Property Ratings at Devi Valley Ranch
Lived here from 2019 - 2021. Kitchen has been infested with German roaches in the unit we lived. My wife and I used to go to kitchen in the midnight to kill how many ever roaches we could. Crazy times! When we moved out we ended trashing many appliances fearing carrying roaches to the house we purchased.
Bad maintenance, no maintenance at all even emergency they dont care, all they care about only on-time rent payment nothing else. Maintenance takes at least months to fix but nowadays worst, we all living with issues in the apartment only reason Coppell ISD. Stay away
The apartments are unique and comfortable. We genuinely used to love living here. The management was so friendly and attentive 3 years ago. Even then it took a little while for repairs to get taken care of, but the major ones were typically taken care of in a timely manner. Especially when the a/c broke. Over the past 2 years, it has become all but impossible to get even the larger repairs taken care of within less than a month. Don't move in here unless you're willing to make your own repairs at your own cost. Their new trash policy has also changed 3 times in the past 4 months. If your two 13 gallon bags are not balanced perfectly on top of the bin that fits one, if you don't have it out or in by the times that keeps changing, if you can't make it home from work in time to make one of the new times (one of which is currently a 1 hour window from 5 to 6pm), be prepared for a $50 fine each and every time. This "service" is paid as a part of your rent and can't be opted out of if you don't even want to deal with it anymore. These are the two current issues, although there have been others, which is sad, because the area is nice, the apartments are well priced, and the apartments are comfortable. We're sad to not be renewing our lease.
I loved my unit. It was pretty cute. However, living under a tenant is awful. It sounded like they were going to fall through my ceiling and loud music. Property maintenance online service doesn't work and communcation their is horrible. You have to physically go to office to be acknowledged. I prefer other forms of communication so why have them if you don't reply. Too many kids all over the place during evening hours you have to be extra cautious driving in and out of your unit.

First off no one answers the phone ever after you've moved in. I've got a answer once in the 9 months I've been here and I call at least 3 times a month with issues. Issues range from people parking in my reseved parking spot on a daily basis to loud residents. Ive told them at least 10 times about my reserved parking spot and they never tow the cars in my paid for spot. They're are rat droppings everywhere nightly. If its after dark you can see them running up to doors and chewing on the siding to get in. Even the trash valet kicks the trash bags being put out because they're so many rats. They have also notified the office. The noise is beyond a problem. From kids playing on retaining walls and riding there bikes and screaming all through the complex to jumping off carports.I've told the office and shown them pictures and videos. They said to call the police. I've called the police for noise complaints and they do nothing and said to tell the office. It takes maintenance at least 2 times to fix things. My dishwasher and garbage disposal both stopped working separately and it took a month and 2 visits to get fixed. There is no patio lights or carport lights on and haven't been in 6 months. Its so dark you can't see in front of you at night when walking but you can see rats running around. Don't waste your money or time here.

I would not recommend this place to anyone who cares about their health. We had mold in our apartment, a leak between our living space and our garage and our AC broke three times in less than a year that we lived there. I submitted service requests for the leak in our garage every week for a month straight. No one ever came out to fix it. When I mentioned the mold the assistant manager (not sure if they are still there) told me that the vent just needed to be cleaned and someone would be out to look at it. No one ever came out. We spoke to two other residents and they also mentioned having mold in their apartment. After mentioning our issues multiple times and nothing being fixed we decided to break our lease and live elsewhere. We have a child and it was completely unsafe for us to live in that environment. Kids play outside in front of other people's driveways and damage their property. Dent garages, stand on sprinkler heads, throw balls at windows. Parking is a complete struggle. I HIGHLY recommend looking elsewhere to live
I shifted to Summit in Feb 2015 and was impressed with this apartment and the staff initially. I had to leave this place in Nov 2019 due to poor condition of the aparment and its management office staff. I would like to quote some of the instances - - I complained of my washer water overflow, I was told, someone will visit me next day, but nobody visited ever - I complained of my garage ceiling leak, and dirty water was dropping from the ceiling, I had justify and convince for 15 minutes to the Apartment Manager to get her attention. Then the maintenance staff came and fixed something on 2nd floor apartment, they said they will come back later and fix the ceiling and walls, nobody every showed up. - If you report any issue, they will never attend without repeated followup. There was this situation when I had forgotten about my complaint as I had to fix it myself, and the maintenance guy comes after 1.5 months to take care of the complaint. I was amazed by the records they keep. - Property staff is not bothered at the stinking garbage at the very back of the apartment, as Valet Trash guy will not pick up trash on timely manner - For anything, you have to reach out to them multiple times, man, we have a life, and we can't spend rest of our lives following up with them. they open office when they want, answer phone when they want, if you visit them, they will show that they are super busy - they will increase rent every year, without giving any facilities - gated community - their gates are often open - swimming pool - most of the time its dirty I have recently heard, there are bobcats roaming freely in this closed community, thankfully I shifted. If you want to stay in this apartment, please do so and hope everything works fine, as the moment something doesn't work, you are on your own
This complex is at best ok, but three 5 star reviews all posted on the same day are more than likely property staff trying to do damage control. Sad.

