The northern Austin suburb of Highland has seen a lot of recent development in the last few years. What was once an area of mid-century homes and a mall has become a community of diverse housing options and is home to a vibrant community college campus. Solar panels are a common site on renovated ranch-style homes, as are a number of new apartment complexes.
You’ll find plenty of dining options on North Lamar Blvd., including poke, ramen, and the country cooking at Threadgill’s. The Linc is a popular open-air mall on the eastern border of the area that houses an upscale movie theater, big-box stores, and some popular local eateries too. The Highland campus of Austin Community College helped revitalize the area and adds to the area’s already highly-rated school system.
Highland has become an increasingly popular community due to the recent developments as well as the commute times. The drive to Downtown Austin takes just around 20 minutes with the I-35 and Airport Blvd.

Property Ratings at Denson Apartments
I’ve recently renewed my lease and am happy to have found such a tiny gem hidden away from big ads and amenities that would have raised the cost of living. I don’t need a washer dryer in my unit nor a microwave or valet trash. My energy bill is super low, and it’s peaceful at night. There used to be some riff raff at the corner, but when a state trooper moved in they went away. Maintenance is always responsive, and Luis, the maintenance guy who is on the premises daily, is very nice and friendly. There are some residents who have been here for years while others leave after six months or so. In the very beginning there was a roach problem which they addressed. Sometimes when new folks move in or out there is another flare of roaches, but it doesn’t last long. For me this place is like little Goldilocks just right. The neighborhood is booming too with nice places to go and do stuff propping up all around. ACC, AFS, restaurants, etc. oh and very close to Lamar bus stop and metro train stop in case that helps you.
The "Went downhill fast" complaint says everything I wanted to say. Management is nice but now off-site so they only know what's reported to them and there's no way to enforce anything. There are literally mice in the pipes in the walls. Fights all the time, drugs, revving car engines b/c tenants upset about car complaints. An aspiring rapper practices outside regularly, so unless you want to listen to that, constant arguments, threats, domestic abuse, and/or fights 5 days of the week, don't move in. The individual units/layouts are fine, and it's a convenient location. Everything you need is within a mile. You will smell the dead mice (sealed holes instead of traps) whenever the AC or heat is on. Water takes about 10 minutes to not be cold. Sometimes the water smells. Maintenance is also nice and quick but band-aid fixes.
Denson used to be a comfortable, cheap place for students and respectful working professionals, but this is not the case anymore. One can only reach the conclusion that the management has little concern for their tenants. Noise has gotten out of control, there have been regular fights and domestic disturbances, and there has arisen a generally dodgy atmosphere around the place. Unless you don't mind coming home to doorstep rap battles and talking to the police every couple months asking if you were around on the night of "X" and witnessed what went down, I'd recommend finding a place with a management team that has more appreciation for the people who give them their hard-earned money. Pros: good location, cheap, problems usually dealt with fast, but these cannot make up for the above, unfortunately.
Other than ceiling fans that provide 0% of a breeze and a bit of a roach issue (which they addressed as soon as I asked about it and had ABC Pest and Lawn out immediately), I have enjoyed my time at Denson. I moved into one of their larger units a little over a year ago when I was 9 months pregnant, and this apartment has been a nice place to call home for me and my son. While it's sometimes a bother not having the office on site - I have grown to enjoy the privacy and have learned how to best contact them when I need help with maintenance matters or other questions. Luis, their maintenance guy who is onsite every day at least M-F, is so very friendly and is always very helpful. Some neighbors come and go every 6 months, some seem to have been there for a long time and are very comfortable there. I have never had any issues with neighbors or noise. The neighborhood my look a little on the questionable side, but it's great and is close to lots of neighborhoods that are highly sought here in town (Crestview, Allandale, Hyde Park). The DMV is across the street as well as a lot of law enforcement offices, so I always feel safe. My son and I will eventually need a bigger space, but I am happy and hopeful to stay here until that time comes.
I have lives at Denson apartments for 15 years. I have paid lower than normal rent for the location. In September it's going up $200 . I have looked and searched every where for cheaper rent ,but not any more in Austin Texas. So I decided to stay here another year and just pay the higher rent. I love this place and might stay even 2 years if necessary.
