Property Ratings at Del Coronado
It's fairly quiet and the one bedroom is roomy. Maintenance responds pretty quickly. After living here for so long, however, I wish they would do free upgrades or lower the rent. Overall, I enjoy living here.

Hello- We love hearing how much you're liking the community and our fun events! Thank you for being a resident with us and for sharing a fabulous 5-star review! - The Del Coronado Team
I like living here! Good bang for your buck, wish rent would stop increasing. Offers to new residents such as first month free, but no benefits for loyal residents who pay perfectly every month. Had issues getting maintenance to come fix my broken washer after being guaranteed they would be there. Gym is not functional, pools closed half of summer and always dirty. No strick rules about cleaning up after dogs outside. Lots of community events and reminders that are always appreciated.

I’ve lived here for close to 15 years now. I’m lucky to have three of my closest neighbors as great neighbors & one that has changed many times over., with all but one a bad experience with fighting. I would like to see some upgrades inside, as well as repairs to buildings & a new paint job on outside. It’s been a longtime over due. As well as a better system for repairs to be done. Example: The complaint of parking lot lights not being on at least four times & still not on.

I wish their landscaping was better but service has been starting to step up more and also I like the current staffing more and adore Rachel being the manager she's great to work with.
Property Manager at Del Coronado, Responded To This Review
Hello- We appreciate the feedback about the landscaping. Don't hesitate to let Rachel know what areas you are concerned about and we can definitely take a look! We are working to make this community the best it can be and always value input from our residents! Thank you! -The Del Coronado Team
The residents here and the surrounding community is great. There's been concerns in the past with the staff not following up on issues. (For example, if someone calls in about a problem, the staff goes radio-silent and doesn't let people know when it's resolved.) The pools are closed right now, and in the past, they have not let the community know when they open back up. Whenever I've brought this up to them directly, their response usually includes hostility and rudeness. Maintaining a higher level of hospitality typically generates a higher level of respect in return.

We're sorry that you feel the service from our staff has missed the mark, Emily. We would be happy to speak with you if you'd like to discuss these concerns in more detail. We look forward to improving our communication and your experience with us moving forward. Thank you. - The Del Coronado Team
Was okay at first but the longer it goes on it just really feels like they don’t want us here. The apartment is great and neighbors are fine. But the office people are very two faced. Not worth it in the long run.

The move-in process was great. The leasing process was fast and simple. They had a great move-in specials. Everything in the apartment was perfect and ready to go

the apartment was extremely dirty when keys were received and had many things broken. it was full of bugs and still does after having pest control come. there was a dead lizard in the bathroom and cockroaches in every drain. both pools are also extremely dirty. the gate does not close at the hours they are supposed to and stay open all week. has not been a good experience to live here.

My apartment is so beautiful inside and the management is so nice, friendly, and attentive. All of my moving helpers canceled on me, and the leasing agent helped me to unload my heavy items while he was on his break! He was an absolute godsend. The complex is well maintained and quiet. The neighbors have been very friendly as well, one even helped me bring my mattress upstairs to my unit. I had some minor maintenance issues upon move in and the maintenance team was quick to respond. I’m so happy with my experience so far!

