The Delta Township is a tight-knit community only 10 minutes west of the heart of Lansing. The town is split by Interstate 69 and the western section is made up of lush natural areas while the eastern section consists of residential areas and commercial developments. Renters will find affordable apartments, townhomes, and houses available for rent.
Events bring the community together and take place throughout the year. Families and individuals enjoy peaceful parks along the Grand River, located along the northern border of town, and residents head to West Saginaw Highway (Highway 43) for a plethora of shopping and dining choices at places like Lansing Mall and the Marketplace at Delta Township. While this amenity-laden town has a lot to offer within, residents can easily travel outside of town to visit other parks and trails along with popular places like Capital Region International Airport and Downtown Lansing.

Property Ratings at Devonshire on Canal
I have lived here for almost 10 years and have seen management come and go. I'm trying to give this new one a chance but so far I'm disappointed. I've requested over 4 times to have my carpets changed, and curtains repaired (because they were never installed correctly in the first place) I called and spoke to emergency maintenance on 03/10/24 at 6:19 PM to fix a leak coming from the ceiling in the master bathroom. Nobody ever showed up. I contacted the office numerous times and nobody returned my call, I then resent the maintenance request to Devonshire's email (with pictures and videos of the repairs needed) at 1 PM on 03/18/24. I have nails sticking out of the flooring in the kitchen and carpet in my living room. It is now 04/08/24, and none of the repairs that I have requested have been made. I will keep updating this review over time.
I have lived in this apartment complex for 1.5 years. Initially they get you by stating all of the amenities like the pool and the workout room. The pool was not open at all the first summer I lived here due to "the bathrooms not being finished". Then same thing this previous summer until July? I have never seen the workout center open. Maintenance sucks! You will submit a request through the office, just for them not to come, or you must call multiple times to get something like a lightbulb changed. This has happened to me 3 times, minor and major instances. The inside of the complex is not well kept, the common areas (stairs, door, hallway, laundry room) are never clean, marks and things on the walls. Food may sit in the front entrance for days, if I don't throw it away. Carpets never vacuumed. I have only heard/ seen someone clean the common areas one time! They do not maintain the lawn consistently. The apartment itself is ok, the one bedroom has a nice sized closet, but if you opt for the 2 bedroom the master closet is huge! The two bedroom I viewed also had a fireplace. You will often see the landlord special here, where certain things are patched oddly, painted over, etc. Does not have in-unit washer and dryer. They are shared amongst the whole apartment complex. It ends up being cheaper to go to Point Laundry down the road. My neighbors are not bad! This complex has many downfalls, but it is overall not bad, especially for the price. I have heard some units are outdated, mine personally isn't. I would move here as a starter apartment, or if you don't need anything special. If the office was better, the apartments would be nicer! Also in unit-laundry would be amazing!
It is advertised that there are in unit washer/dryer but that is not the case. There isn't even a hook up for them. 12 units share 1 washer and 1 dryer and they aren't very big at all. When painting between tenants they don't protect the vinyl flooring, counters, or doors so there is paint spray all over. You can easily hear neighbors yelling at each other, loud music, and loud TVs. The benefits are the large closet in the master bedroom and the location. If you can afford to, look somewhere else!
When I first moved in, I moved into a unit with no socket covers and door hardware. Also, the water in my shower did not work. I moved from out of town and this was the state of my apartment. After fixing those problems maintenance answered most request within a week. But after my first year was up. They began to ignore my request entirely. It took them 8 months and three attempts to fix my bathroom fan. They have ignored 7 requests for different things the presence of mold, and water damage from the window not being sealed correctly being the biggest problems. I have spoken with everyone in the office and the PM has promised me on several occasions that someone would "look at that today or tomorrow." And no one has come and there has been no communication. It seems after they raised the rent by $100 the service got worst and I am not understanding why pay more for terrible service.
Went to tour an apartment available and was pretty disappointed. The further back in the complex you go the more dilapidated the builders were. We were on a self guided tour and when we entered the stairwell for the unit we were seeing there was trash bags left out on the floor and it smelt terrible. The unit itself was fine but did not have a washer/dryer or even a hookup and was advertised to have one in that unit. I’m sure some of it is nice but what an awful first impression.
