Property Ratings at Del Prado
The current maintenance guy is an incompetent, lazy 25 year old who doesn't know how to the simplest things and has no work ethic. He has literally left my apartment never to return or explain why he wouldn't fix something. Shows up at random hours and leaves early, insuring our work orders aren't prioritized. Has hung up on me before when I've called the emergency line. No clue why he was hired. The place is nice otherwise but he is a huge liability. Have never once seen him walking around picking up trash or doing any other maintenance guy activity. When he got hired I started playing the, "see how long a piece of trash will sit near his shop before being picked up by the landscapers eventually" (who actually work very hard)
First of all, this complex was built in the early 70's, not in 1990 or 1991 like it states in the posting. Though it is a smoke-free complex, it is not enforced by management, and people smoke cigarettes, marijuana, and also vape throughout the front and rear parking lots and in other common areas. There are stray cats everywhere that leave messes everywhere. The A/C units are noisy, and management doesn't have a solution for that either. Plumbing is painfully slow. Though the community has walking and car gates, most of the time people that aren't residents are still able to get in because the gates are wide open. There is no on-site maintenance and no 24 hour maintenance for emergencies. The owner lives out of state, and the owner's contact information is not available. So if you have a problem that is not taken care of by the office managers, you're not able to escalate the matter. This used to be a great place to live, yet it's going downhill fast! Don't be fooled by the rent prices that are lower than surrounding complexes. Remember: you get what you pay for.
It is a great, safe place! Neighbors are kind and accepting. The owners are updating the units and property! It is a no pet property which I personally love - no neighbor's dog barking! The gate lock was not working because they couldn't get parts - postCOVID delay. They are very responsive on getting things fixed fast!
I have lived at Del Prado for 1 1/2 years. The apartments are spacious and well maintained. The pool area is nice. The grounds are maintained exceptionally well. The front office ladies are very nice, and action any service request immediately. The service people are friendly and efficient. Neighbors are cordial, but mostly keep to themselves.... there are 1 or 2 "busybody" lady renters who snoop around and complain; but if you can ignore and avoid these 2, this is the best apartment I have ever rented!
Amazing neighborhood w/ mostly amazing neighbors. always getting upgrades and always clean. The office personal Karen and Diana are so sweet and respond to issues right away. The maintenance staff is very caring of your issues. Hope you get a chance to meet Robert he is very funny :) The smoking neighbors w/ the non smoking neighbors have come to make a joke of the lady that does nothing but nags about everything and invades people personal space by taking photos and videos… but no worries if you are a smoker they have a back area you can relax, smoke and hang out with your neighbors. This is a fun filled community with elders and young families with kids. If you don’t enjoy the laughter of kids and families coming together for holidays at pool side or once in a while helping out an elder by taking out their garbage then this community is not for you. But if you are looking for a community where your neighbors are caring and watch over one another this place is for you!!!
I lived at Del Prado from 1996-2000 and since 2015. I can afford to live anywhere and I typically travel over 4 months a year. I have never had a break-in or even a stolen package despite my travels. Del Prado is very well built with block and concrete. So unlike most Phoenix apartments, the units are very quiet and you can barely hear neighbors even when the make excessive noise, which is rare. While newer complexes might have full size washer/dryers and more modern appliances, they are poorly constructed with wood and stucco and you will constantly hear your neighbors. Apartments at Del Prado are very large with walk-in closets. There are very few problems and when I have had a problem with plumbing or lighting etc, it has been fixed immediately and correctly. If on-site maintenance can’t address a problem an outside contractor is brought in within one business day. Management has been friendly and helpful. The location is great in the Camelback business corridor and you can easily walk to the Safeway shopping center, the canal or the Biltmore. I have looked at apartments in the area charging double the rent for less space and they do not have the location or the quiet. I could easily afford a house or condo but I prefer to rent here and enjoy the easy lifestyle.
Myself and several other tenants are looking into moving out and also taking legal action against Del Prado. Our security gate has been broken since November 2020, and multiple neighbors that have surveillance cameras at their doors have dozens of videos of unattended children and trespassers running through the complex at all hours of the day and night. My neighbors and myself were told the gate would be fixed by January 2021...and it's May and still not fixed! Though Del Prado is a non-smoking complex, one woman who lives on the first flood adjacent to the pool smokes on her patio several times a day. My neighbors and I have reported this woman countless times, and yet, this woman continues to smoke without repercussions. We have photo and video evidence of her smoking on her patio daily. She needs to be evicted! The hot tub has been broken for months. There has been NO follow up from the rental office on when things are going to be fixed. We have to continuously ask what's going on about the repairs throughout the complex and what's going to be done about smokers and things like that, and the ladies in the office just say they'll "take care of it." Well, nothing is being taken care of, and me and my neighbors have had enough of it. We've been paying rent for amenities that don't work, people continually violating smoking rules, and trespassers having access to ou community, and we want Del Prado to fix these matters immediately or reimburse us for the services and promises that they are clearly not providing! No one should have to live with trespassers in the complex every day, constant cigarette smoke while trying to swim and enjoy the community amenities, and unfixed amenities with no communication from the rental office and company. Unacceptable!
