Worst place Ever to live I have lived here for about six or seven months. Nothing was ever repaired. It was just covered up. The pools haven’t worked in years and none of the security cameras worked during my stay… No person should live under these conditions while paying rent

Put the request in on a Saturday marked it as urgent and uploaded a photo then called, because I knew the office would be closed in 2 hour. Spoke with someone they assured me that someone would come that day and no one came. Instead I had to resort to fixing the issue myself. Yesterday Wednesday the 27th I received a knock on the door. It was maintenance coming to fix my sink. Luckily, I had already taken care of the issue that had in the past needed extensive work. Four days later “4”, on an issue marked urgent.

Let me sum this up by saying, do not live here unless you want to deal with a broken apartment that never gets fixed, office staff that are not only constantly in a state of turn over but also could not care less if they tried, and the sketchiest neighborhood you could think of. I understand rent is high in the area but these apartments, even with their new paint job, are run down and basically falling apart. When I moved in, on the first day I had to instantly put in a work order for a loose front door, a bathroom door that wouldn't close, a bathroom vent that sounded like it was going to explode, a broken toilet, and a leaking kitchen faucet. They fixed my front door slightly and fixed my bathroom door slightly but the other items never got fixed during the entire year I lived there. I also had to pester them every single time I put in a maintenance order because the team would mark it as done even though no one ever came by. The appliances haven't been updated likely since they opened the apartment in the 70s. One of the reasons I chose to live at this apartment complex was because they offered first month rent free if you signed by a certain point which I did. Then they tried to charge me for the first month saying it was actually the next month. The only thing that saved me was the email thread I had. Throughout my time here, they had to close the gym and pool multiple times or limit hours because people in the community couldn't respect the facility. There were constantly car alarms going off, fireworks at all times during the year, and music played as loudly as possible at night, all night. There is trash and dog poop everywhere. The only positive is the rent is so low you can absolutely afford your car to get towed for reverse parking which is the one thing they do care deeply about. Good luck if you choose to live here.

Just don’t move here. They don’t fix anything at all. Bug infested, Tubs damaged, manger needs more training, water bill went up 100+ in a month because they had a leak somewhere in the complex
Nothing about this description is true. No gated community other than the gate that is locked and has been for years at one end of the community. No bb court/only 1 pool is open/no dog park. Landscaping is all but dead due to lack of sprinklers not workn. Don't rent here til you've seen it because it's not nice and it's in a rough neighborhood. Crime is high in this area, we had an apt broken into and a resident was shot less than a year ago. Manager is not nice and likes to send emails dictating, like residents are children.
1. When poling residents in the same apartments size (3 Bedroom) T found that there is a great difference in what each tent is paying.. 2. Currently, This is the Second time in twenty three years , I am unable to swim in the pools because they are consistently green. 3.The trash is never picked up and bags are all around the trash dumpsters. There is trash in the breeze ways and trash in the parking lots. There is lawn people but they currently do not blow the leaves out of the parking lot or breeze ways. This was always done before the current management/ownership. When you do not take care of trash that is when you get bugs and animals getting into the trash bags round the dumpsters. 4. Pest control does not come regularly. I have not had problems with bugs but with the way this current management/ ownership is taking care of the property it is sure to happen. As tents we pay separate from our rent Trash removal, pest control and, my the way, cable cost $55.00. Before this management/ ownership the above services were included in our rent and I can honestly say we did not have the current despicable conditions. I am so embarrassed !!
Kabana Flats is amazing, the staff is wonderful. Sophia went above and beyond with the service provided and really made our move in perfect. Lots of friendly faces and onsite maintenance guy is A plus with a wonderful attitude and great work! Love it here !
The apartment is central air, and management allows people to smoke inside the apartment, the whole place sticks, and when called to the complaint, they did nothing about it. I would not recommend you living in this area if you have kids or allergies, the new management simply does not care.
the complex had its issues with the old management but since the new ones came it went completely down hill. new fees added to your rent, barley get maintenance to come fix apartment issues, i told them my dryer wasn’t working they said they could remove it but won’t fix or even look at it. calling the office there’s a 95% chance there closed and work pick up the phone during the week.
Just recently moved in, Sophia was so helpful with getting us in quicker and accommodating our needs. Our unit was clean with new appliances and management even replaced the old AC unit within 24 hrs of the move in date when they realized something was wrong during the walk through.
Love the staff they are hands on with a lot of things you need. Very quiet with no drama. If you hard working and don’t like noise or drama . Park via Roma is the place for you .

I have lived here for over a year now. The professionalism of the staff, from the warm "Good mornings!" from maintenance people driving past you in their golf carts, to the extraordinary service and professionalism from the ladies in the leasing office, you always feel welcome. My leasing agent was / is Patience, and she has certainly found her niche in customer service, and from day one has always made me feel like I was the most important tenant, despite being one of 250. That's rare a customer service skill. The apartments got a new makeover with subtle "Roman" styling. This type of styling can easily cross a line and become tacky, but their design team did a very good job. Mine came with a new washer and dryer in the two bedroom unit. Rents have been getting a little out of control in Daytona, but it is nice that at least you get great value and service. They have two pools and a tennis court, that I know of. I have never used them, however, visiting family has and they enjoyed it. The upgrades to the landscaping is impeccable. They have a very nice laundry facility on site that I have used for a couple months, before my new washer and dryer were installed. There is a tenant community area with faux-Italian style commissary, where tenants may meet, mingle and enjoy free coffee or tea. There are internet computers there you can use. There's also a fitness room I should use, but don't. Any issues, whether maintenance or a minor noise disturbance, were dealt with swiftly. Nothing is more annoying than a maintenance person coming in to fix an issue and making you feel like you are putting them out. Their maintenance staff is very professional and polite, and has never made me feel that way. They honestly project like it really is their pleasure to help solve your problem. My neighbors are very friendly and ethnically diverse. Most importantly, it's very quiet, which was a pleasant surprise, considering the surrounding neighborhood would seem to lend itself to music with cultural influences that are bass heavy. I am very happy I found this gem, and I look forward to living here until it no longer makes economic sense for me to do so.

The management here is top notch and they are such sweet people.If your looking for somewhere nice,affordable and with a quiet community try out Park of via Roma!!Trust me you won’t regret it :)!
This is an awesome place to live for many reasons. I am seconds away from shopping centers, restaurants, and the beach. The best things about this place is we get free cable, trash pick up, and water.I would recommend this place to a friend or family. We also have two pools and plenty of parking even for commercial vehicles and boats.
This apartment complex is nice on the outside and in a tucked away neighborhood that is very quiet.
