I’ve lived here for two years, and I’m happy to say that I’m finally moving out. Roaches and ants everywhere (even with pest control coming out constantly and roach motels placed throughout my apartment), my living room window leaks after heavy rain (they caulked it and told me a contractor would look at it but it still leaks), and the walls/ceilings are so thin you can hear everything your neighbors are doing. I’ve had to call the cops on several occasions due to yelling/screaming of my upstairs neighbors who get in domestic disputes at 1am. New management took over about a year ago, and so far rent went up $100+ after my first year, and little fees like trash removal increased as well. I would save your money and find another complex who has got it together with better management.

This place is an absolute disaster. Any 5 star reviews are paid for as you can tell by the content they write. It’s pretty on the outside but soon after renting the nightmare begins. Homeless living here because the gate never seems to work. Multiple car breaking. Inside the apartment most of the appliances are broken or working very poorly. And calling the office to fix anything is just a joke.

There is trash and trash cans left in the hall ways all hours during the week and weekends. The new management does not enforce the valet rules.

I would love to provide you with details about touring this community and the attentive staff and amazing amenities and beautiful apartments, had the leasing agent actually showed up for, not 1, but 2 scheduled tours, I might be able to share that experience with you. They will not get a 3rd opportunity to leave me waiting outside a darkened office at noon with a sign on the door that says they'll return to the office at 9am because as far as I'm concerned this is truly representative of a management problem and I don't have time for that kind of drama in my life. And, don't let me forget to mention...nobody even called to follow up about the missed appointments.
I would warn anyone looking for an apartment to stay far away from this place and look elsewhere. There are many other options in the area. This place has poor management, terrible maintenance, an unhelpful staff, and the price is too high for what you are getting.
AC goes out every year for 2 weeks - and new management blames you and won't give you a credit; yet the front office says there are so many people with their AC out in the complex that the guy is too busy to come fix it. Gate permanently broke, sometimes you can't leave or get in. Spiders everywhere due to the forest nearby. Pipes are always stopped up on everything, and I'm not the only one judging from past reviews. Washer only works on one setting and dryer takes 3 times to actually dry anything. Beer bottles on sidewalks from rowdy residents. There have to be better places to live for the money they charge here, so look elsewhere.
Threatening management blatantly left us in danger as fungus and mold grew in our apartment after they failed to make the necessary repairs following hurricane Irma. All of the windows inside the apartment leaked water into the apartment and onto the carpet every time it rained since the hurricane. We had to spend most of our days sitting outdoors, out of our apartment because of the illnesses both of us developed from being inside the apartment. Sleeping inside the apartment was very difficult. We are both disabled with mobility impairments, I use a walker and my husband uses a wheelchair. We lived in that environment for four months until we could make the necessary arrangements to move. No moving costs were offered, only a non-penalty break of our lease by management. We have reported Deerwood Park Apartments and their management company, Finlay Management to both the City of Jacksonville Building Code Department as well as the Jacksonville Human Rights Commission.
STAY AWAY FROM THIS APARTMENT COMPLEX! Because they’re under new management, they changed the name and had all the bad reviews removed. A few things have gone from bad to worse... this “gated community” rarely, if ever, closes the gate. They may fix it for a couple days, then it’s open again for the next 4 months. Because of this one of my neighbors’ car got stolen! As if that didn’t make you feel all warm and welcome, the new management will stop AT NOTHING to try and up charge every chance they get! The previous apartment complex did not charge pet rent, the new company does. So what they did was add the line item into the renewal policies, LIED about it being the same, and then doubled back to say we should have read the contract and now owe back pay... this has happened to multiple neighbors, myself included... As if these were not enough of a reason to stay away, the apartments are big and spacious!! Sounds like a bargain when you first check them out... well, that is until you get your electric bill for $200 (with the thermostat at 78, during the summer due to the draft) and a monthly water bill of at least $100! What?! In an apartment with 2 people?! Let’s not talk about the rat problem in building 5, that would just be unfair. I’m not kidding... STAY AWAY!
When writing this review, I'm trying to decide if I want to list out all of the potential positives and negatives, but for me it has not been a good experience. I get the impression that this complex is at the end of an investment cycle, where the parent company needs to decide if it wants to invest the money it would take to renovate the apartments or not. An earlier review talked about updated appliances but I have found this to not be the case, my appliances feel like they are original. The gates are only there so they can charge you more money and call themselves a gated community. While they do offer recycling they don't seem to mind when thousands upon thousands of gallons of water flow into the sewer from their sprinkler system. As a whole, I feel like the staff would not go out of the way to help you. Anyway, I'll try to spare you further details and just say I do not recommend, but maybe I'll update this later if this system will let me!
Since going on the tour of this apt complex, I have enjoyed living here. The property is pleasing to the eye and my larger 1 bedroom apartment suits my every need. We have a pool view from our balcony and anytime anyone visits they always say the view is that of a resort and I have to agree. The property does give you a resort like touch. The neighbors and staff are friendly. I feel safe in this gated community. And, another added perk is the location. Bell Deerwood is nestled right between the town center for shopping and Tinseltown - great for a night out of dining, a movie, or a quick trip to the grocery store. And the greatest added bonus is that I now live only 8 minutes from my job! The pool area is spacious and never overcrowded. The volleyball court is right outside of my living room window and it can tend to get a bit noisy at times but nothing where I just simply can't take it. I love the convenient outdoor grilling area right by the volleyball court. I used that grill almost every night during the first month that I lived here. The only thing this apt complex is missing is a hot tub at the pool area. Overall, I recommend this apt complex, for sure (:
I moved to the area from out-of-state. The leasing agent at Bell Deerwood Park was helpful, friendly, and accomodating throughout the entire process. I was impressed with how much the leasing office staff made me feel welcome and at home. Even the maintenance/ grounds workers greeted me when passing through on the street. The grounds are very well-groomed. Very nice views across the entire community. The club house and all its amenities always look clean and well kept. The pool, indoor basketball court, fitness center, media room, and business center are popular amongst the residents. The apartment itself (1b/1b) is nice. The valet trash service is convenient, and the community does offer recycling! The community is also in a convenient location close to shopping (literally down the street), downtown (20-30 minutes depending on traffic) and Jax beaches (less than 15-minutes)!
The luxury townhouse apartments at Bell Deerwood Park are apartment living at its finest. The spacious open floor design gives plenty of breathing room for anyone living there. The list of amenities are practically endless: A free car wash station, sand volleyball court, free gas grills, and a beautiful clubhouse with an indoor basketball court, gym, tvs, and even a pool table. The staff at Bell Deerwood Park are totally attentive to your needs. As for the apartments themselves, plush carpets and spacious interiors are just the beginning. The rooms are large with big windows and great air circulation. Bathrooms are modern with large garden tubs and walk-in closets. Units have amazing up to date appliances and lighting. Built for modern lives, there is no noise from neighbors. Grounds are well maintained and look great. There is plenty of parking and a gated community means safety! The leasing office even hosts local food trucks for the residences so you can eat great local food after a short walk from your building! If there was ever a place to truly call home, it is Bell Deerwood Park. I have been living here for over a year now and I couldn't chose a better place to rent from!
