Property Ratings at Del Rio Apartment Homes
This has by far been the worst experience I have had with an apartment complex and I have been living in apartment complexes all my life. Just don't do it. Go find yourself a nice apartment complex elsewhere. Del Rio and Irvine company only and only care about the money and do nothing about sound/smoke complaints. Due to noises made by our upstairs neighbors, we haven't had a good night sleep in 7 months. Our experience with Irvine company has made us feel rage and anger all the time. My husband and I are peaceful and quiet people working 9 to 5 jobs. Having to deal with Del Rio office people has wasted so much of our time and has negatively affected our mental and physical health. The apartments simply do not have the proper infrastructure for a quiet living. If you are living in the first or second floor, you can hear every foot step of your neighbors. To add to the issue, our neighbors are 4 young men with different schedules. Two of them are extremely noisy during the day and two are extremely noisy from 12 am all the way to 5 am. We live in a hell and cannot get any sleep because the ceiling has zero insulation and these guys walk very heavily. We have been recording the noise they make for about 7 month. But the office did absolutely nothing about it. They actually accused us of having recorded noises made by ourselves (to prove them wrong we have video recordings as well where we are just sitting on the bed and listening to the neighbors' noise late at night). They then said that the recordings did not met the excessive noise threshold (they forgot to inform us what noise level counts as excessive from 12 am to 5 am). Despite all the evidence, they did not wave the lease-break penalty for us, knowing full well that we could not take the case to the court since we have signed an arbitration agreement. From the bottom of my heart, if you wish to live a peaceful and quiet life do not live in Del Rio.
Literal PTSD from my experience of moving into Del Rio Apartment Homes, it’s taken me 6 months to write this review. During my initial walkthrough of unit 211 on December 7th 2022, I immediately found 3-4 bugs (dead and alive). There was at least one in each room and of course I had nothing to kill them with, so I had to run to the store with hopes they would still be in the same place by the time I made it back. After returning, I saw 2 more bugs and was starting to feel worried. I paid out of pocket for an insect home treatment on top of paying for the ‘exterminators’ that Del Rio charges you for. Throughout the night, I began to get more paranoid as a new bug appeared every 45 minutes or so. I spent all night chasing and killing bugs, I saw more than 12. Once I woke up, I turned on the lights and immediately saw bugs scattering everywhere on the floor! Not only was there a huge bug problem but their apartment looked like it hadn’t been cleaned. The carpet was disgusting and needed to be stretched and my front door didn’t close properly. I felt extremely terrified to even step foot in that unit. I stayed in a hotel ever since that day for 2 weeks while frantically searching for a new place to live. When I asked if I would be reimbursed for my hotel stays or prorated rent for the days that I wasn’t living there, I was told that I would not be reimbursed in anyway because it was “my choice to not live there” and my apartment was habitable, according to them. Right before he told me that, he was just telling me how he walked into my apartment and immediately saw a huge live roach in my kitchen sink. The only real solution that was offered was moving me into a different unit…that was smaller and costed more (??) I asked if I were to hire my own reputable exterminators (Orkin), will the cost be taken out of my rent due to having to desperately reach out to third parties to figure out this infestation issue. Orkin explained to me that they would discover what exact bug issue I’m having along with finding the source of the problem. The exterminators that Del Rio uses just sprays around because you ask them to. None of my questions could be answered and I was not presented with real solutions to a person that just paid thousands to move in so THANK GOD for their 30 day policy in which I could move out without any penalties. I lived here for less than 24 hours and finally built up the courage to turn in my keys 6 days later.
Don’t be fooled by the nice appearance like we were. We have lived at the Del Rio apartments for two years now and our lease cannot end soon enough. For starters, today, on Christmas Eve, our car was broken in to for the THIRD time in the last two years. Literally steps from our front door in our parking lot. The first time we filed a complaint through security, who by the way was probably an 18 year old little girl who had absolutely no kind of training on how to handle the situation. The second time we reported it directly to the property managers. This time we are having to call the police and report the items through our renters insurance. I also once had a rental car parked in our lot and it was keyed. Despite all of this being reported to management, absolutely nothing has ever been done about it. No increased security, no cameras, no posters warning neighbors of high theft in the area or to at least report suspicious activity. You can find the security guards constantly hiding in corners of the development watching movies on their phones and chatting with friends. So we report each incident to management as they occur and are constantly met with “you can put your 30 days in if you’re unhappy” and even with that they would force you to pay your way out of your lease. Homeless people are constantly wandering the project, digging through trash cans. Solicitors are constantly coming up to the door trying to sell items. It could be anyone committing the crimes but you pray it isn’t your own neighbors. Even our welcome mat was stolen from our front door! The break ins are the biggest issue but that definitely isn’t where it ends. We have had mold issues several times with no urgency to make repairs. The windows are lined with mold from constant condensation from the windows. When we reported the moldy windows to maintenance we were told it was our fault for not keeping towels under the window sills and that they don’t clean windows. Once when they were running a giant dehumidifier to try to dry the mold caused by a reoccurring plumbing leak coming from neighbors plumbing, the breaker was tripped. The trip shut down our electric fireplace and it never turned back on again. I asked the managers to make it right by having someone come repair the fireplace as the shortage would have never occurred if that giant dehumidifier wasn’t in our house for a straight five days. Managers advised us to make a claim through our renters insurance.

