reviews. The office assistant Elena was very nice and helpful in the beginning. Elena even told me not to pay attention to the reviews on line and made the complaints out to be people who couldn’t have their way, so they wrote bad reviews. But clearly where there is smoke, there is fire. I was showed a model that was “similar” even though it wasn’t to the apartment I was suppose to move into. It was decent, so I decided to go through with the move in process. But as time went on, red flags began to show. I was approved for the apartment mid November and I made it clear that I wanted to see the apartment before I signed the lease. Elena told me to call her at the end of week 1 to view the apartment, I called and was told to call back the following week. I called the. and was told she was on vacation and to call back at the end of that week. I called at the end of the week and I was told the apartment still wasn’t ready and to call back 2 weeks before my move in date at the end of December. I called 2 weeks before and the apartment still was not ready. Once again, I made it very clear that I was not signing a lease until I viewed the apartment. Elena told me to wait until the week before move in. I called and the apartment still wasn’t ready, but she sent me the Lease. At that point I didn’t even bother opening or reading the lease. It was clear that they weren’t even concerned about me seeing the property. Elena called me back the Friday of the week before my move in to tell me that I could view the apartment the day before my move in. Guess what today is? The day before my “move in” and I received no call or anything. I called the office and of course no one answered. After 5 attempts, I spoke to a guy who said he’ll get someone to call me back ASAP. That was 2 hrs ago and I’m still waiting. Luckily I had already been looking at other places due to the staff’s inconsistency to follow up with me. Thank God I dodged a bullet because if they wouldn’t reach out to me and I haven’t even moved in yet, I can only imagine the assistance the people who live there with actual issues receive. I would say that this is my experience and maybe they can turn it around for other future residents. But I would warn anyone NEVER move in to any location or sign a lease if you haven’t had a chance to view the property. Based on the service I received, I definitely have to rate this a 1 star.
Property Manager at Deerpath on the Lake, Responded To This Review
Hi there. Our team is disappointed to see these claims as we feel it is an unfair representation of this situation at hand. We invite you to reach out to our team directly, so we can further discuss this matter. Thank you.
Please read the reviews before visiting this place. Everything is true. The price is more than advertise. Several of residents walked in with complaints and moving out. Their trash is always backed up. The office charge lots of fee without telling you. They ask for a credit card and ID in order to take a tour and after to tell you none of the Appartment online available are not. dishonest office. I would rate this place less than one star. My family was looking for the perfect home. Very disappointed.
Property Manager at Deerpath on the Lake, Responded To This Review
We are extremely sorry to hear about this and sorry to hear that we disappointed you. Please reach out to us at (855) 327-8592 as we want to hear your concerns and address them in the most suitable way. We look forward to hearing from you and making this right.
Maintenance is terrible. Have to call multiple times to get any kind of progress. Ac always going out and they apparently don't know how to keep them running. Pest control is very bad, all they do is place a couple drops of gel inside the hinges of 2 or 3 cabinets. Definitely not worth the rent. I had a leak in my apartment that I had to call 3 times for over 5 days. A friend who also lives here has had a leaks for months that is tearing up her walls that they can't seem to fix.
My boyfriend and I lived here one year, and had a few concerns. First our air conditioner leaked buckets of water onto our bathroom vanity every time we used ac starting right when we moved in. It was "fixed" at least three different times. The issue was never resolved a year later, and we gave up trying to get it fixed and had to keep a bucket (that we had to empty often) under the ac unit whenever we needed ac. Second, the move out process is awful. Someone has to come walk through the apartment before you can turn in the keys. Which is totally fine I get that, but the issue is the timing. The appointment I had made was for noon and after multiple phone calls to the office, no one came until almost 230pm. I was late to work because of this. We also did not get any of our deposit back, and had to pay more, due to carpet damage that was not from us. The carpet was not new when we moved in (you could see dents in the carpet from furniture). The pictures they sent me are not how we left it, and the carpet was not damaged to the point of needing full repairs. We left this apartment cleaner then when we moved in! It was spotless, and there wasn't any damage beyond normal wear and tear. And yet we still did not get our deposit back. Our biggest issues were communication. The lack of communication between the employees in the office is very difficult to deal with. One employee in particular, Shelby, would leave me in tears every single time I had to talk to her. She has little respect for others, and probably should not be working in the customer service field. Alexis is very friendly, however the bouncing around from person to person in the office with everyone telling me something different was extremely frustrating. It is hard to reach someone, and many times I would leave a voicemail and not hear back at all. If you have to live here because there aren't any better options, you will probably experience: no working air conditioning, staff that do not communicate with each other, employees who do not care about your time, communication that is not friendly, and you will never see your deposit and will probably be charged extra for no real reason.
