Tenant since 2021, building was a mix of wonderful tenants, recently new tenants have moved in, windows broken, noise, unkempt common areas, machines in laundry room malfunction constantly.
I stayed at 1165 Delaware Avenue in Buffalo for about one year. I only moved out because I got a new job, but I would've happily renewed my lease. Lori, my leasing agent, was extremely professional and helpful when she showed me the apartment. All my questions were answered and she was very accommodating, which was great for a first-time apartment renter. I'm not sure if they're renovating all of the units, but my apartment had all new appliances, fresh paint, etc. when I moved into the unit. Heat works great - almost too great! Windows are solid, never felt any cold draft at all. Walls are solid and neighbors are all quiet so you won't have to worry about any late-night parties or noises keeping you up on a work night. Everyone is so friendly as well - lot of young professionals and families live there. Tom, the superintendent, is one of the nicest guys you'll ever meet. He lives on-site so you will always have someone there to help fix anything, answer any questions, etc. Everytime you pass him in the hallway or outside be sure to stop and say hi - he certainly will! Never was an issue he couldn't fix or a question he didn't have the answer to. Laundry room is great too - I think only once was there a broken machine and it was fixed by the next day. Had some issues with water pressure when I moved in, but like I said Tom and his team were quick to fix it. Truly was no issue at all. There is no off-street parking, but trust me you will never have an issue finding a spot. I know it might seem crazy, but there really are plenty of spots along West Ferry and the area is super safe so you won't have to worry about break-ins or anything. Never had an issue. Don't be fooled by the old building - it's a great place to live. Last thing - my car broke down the week I was supposed to move out. I couldn't find one by the time my lease ended, but Lori was so kind and allowed me to stay an extra few days until I was able to find a new car to get my things packed into. Not a lot of leasing agents would allow their former tenants to do this, and I can't begin to tell you what a relief it was when she understood the situation I was in. This is a staff that truly cares about their tenants - they always go the extra mile! With an excellent staff, friendly neighbors, and clean housing units I would've been hard-pressed to find a better location in Buffalo.
I had some issues spoke to the new manager he was very helpful really nice and clean building.
I have been living here for 8 months and very familiar with the location which is why I chose it, convenient to Elmwood and my work in the medical field. Daniello, the super/Manager lives in the building and is a pleasure to deal with and have never had any issue not dealt with , he is an asset to the building. The building is quite pretty, maintained and quiet. I hope Daniello reads this review, for he deserves it. :)
I am new to Buffalo and moved into the building around the same time i understand a new owner bought the building. It was a little chaotic in the beginning with new management but since August 2015 I've been more than happy. The building is quiet and well kept. The building has a superintendent who lives in the building and is always friendly and helpful. They've improved the lobby and hallways and the building is looking much nicer. yes beginning in December the management installed a new boiler system due to problems I can only assume with past ownership and was a bit nippy for a few days during installation but I've been toasty warm since. I am in Buffalo for 3 years and love living in this incredibly beautiful neighborhood so close to elmwood and Delaware park. Walking in the neighborhood and admiring the incredible architecture on the street is nice. it always impresses my vistors