I have lived at three apartments prior to this apartment complex, and I never felt compelled enough to leave a bad review. I strongly feel obligated to leave a bad review for this apartment complex as a service to anyone who might be considering moving here. 1. AC Units: They do not clean their units on a regular basis AND their units are poorly insulated. They sent out a text to all tenants indicating if your AC is below 82 degrees, they will do not anything as the state does not require landlords to do anything if the temperature is below 82, so don't bother them. (I think this is a major reason so many tenants have left after asking our neighbors why they do not plan on renewing their lease). Our AC bill was $300 one month. I never paid this much at an apartment ever, but the insulation is so horrible, we were paying higher for AC that was still in the 80s when we had it set to the 70s. We could barely sleep at night in the summer. 2. Towing Cars This apartment complex is out to make a quick buck. They will find any excuse in the book to tow your car and then claim you are violating their parking polices, PER THE LEASING AGREEMENT. They love this phrase. If you are waiting on your stickers, they don't care even if you come into the office and they put you on their do not tow list, they will still tow your car. Additionally, if the air is a little low in your tires, they will call it a flat and their classy tow truck company will come and tow your car. They had a former towing truck company AXEL Towing, which was super shady and would not accept debit or credit card payment only cash, which is illegal. Also, their towing truck company was over 30-minute drive away from the apartment complex. It was not the closet towing truck company. Del Coronado ended up switching to a new towing truck company. 3. Roof Their roof tiles are falling down. They could easily hit someone on the head and kill them, but I'm guessing they do not want to do anything to fix the issue. This is going to be a big lawsuit if someone gets hurt. 4. Water and Sewer Bill They had a water leakage issue. We did some research and found this coincided with the month they doubled our water and sewer bill. They had a leakage, yet decided to make the tenants pay for it. They justified it by stating during the month of August, it is normal to see higher water and sewer bills.

The apartment doesn’t really look like that model apartment they just painted the cabinets and I’ve been here 7 months the paint is already chipped. The doors suck and easily damaged. Built in cabinets for storage is great here though. Someone stole our ash tray in front of our apartment. The unit washer and dryer is very small. There’s been 2 shootings on Longmore in the past 7 months. Seen homeless people sleeping against the brick wall between apartment complex and neighborhood. USPS sucks at delivery of mail they never attempt to knock on door just send a missed you notice even though you were home. They charge you $200 for a wooden fence around the apartment. Utilities is under $100 though.
Property Manager at Del Coronado, Responded To This Review
Hello and thank you for sharing feedback with us. We do want to clarify that there have not been shootings in our community and unfortunately, we cannot control how USPS delivers mail or packages. We do, however, make every effort to provide our residents with a nice and safe property to call home. With that said, if you have any issues with homeless on our actual property, please do reach out to our staff and if you have any maintenance issues in your home, we would be happy to take a look and assess repairs. Thank you. -The Del Coronado Team
Decent area and the maintenance team is fantastic. However, we have had some problems with the gates being open at night, which led to a major theft of an essential part of my car. I also feel that the rent price is not competitive in the market for the size of the apartment. In addition, I had some problems on move-in day, with both an absolutely insane amount of money required for the security deposit (over $3k) and the complex not accepting a cashiers check, despite that being specified in the lease agreement. That led to me having to cash the check in 3 separate locations and ensuring the deposit was payed over two days to ensure no late fees, despite the fact that we had the money in hand.

Please know that you are welcome to speak with our community manager directly to provide feedback anytime. Thank you. - The Del Coronado Team
We’ve been living here for almost 2 years thanks to COVID we couldn’t move. After signing our lease we walked into an apartment that was unfinished and dirty. Management did nothing but make excuses. Fast forward to today and they fail at completing simple tasks of maintenance. We put in a request on 11/20/2020 yes 4 months ago and they just came in on this past Monday. It was listed as Priority 4. At four months later it’s more of a we didn’t feel like doing it. This place is horrid from office staff to the smelly maintenance people that have entered out home. I hate living here
Property Manager at Del Coronado, Responded To This Review
We appreciate you taking the time to share your review with us. We are sorry to hear that you've experienced these issues during your time in our community. We understand that Covid has caused some frustrations, specifically in regards to the timeliness of handling repairs. We have had an influx of requests submitted to our team, specifically during this pandemic as more families are spending time in their homes. In order to address all of these requests appropriately, we have had to prioritize them in order of urgency. As you can imagine, a shortage of vendor partners who provide services and repairs as well as a shortage of parts has caused some unexpected delays. While we realize it can be frustrating, please know that our team is working as quickly as possible to address all of the requests submitted by our community. We value your feedback and would be happy to speak with you regarding any further concerns. Thank you. - The Del Coronado Team
I have lived at this swill hole of an apartment for a year. Throughout my college years I’ve had to rent from various apartment, this has by far been my worst experience. I recommend living here if you want your pets to get attacked by other untrained vicious dogs that they allow to live in their complex. I lived here for one month in a 2 bathroom apartment where neither of the toilets worked! Imagine living in the glorious area of longmore and southern and driving to the gas station at 2 am to use the bathroom. It took 3 months of living here before they replaced our “upgraded dishwasher” that didn’t work. THERE ARE ROACHES IN THE PANTRY. They paint over cracks, they ignore maintenance requests. And THEY ARE SO RUDE. They talk down to their residents, as if they aren’t running an establishment that has crack heads getting lit in their dumpsters at 1 am. They’ll leave you eviction notices for things that didn’t happen and times you weren’t home. Not family friendly. Not pet friendly. DO NOT RENT FROM THIS COMPLEX.