I've lived here for over 2 years. And I absolutely love it. It's quiet, clean and in a great neighborhood. I've never had problems with the office or maintenance staff. They are all always welcoming and friendly. I'm going to assume those who wrote bad reviews perhaps didn't approach their concerns appropriately. But who knows. My experience has been phenomenal. The property is very well maintained. The pool by the office is so relaxing and in such a beautiful setting. People are always quick to post a negative review but not to post a positive one. So here's mine. Great property and I am thankful to have found this place. Mind you, I signed a lease from 1200 miles away and drove down to move in. I put a lot of trust into their hands relocating with kids. And it worked out perfectly! Thank you all!
DO NOT MOVE HERE! You will regret every minute living here. Maintence is a joke and fixes nothing. You put work orders in and they act like they never recieve them. Ive seen them giving joy rides to their kids on the golf carts instead of actually doing their jobs. They put false charges on your rent in small amounts to hide it and they act like no one will notice until they are called out. The grounds are filthy as can be, trash left everywhere and the dumpsters that we pay for in the "trash service" fee which is also 40 dollars a month is always filled and overflowing of trash. My dishwasher is broken, my ac unit was broken for 5 days and they did nothing, lights are never replaced especially the porch that is meant for safety and a violation aganist codes. Apartments are filled with bugs, ants, termites, and cockroaches. The leasing office does nothing but ignore the request of the tentants. I hope writing this reviews will keep anyone away from dealing with such a poorly ran conplex and save you the trouble. Alexis, the property manager is unprofessional and the main reason this complex is ran to the ground.
Besbugs. Contacted them multiple times to arrange an extermination, but they did nothing.
These apartments are the best if you want to be close to really great schools. Located in a great central area of town where you are just a walk away from the city bus stops, if needed, and a drive away towards grocery stores, gas stations, and other great things. The grounds are very well maintained and the staff is friendly. There are two pools to choose from, a fitness center, tennis court, and several laundry facilities on the property. The one pool by the leasing office overlooks a beautiful lake and has a gazebo, as well.
This is the worst apartment complex I've ever lived at. The office staff are horrible to deal with, you submit a work order to maintenance and they will get to you in a week to two and that's only after you complain repeatedly. The parking is terrible the streets are filled with potholes and when it rains they flood very badly.
Too many changes in management, and not for the better. Each one came with their own agenda ! You follow the instructions from one, and the next one tells you "for get about it". So you are punished. The managers don't even come out to meet the tenants. Just pay your rent and if you need repairs, get in line. They are understaffed in the maintenance department. What a difference 6 months came make. If you're planning to move here, turn around and RUN !!! I'll rate 1, because they don't have a minus scale, they would be MINUS 46
My family and I have lived here for 3 years and we love it. It's a small complex that's quiet, and a safe place to live. Office staff is friendly and billy the maintenance guy is awesome!!! When he fixes something he fixes it right the first time. My only complaint is the windows are old and we lose a lot of air and heat. Also wish there was more parking. The person in the silver mustang needs to learn how to park and stop taking two spaces and then not moving there car for a week at a time.
I am not in a position to make a review at this time mainly because I emailed then thru this medium, to get information and set an appointment to view floor plans...but they never responded (Period). I guess following up is not a priority.