Overall good place to live. It's a good price too since the units are so big.
So far we really love living here- the aparment is spacious and pool is great. The gym is small, but has everything you would expect from an apartment gym. It's close to everything- my gym, my work, and the grocery store.
We just moved in, and I like living here. It's quiet community and my kids enjoy the playground and the pool. Really close to everything as well.
I've lived on property for over quite some time and I can tell you that every quarter for the last 2 years it seems to get just a little bit worse. The main issue is the new, constantly turned over staff who are discourteous to current tenants, but will bend over backwards to faun over new applicants. Those signing quotas ate all that matter at the end of the day. Also, forget about even being greeted when you walk into the office. More than one of my neighbors have expressed how they are often made to feel as if they're an irritation to have had to come in at all for a service request. Many of us wouldn't go in there if we didn't have to, but because the current staff can't seem to pick up the phone, what else are we to do? It's no wonder they cannot retain quality employees. Anyone worth their salt would walk as soon as they found out the conditions. With all that said, I have to commend the maintenance staff, past and present, for doing their best to keep this place together. I often see them working their butts off and I have nothing but good things to say about them. As for the property itself, it's not bad, but that depends on which building you live in. Some buildings have foundation issues, others are guaranteed to have their garages flood when a moderate rain happen, mold is not uncommon, but at least I dont see any bugs inside the apartments I've visited. It really is a roll of the dice if you get a good apartment or a nightmare. I've been lucky, but I've heard some horror stories. It's really a shame at the end of the day. More and more of my longtime friends who've lived on property for years are moving off, not just due changes in life, but because how unappealing living here is becoming compared to what it used to be. Also, when you considerthat their corporate office is housed in the same building as the leasing office, you'd think the property would run like a fine oiled machine, but that is not the case...at least not as of late.
Very nice ventilated apartments with garage included in the rent be it attached or detached.. Near to assigned elementary schools.. restaurants, Walmart, Sams club and much more.. The leasing office staff are very nice and polite and any issue in the house gets attended the same/next day and are resolved within 2 days. Maintenance staff are gentle and knock the door before entering the house.. Thanks a lot.. we would continue to live here till we buy a house..
I cried the first night I moved in. The old office staff was nice so I stuck it because it was a good location for me. I shouldn't have . I had an open maintenance request for almost a year that they never fixed! The manager is horrible and so is the ever-changing office staff. I actually called to ask if I could stay a couple of weeks longer to wait for another place to become available and nobody called me back! They missed out of rent because the unit is still available. The AC units are tiny and run constantly, your electric bills will be extremely high and the unit will break several times every summer. The windows are the cheapest windows and do not block heat, cold, or noise. Do not even consider living in a unit next to the playground. You will hear screaming every single night from 4-9. The people who use the playground have no respect for the people who live nearby and the kids are often left to yell and play without any supervision. Also, kids frequently run out in front of cars. I have had to slam on the brakes so I do not hit a child running in front of a car or riding their biking quickly down the slope of the driveway. Your car is at risk of being hit by balls because the children frequently play with balls in the street. The workout area and pool are laughable and I did not use once in the time I lived there. The only nice thing I can think of is the attached garage!
Flooding every time it rains, sewage leaks for months, and now black mold. I do not know how they got more than 2 stars, but management sucks. DO NOT RISK YOUR PROPERTY AND HEALTH AT THIS PLACE.I WOULD POST PICTURES IF I COULD.
The reviews I see must be from this Apartment Complex Company. I can tell you this, I have never seen the same office personnel for more than 2 months. The apartments are sub-par, bad management, over priced for flooding apartments (The maintenance crew warned me this is an issue that has been happening ever since the complex was built, but they do not fix. The interior looks like it from the 60's with painted countertops (PAINTED COUNTER TOPS), all apartments have problems with A/C, and don't park your car out side or get ready to get dents and digs from baseballs.
Great management office. Very responsive and kind. The neighbors are quiet. The property is kept very neatly, no trash or broken parts anywhere. Door-to-door trash pickup weekdays, which is awesome. Sometimes kids will play in the street, but that's to be expected of kids. It is not enough to be a safety or annoyance issue. The only thing is: PARKING. There is not enough of it, especially if you don't have a garage. The visitor's parking is at the very BACK of the property, which means folks will park next to curbs and in other non-parking spaces in order to not have to walk from visitors. This means you can't get in or out of your own parking spot (depending on where you live). It is the only reason why I am considering moving out... it's THAT bad.
I've lived here since moving to TX. There's been a couple of management changes, but the current team is incredible. From maintenance taking care of broken garage doors to AC issues, management caring about & for the property, as well as caring about the tenants. They are a welcoming family and make you feel like part of them as well. Units are spacious & comfortable, it does feel like home, it is my home. Why shouldn't I say make it yours