I will have to stay fo a bit longer due to contract. But this place stinks. There is smoking drugs people around, weird noises all the time. I woke up today at 4 am with a strange neighbor kicking walls. Save yourself of a bad experience.

Whatever you do, avoid this place if possible. My apartment was delivered filthy and with broken appliances and after 6 weeks they have finally replaced one of the 3 kitchen appliances that doesn't work and they replaced it with a filthy old one at that. In the 6 weeks I've lived here I have spoken by phone and in person to several of the leasing office staff several times as well as opened multiple work orders and contacted the parent finance company, only to be ignored. Save yourself some grief and rent somewhere else.
Property Manager at Del Coronado, Responded To This Review
Hello Tim, We are sorry to hear that you're feeling frustrated. We have looked into your maintenance requests and it sounds like there may be some confusion. We do understand that there was an unexpected delay with your move-in date due to the previous tenants not turning in the keys as planned. We sincerely apologize for the inconvenience. When we spoke with you on the phone, you were ok with the new move-in date. We understand that you had reported your unit as "dirty" upon move in. We had the maintenance supervisor meet with you to review your concerns, at which time we offered house keeping to clean and help with repairs. The unit was cleaned and maintenance made all of the requested repairs within one day of them being reported. After a followup call with you, you stated that everything had been taken care of and you were happy that everything had been handled so quickly. Additionally, we know that you were disappointed with the appliances in your unit, but stated to our staff that you could live with them as is. We did offer to replace them with new appliances for an additional $25 a month, but you declined. Into my third year living at Del Coronado after just renewing for another year. Was hoping that I would not have to leave my place here. It's a great community and the units are very good for the money. Every time I've requested services, they have been taken care of with a smile. Parking is a breeze. Neighbors are pretty cool. Location is perfect. No problems here. It's a nice place to come home to after work.

Enjoyable place to live in the area with nice surroundings. Nice one bedroom unit with a good view. Nice size, clean, and good layout. Good kitchen and closets. The landscape is nice looking. They always seem to be working out there, but it looks nice so whatever it takes. People that live here are pretty friendly. People in the office are helpful and pleasant. There is a lot of stuff nearby. It's worth the money.

