Property Ratings at Desert Sands
The management's handling of the situation has been extremely unsatisfactory. Without any heads up I was charged 90% of my paycheck as a fine for providing only a 30-day notice instead of the required 60-day vacate notice. Despite being aware of our lease termination well in advance, they deliberately chose not to send any courtesy email reminder. While fines might be acceptable under reasonable circumstances, this situation feels unjust. Initially, my lease was for 6 months, but I extended it for 4 months by giving a 60-day renewal notice. I assumed that because I extended it for just 4 months (with an additional $200 per month), I wouldn't need to give a separate vacate notice. However, I did provide a 30-day notice after receiving a well-formatted email. Unfortunately, no such email was sent before the 60-day renewal period. The management argues that they are merely adhering to the terms of the lease agreement. My concern, though, is their claim of being a secure community while the gates have not been working for over 3 months. I witnessed a crime on September 24th just a few blocks away from my apartment and have evidence to support my statement. It raises a serious question: how can they advertise it as a secure community when the gates have been non-functional for such a long time? This situation seems to be a clear violation. Furthermore, their questionable business practices, as outlined in the lease agreement, are being used as a basis to penalize us for minor infractions. This discrepancy between their advertised standards and their actual practices is deeply concerning.

Come to this apartment complex if you don't care about your money or having any issues resolved. My apartment had an issue with air handler, would not shut off. The electric bill was $1800 for 3 months. I told the office that there was a problem upon receiving the first bill, that was in June. Currently it's January and they have yet to resolve the issue. I feel sorry for anyone who moves into that unit. Do yourself a favor and find a better place to stay.

I am a former resident of 2 years and a mom with 4 children. I requested a reasonable accommodation to move out early due to being a victim of a violent crime and my mother having stage 4 cancer. I submitted my forms with supporting documentation such as police report and protective order against my attacker, and was charged over $3000 dollars to break my lease my lease was ending March 2021. I was hoping they would be understanding due to the circumstances of my departure. I left my apartment in great condition. Also maintenance request took 3 weeks or more to be addressed. I am very disappointed in how things were handled. No one notified me if my reasonable accommodation was approved or denied. There was no formal letter or anything.

This is one of the nicest complexes in Casa Grande, you should get a house. I've lived here for two years and the office and maintenance staff are wonderful, and the area is quiet in general. Office staff and maintenance staff will really go beyond expectations to take care of you, (but don't expect any appointments to be kept, they just can't). The problem is that they can't fight everyone else. Mailboxes are left open daily by the USPS. I've personally seen office staff trying to keep up with mis-delivered mail, but it keeps on coming. Office staff sends out emails regarding trash left out and unattended kids using the common areas, but those things continue. I've never lived anywhere where my neighbors will leave their bag of trash next to the dumpster and open when the dumpster is open and not full. This happens daily, maintenance sometimes cleans it, but usually it is the most disgusting trash I've ever lived by, especially on windy days!!! The biggest issue for me is the AC noise. This place was poorly designed and cheaply built. All but one or two out of 300 AC units are placed directly outside of your bedroom window. I have two, mine and my neighbor's. Both units are quite loud and my neighbor leaves their's on for hours at a time. The noise level varies from loud to unbelievable as the machine was cheap from the beginning and isn't meant to be run this way. The longest the noise has been left on is ten hours! During the warm months (7 months a year) I can't stay in my bedroom all night long. I used to sleep on the couch but now I have an air mattress and they are both uncomfortable. Yes, I do use earplugs, a sleep mask, and sleep sounds to try and ignore it. But I spend at least half of my night in the living room almost nightly now that summer is here, and I sleep in two hour increments, so I'm also more aware that my refrigerator is loud in the quiet morning. This causes my ears to ring, headaches, and nausea. Believe me, I've complained! Apparently, I've found the great in-actionable noise complaint. Office staff tried in the beginning, but I get the impression that there's nothing they can do, it's AC in AZ. It makes me wonder if I can complain to the City or State or something. Whether or not you enjoy your tenancy here will be an individual experience that involves luck. I'm moving out soon, and there's a woodpecker in the new place that's waiting for me, but I still can't wait to move!!!

If i could give zero I would. It takes a lot for me to come on to a website and share an experience that I had because usually by the time I get home I have calmed down and decided it wasn't worth it. Like the time that my air conditioning broke here at Desert Sands in the middle of summer and it took 3 days for them to get to my apartment to fix it. or the time that I went to the hot tub and it was broken and after 2 months its still not fixed. I thought no, its not worth my time but this time it definitely is and you should be warned before EVER RENTING AT DESERT SANDS. I have paid on time and usually early for the past year that I have been here. A mix up at the bank and 8 day later I get an email informing me that I owe an extra 300 dollars to them because rent didn't come through. There was no warning. No questioning if I was aware, no warning of the charges they were charging me until today when they informed me of the 300 dollars extra. THERE IS ANOTHER COMPLEX IN CASA GRANDE WITH WASHERS AND DRYERS AND I HIGHLY SUGGEST YOU GO TO THEM INSTEAD. There is not anything in this world that could make me sign another lease with this place. SAVE YOURSELF THE TROUBLE AND RENT ANYWHERE ELSE!!!!!!!!!!!!
Since we moved in there's been countless problems! We have a major roach and wolf spider problem........it's bad! My garbage disposal broke, my kitchen light broke (took several weeks for them to fix it), both shower drains and sink drains don't work properly, the front door lock was broken, the ac was broken, dishwashers has been having issues lately, there's a Hugh section in the living room were they did a carpet patch and it looks aweful. I'm not impressed. We lived here previously in a different apartment and never had any issues but this time around has been aweful! It's just rediculous all these problems considering how much I pay for rent!
This apartment has been very swift at fixing any problem that may come about. Any maintenance issue is usually resolved within 12-24 hours. The only problem I have had is I have a lot of bugs (which is the nature of Arizona). But I do love that I can be put on an exterminating list weekly! I have loved living here!
I love the layout and have my own washer and dryer, a cute little patio and two great big bathrooms. Wish the shower was a little bigger, but can't have everything!!
We moved to the community a few years ago and we loved our apartment at desert sands. Then management changed and has been changing ever since. Nothing is taken care of past what you visually see from the street or office. They are overpriced, which we don't mind as long as I am not getting bugs and people are quiet... which was the case for the first two years we lived here. The new management this year had completely made us miserable, we can't keep bugs out because they refuse to have the pest control company spray outside despite multiple requests, due to a major black widow issue. Please beware places aren't always what you see in pictures. You won't get what you pay for with Desert Sands.
