I’ve had the worst move in experience here, just very unprofessional. I could go into details of all the issues I experienced. While I like my apartment and the location, the rent is clearly overpriced. They also charge a lot for utilities like water, sewage and gas. I don’t understand having a gas charge with no gas stove. Unlike other apartments I don’t receive a bill from a third-party utility company, instead the complex supposedly receives a bill and then “allocates’ utility charges between the residents. So ur not paying for ur own individual usage. There has a been a lot of shadiness from the corporate office, like increasing the price of my rent after applying and trying to add an extra $100 to my move in fee. When I contacted Cynthia from the corporate office about being billed for utility charges before I moved in, she had a nasty attitude and let me know the amounts would not be changed. The people in the office take a long time to do things, and at times purposely ignore emails/requests. They now want to charge a fee for access to the gym, pool and computer center and add all these additional rules. This should already be included in the high rent price. Maintenance has been ok. Half of the apartments are covered in rocks on the ground so I don't understand why they have the lawnmower people come out every week and they start early at 7:45am and annoyingly get dust on people's cars

I AM A CURRENT RESIDENT & I AM NOT SPAM OR A MEMBER OF MGMT! PLEASE TAKE MY REVIEW SERIOUSLY! I’ve only lived here for a short amount of time & im honestly ready to move. This apartment is in a great area, honestly close to everything. The community is a quiet community with friendly neighbors who keep to themselves, however, there are flaws that stem majority from the mgmt team. Firstly, they take forever to resolve issues, at times, they won’t even respond. When I originally saw reviews mentioning mgmt, I didn’t think they were true, but please believe.. they will not answer the phone, respond to voice messages, or contact you back & the office is empty 85% of the time. You truly have to track them down multiple times for assistance. Secondly, we pay for valet trash and they do not valet on the weekends, which results in residents putting their trash/trashbags outside in the Texas heat for days.. which attracts pests, roaches, and other bugs & when you ask mgmt to spray or bring pest control to your apartment, once again, you guessed it! Unresponsive! I’ve never experienced roaches until now & I guarantee it’s because of lack of concern from mgmt to get pest control to individually spray apartments/units, as promised. I am highly disappointed in what I’ve experienced so far. If you are not okay with the issues ive listed above , please find a better apartment with mgmt that is quick on their feet and responsive:

I will start off my review by saying the only two reasons I am giving this property 2 stars are because of the location and it allows short term rental; everything else is most certainly lacking. Please do not consider this property unless you are desperate. Apartment was not move-in ready. Took maintenance 6 times to fix my AC. Customer service does not follow through on any commitments they provide. With their Resident Portal I have had issues from the get-go. I was charged for gas, water, and sewer when I was not even in the apartment...now the system is saying I do not have renter's insurance (so wow! a new charge) when it was provided at move-in. No matter what they say, the system charges you for EFT, a first for me. Keep in mind that you will pay for valet trash even when they are not consistently picking it up. All in all, this property is not a good option for price and amenities. None of their provisions work properly and the homes are dated even when they have been cosmetically upgraded. Beware of clogged pipes, old AC parts, and inconsistent valet trash pickup. Don’t forget the overworked and understaffed staff.

I have been at the property for many years, and I love the area, the property amenities, and, most importantly, the management. There have been recent changes with new management, and all of it has been for the better. The property is safe, clean, and the maintenance and management team go above and beyond. A special thank you to Amarilis, Esther, and the maintenance team. Living in the energy corridor has provided access to markets, shops, and good schools in the area. My family enjoys living at Delray!

When the office is closed, so after 5pm or on the weekends, nobody cares what happens here. Nobody cares if you’re parking spot is taken, if you get hit by the car, if you’re threatened with being shot. If it’s after dark, good luck, it’s Purge rules.

I’ve lived here for 4 years. This place used to be nice the new management is unresponsive to pertinent issues and lacks the experience required to keep this place up. I highly recommend finding somewhere else to live. I don’t even have a ledger of all of my payments for the last 4 years. - The back gate is not fixed and you risk an accident every time you exit because of the lack of visibility - Don’t get hurt or be disabled the management does nothing to assist with packages or accommodations - Maintenance and updates it took over 3 months to get one issue resolved. I renewed my lease in October and some issues remain unfixed. Please do not move here. It looks nice but it’s not worth the hassle. I will be moving to a community that cares about it’s residents in October. * I am a real resident some of these reviews were left by the new management team.