Hi, Thanks for your kind words about our team and community! We appreciate invaluable feedback from our residents as it helps to ensure that our priorities are in line with those who live here. Thank you for rating our community 5 stars! If there is anything we can do to make things even better for you, please let us know directly so that we can accommodate you. Thanks again! My girlfriend and I moved here from Washington, and we came down months ahead of time to scout apartments. We chose DC primarily for the fact that it was one of two places in the valley that would let us have our American Pitbull Terrier without question, and we highly appreciate that fact. The process to get our apartment secured and moving in went swimmingly, thanks to Kayla. The apartment unit by itself: our space was good for a couple, in their early twenties, and their dog. Of course, when moving into an apartment, you give up certain liberties, and I'll let you figure that out on your own. When we moved in, we did have to claim plenty of deficiencies, like a broke agitator on the washer, and plenty of patched up holes in the walls and doors. The door had previously been kicked in, as noticed by the fact the dead bolt had been reinforced by a metal plate. Our biggest gripe (and again, I speak for our unit and not the complex as a whole) is the fact our AC unit was just that – a single engine placed in the hallway just outside the two bedrooms, loud at night and constantly on to take into account the changes temperatures. Loud is not an understatement. The grounds themselves are good okay at best. Once again taking into consideration that you live with hundreds of neighbors, you have to deal with dog droppings everywhere. There is always furniture quite literally piled up as high as the dumpster and taking up three times the amount of space as said dumpster (we live in the back right corner of the complex). The last thing I want to do is park my $45,000 Audi next to a literal pile of trash, dumpster aside. Lastly, expect to have a near-miss driving anywhere in the parking lot at least once a month. It's not an apartment problem, it's an AZ driver problem, but people don't care to stop when and where they are required to, and blow past blind corners and cut through parking spaces in the name of avoiding speed bumps. The maintenance people however are top notch. We've requested their assistance three times over the course of living here and they were prompt and thorough every time. Long story short: this place is good if you fully accept the life of living in an apartment complex in not-the-greatest of cities in the valley. It's a great place for your first apartment, but if you enjoy independence and everything that comes with it, you'll sacrifice some.

Hi, Thank you for taking the time to leave your feedback regarding your living experience at Del Coronado. We enjoyed having you as a resident and we are sorry to see you move out of our community. I completely understand your frustrations regarding certain aspects of apartment living. As you know we are a pet friendly community with no breeds or weight restrictions, however, we still require our residents to pick up after their pets. To assist in keeping a clean community, we provide doggie stations with waste bags that are conveniently placed throughout our community. We also have a groundskeeper that walks the grounds on a daily basis, but we always ask for our residents’ help in trying to maintain a clean and beautiful community. If you know of anyone that’s not picking up after his or her pet, please let the office know so we can address it properly. When it comes to unwanted furniture left behind by our tenants when they move out, please know we have an agreement in place with the City of Mesa to come out and pick them up 3 times a month. We will look into possibly increasing the number of times they pick bulk items. In terms of residents driving habits while on property, we have posted speed limit signs throughout the community requiring our residents to drive at speeds less 10mph. If you know of anyone speeding through the property, please let us know so we can address it properly. I’m happy to hear that you are happy with our maintenance staff. We strive to provide proficient service and I will make sure to pass along your positive comments to our hard working maintenance team. If you would like to discuss any other issues with me, please feel free to stop by the office during office hours or email me at delcoronado@imtresidential.com . We appreciate your residency. Don't do it don't move into the Del Coronado This was one of the worst mistake I have ever made. And I wish I could take it back let's start off with a broken air conditioning unit it took them 5 times just to make up their mind to replace the broken unit 5 times refrigerator leaking water and freezing. Out-of-date kitchen appliances from dishwasher, refrigerator and even the washer and dryer is out of date for the price I paid for this apt it's not worth it. Okay so there's a problem with SRP they made a boo-boo I fixed it and paid it well Del Coronado management company decided to Bill me again for the same bill I already paid even sent in proof of this. And they still billed me once the $969.78 was paid I then get an email stated there was an system error and IMT Residential corporate office has credit my account $100.23. Well they gave me credit for next month rent and I told the lady that I didn't pay my rent in credit give me back my money that goes to another bill. But I was told IMT Residential corporate could not cut me a check for $100 what a bunch of baloney is they are bunch of Thieves and I'm going to prosecuted with criminal charges. IMT Residential