Stay away from this place. Faulty equipment all the time, very bad maintenance, most of the amenities that you had hoped for are down for maintenance most of the time or under permanent construction! , finding a parking spot is impossible if you come home a bit late at night, noisy maintenance and construction, and tap water comes out brown or black in morning! I don’t advise anyone to rent an apartment there. Check other places which are 100 times better and cheaper.

Management does not care about resident concerns at all. They are very attentive until you move in, and after that the office cannot be bothered to help with anything. I reported an emergency gas leak and no one came to help until the next afternoon. Dog waste is everywhere - very little maintenance. Rent increase is VERY high, and pet rent increases every year. Prostitution ring busted here not long ago. Theft has been an issue even on higher floors. Not worth the money.
If you like hearing everything your upstairs neighbors are doing then this is the apartment for you! We had to have a 1st floor apartment because of our dog, they said over 30lbs can't live upstairs due to noise. That should have been a red flag becuase all I can hear is kids running and banging all hours of the night from our neighbors. If I could break my lease and move I would because its that loud .

I have been living here since December or 2012 when it was Archstone. Since the switch to Irvine company the service is terrible! Everyone in the staff has attitudes and they are not willing to accommodate residents at all! working late? Forget about parking you will circle around hunting for a spot because parking is not assigned. Feel like inviting some friends over? Guess again! Only a few visitor spots on complex so your guests have to park on the street or get towed!! WILL NEVER LEASE WITH IRVINE COMPANY AGAIN!!!!!!
I've been living here since Spring of 2013, and these are not luxury apartments. The swimming pool is only 3-1/2 feet, and the gym is way smaller than in the pictures shown online. If you need to contact the leasing office via telephone, more than likely you will be walking yourself over to the office because it seems as if no one ever answers the phone. Also keep in mind, don't move here if you plan on having company over. There are very few visitor's parking, and your visitor will get towed if they park in resident parking which is not assigned (so yes, you will be parking in a different spot every time you park your car). My friend left her car in a regular spot (due to no visitor's spots available) while we went downtown for a few hours, and when we came back it was gone!!! Del Rio/Irvine Company has a contract with a towing company called Western Towing. They charged my friend $352 plus an $80 "weekend gate fee." When I made a complaint with Del Rio, the leasing agent said my friend should've parked on the streets, and if you're familiar with how large the complex is, parking on the street is a huge inconvenience. On top of everything, Western Towing damaged my friend's car, and the leasing agent said that they can't do anything about it and to take it up with the towing company. This is not good business. They are very well aware of the problems with this towing company, and they still continue to do business with them. If you are looking for an actual "luxury" apartment, keep in mind this place is far from luxury.
When Archstone ran things our rent was stabilized & the grounds were always kept clean. Since this new company took over, every night there are liquor bottles & trash to be found all over the common areas. They have raised rents on average $400-600 under the guise of "improvements" yet the security gate is always broken, leasing office hours are cut, & staff is ruder. Save your money & move to an Archstone that was taken over by someone else!