I've been living at delray for a few years now, i've been here throughout the changes and as of now everything has been great and the staff is friendly and always helpful. They have the renovated side and the newer modern buildings, i transfer to the modern apartment and i love it!! I totally recommend it here :)

I moved in on 7/3/2019. I also read reviews before moving in. The ones I read seemed to focus on parking and management, especially Lauren. My leasing agent was Stephanie who was very nice and actually kept me informed throughout the process. Since I was informed by Stephanie that residents were assigned one space for parking, I opted to purchase additional parking. The only issue I have with parking is that some of the resident’s guest will try to park in your space. However, with this complex you actually can call the tow company yourselves and request a car to be towed. I love my unit and I think I pay the price the area warrants. The complex is kept very clean and quiet. I reside in phase 2 and have never walked through phase 1, so I cannot speak on those units. I love my unit and never had any issues with noise from neighbors. The one maintenance request I made was answered very quickly. I guess the only issue I had was that it took a month to get the dwello installed and it really isn’t worth it. You can make your unit smart on your own for a lot cheaper!!! Overall, I would recommend Delray. P.S. I have actually spoken to Lauren, and she was very helpful with finding a lost package.
The apartments wall are so thin and I hear the person sneezing in the next apartment. Parking is a complete mess. The management is so rude and cold. I have lived here for 2 years. Always paid my rent on time. For once my auto payment did not work and they charged me 100$. They threatened me to lock down the apartment and evict me. We tolerated there construction work noise and mess which lasted for 6 months and I always paid my rent on time. This is how they treat customers.
This property used to be a decent place to live, but since June 2019, they have been letting people of poor character move in. They are not enforcing any rules. Someone is leaving trash (bag full of rotten food)behind the stairs on the first floor of my building because they are too lazy to walk their trash to the dumpster. I’m now forced to take out my own trash plus theirs. New tenants are loud, obnoxious, messy and inconsiderate. This was once a great complex with reasonable people living here... great family environment. Now in order to make money to pay for all their recent renovations, they are leasing to any riff raff who fills an app. I don’t even think they are doing background checks anymore. I’m beyond disgusted and ready to move!
I have been living here for over 4 years. I love this location. It is near Ray K Daley grade school. I can walk right around the corner. ( Westside HS is pretty close, also.) Also the bus is right accross the street very easy for working downtown. Also there are lots of places to eat located nearby. Park is nearby, also. It is also near the Krogers and Fiesta. The mall is pretty close and lots of little shopping strips.
I moved here about 3 months ago. The location is great, nearby stores and a very safe neighboorhood. So far, I've had no complaints! Maintenance is prompt for any issues I may have. They are going through major renovations for phase 1 (older side) right now to make the outside look more appealing. I was not aware of this when I was moving in, but I'm pleasantly surprised! They are in the midst of transforming this side so it can be messy at times, but you can tell its going to look great when its all done. Stephanie in the leasing office is also great and super helpful!
This apartment complex has 2 sides - an older side (buildings look crappy and very old), and a new side (stylish, great looking apartments). Management has changed about 3-4 times in 4 years. There are 2 trashcans (one for each side). Office is not open on Sundays. Trash pickup is loud and at all hours of the early morning, so beware on which unit you go with. Parking is an absolute NIGHTMARE (hence the 1 star rating). All visitor's parking inside the complex has been removed. Prepare to park outside of the gates on the busy roads.
My husband and I have lived here for almost 2 years now. The new ownership is working to make changes for the betterment of the property and to improve the experience for those who live there. Their efforts are much appreciated! All the staff we’ve dealt with from the start of our lease has been great, from leasing, managers and maintenance staff. Everyone in the office is super friendly and willing to help with anything we need. I’ve never had any issues with excessive noise or troublesome neighbors. I will agree that parking is a bit tight for visitors, but no tighter than any other complex I’ve ever lived in. We get one free spot, and the option to pay for a second, which is more than I’ve had at other complexes. I’m not sure why people would be upset about not being able to grill on your patio or store anything other than patio furniture there.... the grill is a fire hazard and the patios can look really nice when they aren’t full of junk.
Simply the best!! Very quiet and peaceful!! If any problems, management handles it! Courtesy office responds and is nice. Maintenance handles the work orders immediately. The amenities are nice!! Love this place
It looks a good deal but soonest u sign that contract then they star billing all what u save on water bills, make a turn by urself and see how many apartments are available, no one like to renew the contract again. No Costumer service no calls returns after u star living here and every ones a while u have to deal with different poeple at the office. The MANAGER RARELY AVAILABLE AT THE OFFICE OR TALKING TO U.
Seventeen15 used to be a beautiful set of apartments. As a resident for 2 years, I have seen some unwelcoming changes. The staff in the front office changes every 2 months, the cleanliness has gone downhill, the grounds are unkempt, the dumpster area is dirty, the stairs proceeding the apartments are gross, and the new residents are extremely loud. Due to these changes, I am strongly considering moving upon the termination of my lease. The apartment is in a good location, on a beautiful street, but these horrific changes are not ideal. One good thing I can say - the two gentleman who works for maintenance really does a good job. Work orders are usually complete the next day. Perhaps Seventeen15 should hire a person just to keep the grounds clean throughout the day. I do hope things change before my lease is up.
As an an applicant I think I would like it here. Apt is roomy and updated. I looked cat 2/1 and 2/2 I like 2/1. Fixtures are updated and nice appliances. Amenities are new and very nice.