Dear Boyer, I have been receiving your reviews and I understand your concerns about us not issuing you a check for the credit on your ledger. I would like to explain what occurred and hope that we can resolve the issue in a professional manner. When you applied for the apartment, it was explained to you that utilities needed to be in your name at the time of move in and remain in your name throughout your lease term. Upon signing your lease on June 26th, you provided the office with an account number for your utilities showing they had been transferred into your name. However, we were billed by SRP for electric usage and therefore your ledger was charged for the utilities used from 07/12/2016 through 07/31/2016. We were unaware at this time that you had rectified the situation with SRP and therefore we had no way to inform you that the balance due on your ledger would be less. Once we were made aware that you indeed had cleared up the situation with SRP and provided us proof as such, we immediately credited your ledger for the over-payment of $100.23. We apologize if this has caused a hardship for you, especially since this was not our intent. This could have been avoided had SRP not double billed for the charges. As for any further concerns you are having in your apartment, I would love to discuss it with you further, so please feel free to stop by the office, call me or email me. Karima, Community Manager
My fiancé and I were looking for an apartment while he was still in training and came across Del Coronado. He wasn't here to tour it with me but Kayla was AMAZING!! She worked so well with getting us into an apartment without him having to be here to do any of the paper work. We went with Del Coronado because of her and the fact that there were no breed restrictions! We have a boxer so finding an apartment that allows boxers and bigger dogs is hard. Whenever we had any maintenance issues or had any questions Kayla was always there to help and always answered questions honesty. I highly recommend this complex to anyone and recommend you seeing Kayla when you choose to do so!

Hello, Thank you very much for your 5 star review!
The apartment is great and the maintenance people are awesome !! BUT our dog has almost been attacked more then 4 times by people who bring their dogs in that are not friendly with other dogs. So the dog park is not safe for dogs that are well behaved. I'm sorry all dogs have a right to be there but we can never go in because dogs constantly try to attack our dog and we can never let her run and play.

We are glad to hear that you enjoy living at Del Coronado and that you are pleased with our maintenance team, but we are sorry to hear that you are having a negative experience when it comes to the dog park. We are proud to be a pet friendly community with no breed restrictions, but I want to assure you that all dogs must pass a pet interview before they are allowed on property. Any dogs that show aggressive behavior are not approved to live on property. Also all pet owners sign our pet addendum that lists rules for our dog park. Should any aggressive behavior be observed, please report to management so proper actions are taken, but the dog park is available for all to use at their own risk. Community Manager, Karima
The walls here are thin, you can hear everything. They are pretty friendly, but lots of irresponsible pet owners here that don't pick up after their dogs. Maintenance does okay, not always good follow through though. Maintenance and most staff are friendly. It's just very old and things that need to be replaced/repaired are not. I've heard from many people that the office staff is very vindictive and if you complian about something, they will then suddenly try to fine you for something (this happened to me as well). Would only recommend if you have pit bulls and can't find anywhere else that accepts them. Lots of police activity here too....

I'm sorry to hear that you have not had a 5-star experience at our community. We are very proud to be a pet friendly community with no breed restrictions. We happily provide bag dispensers as well as pet waste receptacles placed throughout the premises. These receptacles are emptied on a daily basis to assist in keeping the grounds clean. While we encourage residents to pick up after their pets, we additionally have our maintenance team actively patrol the grounds throughout the day to pick up any trash, debris, and pet waste that may be present. However, should you ever notice an irresponsible pet owner, please bring it to our attention as we would like the opportunity to address the matter. I'm happy to hear that you are happy with our maintenance staff! We strive to provide proficient maintenance services to our residents, so I will be sure to pass along your kind words to our hard working maintenance team. However, we also strive to provide friendly customer service, and are sorry that you feel you have not experienced that. I would love to speak with you to better understand how we can better our customer service for all residents. It is our hope for you and all of our residents to feel comfortable in their living environment, and we encourage our residents to contact local law enforcement should they notice any suspicious activity, or to obtain criminal reports for the area. Thank you for your time spent leaving your feedback. I hope to hear from you so that I can better understand how I can improve your living experience. Community Manager, Karima
I couldn't wait to get out of this place....I've written a review about the horrible treatment my husband and I have received by the staffs at this place and they apparently took it to heart....they tried to give us bad recommendations when we were trying to look for a place...but they haven't succeeded because we found one that's way better...the staff's are vindictive, this complex was way better before those new "GIRLS". I say girls because they are very immature and hostile and do not care about people that live there. Good luck to their current tenants! !!!!