I originally wasn't sure about moving here; however, it is the best decision I have made in a long time! The front office ladies, Karen and Diane, are both friendly and nice. I had a maintenance issue when I first moved in, and it was taken care of promptly. The maintenance/groundskeeper is always friendly. The apartments have well maintained landscaping, the complex is always clean. The apartments are beautiful. I find the washer/dryer just the right size for the apt. The AC works well, and makes the same level of noise as any apt I have lived in. I am so glad to be living here!
I lived at Del Prado for several years. I liked the people and place itself. The large tree and swimming pool in the middle of the building was excellent and felt a little like an oasis. However, don't expect to get your deposit back. We asked them to paint certain cabinets and walls and received verbal approval. Normally, they are legally obligated to paint and re-carpet the rooms after living there for 2 years. When we moved out, they didn't pay us back our refund and sent us instead a note that they used our ENTIRE deposit for painting... Therefore, 2 stars. Honor is important...
I've lived at Del Prado for a little over a year. The location is great and the apartment is large for the price. The community is very quiet. The pool area is really nice, but the bathroom area is always locked, so plan ahead. The downsides are that the hot water heater is so small that you can't take more than a 10 minute shower without running out of hot water and can't fill the bathtub all of the way without running out of hot water. There is a washer and dryer in the apartment, but it is the smallest I've ever seen. I can wash two bath towels, two washcloths and two hand towels and it is at maximum capacity. The furnace/air conditioner is located in a closet in the middle of the apartment and is incredibly loud. It sounds like a jet engine. The best two months of my past year have been October and March when I can turn that thing off and finally have some peace. Also, unless you are planning to stay here for a long time, BEWARE. I have to relocate for work and still have six months on my lease. Management informed me that there was no lease break fee and absolutely no sub-letting so I would have to pay there remainder of my lease. They will not even attempt to re-rent my apartment before my lease is up. They refused to let me go month to month when my last lease was up and said I would have to move out or re-sign a minimum of a 9 month lease. Overall, I would not rent from this place again or recommend it.
Moved in 5 years ago and have been so happy. Very secure building as I live on first floor. Al problems fixed immediately. Office staff very responsive. Great place to live and great value.
I moved into Del Prado in February. I was hesitant because of the structure's age, but my unit was updated, and I could see the changes taking place all around the property. The community is in a great location, but for me that was just icing on the cake. I feel secure, and the complex is so quiet. I like that all guest parking is outside of the welcome gate. There's no loud music or anything like that from inconsiderate tenants. My neighbors are friendly and welcoming, I felt invited when I moved in. The staff is extremely small (there's 3 people TOTAL, I believe), but my concerns are always addressed that day, and the front office seems genuinely interested in making sure the residents are happy. I initially chose Del Prado because of the amount of space you get for the price. I moved from a 3 bed/2 bath townhouse, and I thought I would need the largest floor plan Del Prado offers. I was wrong. My unit is the smaller 2bed/2bath and I have more than enough space. Having the vanity outside of the master bath is a great feature to me. I have plenty of closet space (especially the walk-in), deep kitchen cabinets, and storage on the balcony. The balcony itself is nice and large and can be accessed from the master or the living room. You can enjoy your morning coffee while looking at the mountains. The pool and hot tub are well maintained, and the community grills are clean. The Biltmore area is popular and busy, but the complex always feel peaceful to me. You can walk to the grocery store, there's plenty of shopping, and you could visit a different restaurant every week. The location is fantastic, but again, it's just the icing on the cake.
Twinkle, Twinkle little star-how i wish that you were up there INSTEAD of 4 massive air handler for more than two dozen apartments stacked in the western corner of this apartment complex. The noise is well-let's say like rockets red blare and intermittent--just when you think, "WHEW! Gonna get some sleep, KAPOW, WHINE, GROAN and no one lives IN the apartment with me--no roomie to blame. Wah. Sob. Boo-hoo. The pretty kitchen cabinets and the built in buffet in the living room are nice-to-have but nothing, absolutely nothing equals a good night's sleep...Shakespeare knew that. AND NOW, I know that-"per chance to dream". The location is THE BEST--Biltmore Area of Phoenix. The building is old and while maintenance is being done (almost every day!) throughout, this is not the home sweet home I dearly wanted. Sigh.
The only thing good about this apartment is location,location close to great restaurants and shopping and movie theater, has nice pool area, but building is over 38 years old with lot of problems with plumbing and etc...and staff is not more than two person, manager and their handy man.