DO NOT RENT HERE. They have tried to over charge me every month I've lived here, and once I ask to see the booked charges they do not admit their mistake or apologize. They do not answer the phone or email. The parking lot is just a whole bunch of craters. They make promises to get you to sign the lease and then they do not follow through, saying that person didnt have the authority to promise that. My dishwasher has been broken for two months and my disposal broke 3 times already and I've lived here less than 3 months. I will not be renewing my contract. Not to mention if the landlord doesn't like you or your question they just do not answer your messages. I even tried to contact corporate and they didnt answer me. I am now working with the Lansing Tenant Union because they have treated me so badly as a tenant and broken contractual obligation. The whole reason I moved here instead of a house was so I didnt have to fix my own appliances and so I knew the monthly charges, both of which are not happening. Not to mention I have had someone try to get into my apartment multiple times. AND my packages get stolen. I repeat DO NOT RENT HERE
The management is terrible. If you have something wrong you will have to constantly call to remind them just for it to still not be resolved or fixed. The roads are terrible and everything about these apartments are run down. Also, don’t count on doing your laundry here they won’t even put in new washer and dryer that works they’d rather you pay the 1.75 about thousand times and spend 8 dollars just for one load to be fully dry. They put no time or effort into these apartment.
If you’re poor and on a budget. Live here but Try not to complain because everything here is wrong or half fast put together. They will not fix anything. I still have a coolent lin which they refuse to fix. Its been broken for years and if you live at devonshire on canal you wont have a good time. Please. Save the stress and be happy because you wont here. They dont care about the people. I still live here unfortunately.
For being a first apartment this place is nice. (for the price and location) I had a fire place and it was a great way to save money during the winter. the place definitely needed some maintenance really run down. But the pool is always kept looking great, and staff is very friendly (most of the time). but the only downer is that maintenance is SO SLOW and they really dont know what they are doing.
We lived at Devonshire on Canal for 9 months and had nothing but problems with our unit. Numerous calls made to management for a leak in our ceiling. It took 4 months, 26 calls, letters to keep proper documentation, and finally a call to the building and codes inspector of Delta Township. Just now after 4 months has our problem been touched. We are not the only apartment that has a leak as well. I would say, before you sign a contract, walk through the urine saturated Halls of the buildings before you take that plunge. The castle parts of the buildings are crumbling and molded with bats in most buildings Hall's. Take a walk through in more than one building before you sign. Try building 511 & 509 first
Great place when we first moved in. Staff was so helpful. Not so much anymore. Not only does it take weeks to have anything fixed but now there are piles of old furniture and mattresses beside the road with no end in sight. Mgt just does not care at all
We moved in October 31st 2014 and have decided to leave when our 12 month lease is up. New management came in a few months after we moved in and we have seen the quality of the leasers and the complex have gone down hill. Matineance takes weeks to shows up for calls, the parking lots and buildings are dirty and reek of smoke and marijuana, even after bringing the issue up to management. Overall we feel there is a place that is better quality for a better price available to us, so we are leaving.
I would not rent here again. One of the main reasons we moved here was the no smoking policy. They dont enforce it at all, multiple complaints but nothing done. Also maintenance takes months to get anything fixed.
For being my first apartment I would say Im pretty happy with this place it is a little run down but for the price and location I would say it is worth it managment was nice and helpfull the pool area is clean and well kept I would recomand this place to any of my friends over all pretty happy with it
If you're looking for an apartment that lets you have dogs or cats? This is the place for you, though do not expect Matinence to come around in a timely manner, our dishwasher broke a while back, I had to call someone in Texas, who had no idea what apartments we lived in, our apartments are owned by someone who owns a chain, so slow turn around rate. So my dishwasher sat broken for a month, sadly not an exaggeration. I will say the apartments are alright, not great, but not terrible. The pool is fabulous, they just re did that area. Devonshire on Canal is mostly for someone who wants their apartments to look good from the outside, but sadly not the inside. My roommates and I will be leaving when our lease is up, because when we talked to the leasing office they are going to raise our rates if we stay longer, by sixty dollars. It's just ridiculous. So this apartment complex is for a one year lease, other than that...you're going to get screwed out of money. I hope this helps.
