Property Ratings at Deerwood Village
We live in 3 bedroom apartment with high ceiling. Our AC unit stopped working on Friday at noon, reported for fix, they could not fix it that day so they left us a very small portable AC which barely cool down my son's room which is the smallest. Our house turned into the oven and thermostat showed 89 degrees in the cooler side hallway (our living room side is always warmer which might be over 90 degrees at least). We have one year old baby, sweating and could not sleep. On Saturday, I called the office and they said they are waiting for the AC part to fix which will be here on Monday. I requested to have more portable AC but she said they don't have anymore portable AC for us and they cannot do anything about it. They refuse to reimburse money if we buy window unit AC and only thing they can say is "we cannot do anything about it" with no sorry. We are so upset about that.
It is a nice complex that could be so much better if management actually worked at making a top-notch apartment complex. Pond which is supposed to be highlight of community in runs dry and is an eyesore 4 months out of the year.
I have lived here for about 7 months now and they have allowed the pond to run dry several times now. I was sold on my apartment because of being on the water and the view but now when I look out of my window all I see is a pit of dirt. This is the second time in the 7 months that I have lived here and they have allowed the pond to dry up before filling it back up much later on after it’s been a dry pit for several weeks at a time. Not sure why they advertise it as a feature of the neighborhood when they are constantly allowing it to dry out and become an eye sore.
Apartment is nice but I live on the water on the “pond” they sold me on but they are constantly allowing it to go nearly empty before filling it back up and it just becomes an eye sore to look at. Instead of water you’re looking at a big dirt pit and it looks awful.
I moved in here with my boys and never once was I concerned about security. It's safe and well lit at all times, I walk my dog after 10 pm and it's quiet and peaceful. The amenities are great, the pool area is impressive and rarely overcrowded. I love walking around the large pond with my sons and see the many ducks and bird life, I even saw several eagles. My apartment was immaculate and a good size and so modern and sleek. I've been here 2 years now and I'm so very happy here. I love being only 5 minutes from like everything...the grounds are so well kept and the maintenance team is quick to respond to any issues that might arise. Overall there are no negatives and moving here was one of the best decisions I've made and I had been looking for over a year.

You can slap a new coat of paint on the exterior, build the world’s tiniest gym, install a coffee machine in the lobby of the leasing office, but a bad deal is still a bad deal. The people who manage, lease, and provide customer service at Deerwood Village Apartments in Ocala (I have no knowledge of the other apartment complexes run by the same management company), are an absolute nightmare to work with. There is no professional (much less neighborly) courtesy; they lack efficiency and competence (why is the receptionist, who can’t even pull up my lease, trying to tell me when I can or can’t move out?); and they don’t care one inch about the tenants. The office people (I had no problems with any of the maintenance men or gardeners or security) are NOT on your side. They are on the side of corporate. Maybe that’s ok. But based on the exorbitant prices of rent (ignore the initial offer—that doesn’t last) and service fees and other ways they’ll try to extract your money, it’s very much unacceptable. They aren’t just mindless drones, the attitudes and ethics and work culture are much more insidious than that. Do yourself a favor. Run.

Visiting Deerwood village was a very pleasant experience. I had the generous help from leasing consultant Shelbie. She went above and beyond to make sure I had everything I needed to know about leasing through Cortland. The property is beautiful and makes me feel very safe. The many amenities provided make me believe my experience living here will be so easy and fun.
Deerwood is a very nice place to live. They went out of their way to make me happy in my new apartment. Maintenance takes care of things immediately and they keep us informed of upcoming events via e-mail. We also get text messages regarding emergency things like power outages and storm issues. I would recommend Deerwood Village Apartments to anyone new to the area.

Don't even live there but went to the front office with my friend that did live there and watched them basically call him a liar demanding a 50 dollar fee that other employees told him he wouldn't have to pay 3 times or something? Seemed pretty unprofessional and aggressive as a bystander, lost me as a potential future tennent.

Its soo nice! And very quiet and beautiful, the staff is very helpful and sweet.
No other apartment complex in Ocala can come close to matching the features and amenities found in Deerwood Village. Great apartment, great neighbors, and amazing staff in the front office! If you are looking to move definitely make sure to check them out, just be warned after you do that other rental communities will pale in comparison!

We have always been homeowners, so as first time renters, it has been a good experience. My husband loves not having to do yard work. The location is great. The community is quiet and well maintained. I have enjoyed the activities at the office for trick or treat and Thanksgiving. It has a feeling of safety and great lighting as I leave for work very early.
The staff has been very friendly and has gone above and beyond to make living here an enjoyable experience. Would definitely recommend this place!

My boyfriend and I were looking to move somewhere with a lot of young couples such as ourselves.. We found that here. We really enjoy the appearance both inside and out of our apartment and we definitely feel at home. Things we don't like: the price- it's quite expensive for Ocala and we really hate that we are forced to pay for cable. We also had a few issues at move in that took particularly long to resolve and it seemed there was no communication between any of the team members in the office. Overall would rate 4/5 because of the aesthetics and location.
Deerwood's team and beautiful community is a wonderful experience. Everyone is helpful, polite and very knowledgeable about the community. The service is prompt and pleasant. Everyone always has a smile on their face to brighten your day. It has been the best thing to happen to us after moving out of our home that has been in our family since 1903. I was really depressed until my son found Deerwood. It was a pleasant surprise after looking for a long time in the community.

My husband and I moved in in July of this year. We had some initial maintenance issues but the rental office took care of each issue in a timely manner. Our apartment overlooks the lake and has a nice porch. Neighbors are friendly, outgoing and quiet. Property Manager is hard working and accommodating. Grounds are kept clean and its a joy to watch the indigenous waterfowl on the lake. Cant think of anything I would improve, so far so good. Sherry
We have lived here for almost a year and felt pressure from the start. The apartment is nice but not $1200 nice. We didn't even get the chance to see a unit like the one we wanted before getting. If we had known that an active railway was not but 50 feet from our bedroom window we would never have signed the lease. Also management and maintinence is a joke. It took them well over a month to fix our air conditioner. There are people walking around at all hours of the night and we are on the second floor, we can hear their conversations along with our neighbors conversations. The pool is terrible, the tiles are falling apart and the playground for the children has been torn apart by teenagers. I would not recommend anyone I love to live here.

Wow. When I first came to inquire about moving in, I knew this would be my home for life. It's such a beautiful property here at Deerwood Village Apartments. Beautiful homes, great people and wonderful staff. I've not had one issue, or heard of any complaint from any residents I've befriended since living here. I love my life here. I'm the happiest I've ever been, and wouldn't change a thing. Come live at Deerwood Village Luxury Apartments, welcome home.
This complex is beautiful, very quiet, great price, great people. The staff has always been quick to respond to any questions or concerns, I've loved this community since I first came to visit.
I have lived in Deerwood Village apartment homes for five years now. My stay here is been luxurious and comfortable. The Staff and administration of deerwood village are very nice people and they are attentive to the needs of their tenents. I truly enjoy the amenities and facilities that my apartment complex has to offer such as the swimming pool, fitness area, and carport to which you are able to vacuum out your car. The only thing that I would add to deer Village is a basketball and tennis court.