We strive to provide friendly customer service and proficient maintenance services to our residents and we sincerely apologize if we have not exceeded our standard of excellence. We are proud to be a pet friendly community, and though it’s true that living in an apartment community is that we sometimes do hear our neighbors, whether through the walls themselves or while they are enjoying the outdoors, when resident activities infringe on other residents quality of life, we do want the opportunity to help resolve these kinds of issues. I encourage you to meet with me, the community manager, in person so that we can resolve your issues, including your pest problem. We have pest control vendor that we partner with, and I'd like to get you on the schedule. Please email delcoronado@imtresidential.com, give us a call, or stop by the leasing office at your earliest convenience. Again, we are sorry that your are not completely satisfied with you experience at our community, and we hope that we can better the rest of your residency. Karima

We want all our residents to have a 5 star living experience and we sincerely apologize if we have not exceeded our standard of excellence. We strive to provide friendly customer service and proficient maintenance services to our residents, so we encourage you to submit a formal work order, which can be conveniently made through our Resident Portal via the IMT Residential website at www.imtresidential.com/residentportal. There, you can submit and check the status of any service requests. Once we have received a work order, our maintenance team will be able to look at your AC and water pressure.
This complex is ideal. You get the perks of being part of the Phx Metro area without all the hassle of traffic and one way streets. It is affordable which is helpful if attending, within walking distance, MCC or, a short drive away, EVIT. Easy access to light rail is a plus. We are a one car family so my husband would bike to the light rail and take that into his job in Phx. Staff has been very friendly and has responded to maintenance request in a timely fashion... usually. We have had issues with bed bugs that took forever to get squared away; not to mention how difficult it made our life for awhile (this is why it gets 4 stars instead of 5). Short walks and/or drives to a couple major east valley shopping/dining areas as well as spring training facilities for the Chicago Cubs and Oakland A's (if you like baseball, that is) is an awesome perk. The apartments themselves, for the price, are spacious and well maintained. And, bonus, your very own covered parking space for no additional costs! I can't believe how hard that was to find. All in all, we have enjoyed our time here and will be renewing our lease for another year. Check it out, you won't be disappointed.

Hello, Thank you very much for your 4 star review!
Apartments are spacious and the rooms are good size. The closets are what got me though. Our two bedroom apartment has a two fantastic walk in closets. It's an old apartment, so everything is a bit dated, but it works. Also, beware the the doors are very narrow, our couch had to be lifted over the balcony in through the sliding glass door. The maintenance is helpful and respond quickly. You can also see them walking around the complex every morning picking up trash and pet waste, which is nice. They also have a free bug spray person who will come spray the apartment. The only problems I have had is a few cockroaches and fruit flies. The washer / dryers are super old, so it takes at least two tries to dry your clothes. For the price, it's a great deal. We have a nice apartment with all the appliances and a fireplace. I have and will continue to recommended this place to friends.

Hello, Thank you very much for your 4 star review!
You can cool off from the summer in one of the two sparkling pools. One is heated for those cool Autumn evenings. There are two major freeways less than 5 miles away for your convenience. There is a grade school half a block away and a community college and hospital less than a mile away. The floor plans are spacious and well laid out. Every unit has a washer/dryer. The community is pet friendly with a dog park on site. There is also a playground for the kiddies. The office staff is friendly and accommodating and the maintenance staff is quick to respond. The rents are reasonable for the square footage. Lease terms to fit a short stay or a longer stay. Pet friendly community.
